In the first set of building plans submitted far the monument sign, the sign was shown at a height of twelve (12) feet. Signs are allowed up to a height of fifteen (15) feet. If the sign is 7-15 feet tall, the required set back is ten (10) feet from the city right-of-way line. However, the plans indicated a setback of seven (7) feet, ten (10) inches from the W. 38`h Ave. right-of-way. In order to have the plans approved, the next submittal will require a new site plan showing the correct setbacks. If the owner wishes to have the sign constructed at a setback of seven (7) feet, ten (10) inches the sign must be reduced to less then seven (7) feet in height or a variance must obtained before the structure may.be constructed. If the property owner wishes to request the variance, please submit a land use application, appropriate fees and other required information in order to process the variance. Please be advised the building department may require an engineering report to accompany the sign structure to ensure that the structure is securely anchored to the ground and can with stand certain wind loads. The applicant is requesting a variance to allow him to move his existing vintage sign from the north face of the building to the west side of the building as a result of the business undergoing a major facelift. Board Member BUCKNAM asked if any comments had been received from surrounding property owners. Mr. Tietz stated that two phone calls were received from citizens who wanted further explanation about the application. Once they understood the nature of the variance, they were not opposed but rather pleased that the building was going to be improved. In response to a question from Board Member BLAIR, Mr. Tietz explained that the front fagade of the building will have a new sigrito match the architecture of the building. Gerard C.
