1. This p mit w is ed I. accordance with the provisions set forth in your application and is subject to the laws of the
State f Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable

2. This permit shall expire 180 days from the issue date. Requests for an extension must be received prior to expiration
'date. An extension may be granted at the discretion of the Building Official.
3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no
changes have been or will be made in the original plans and specifications and any suspension or abandonment has not
exceeded one (1) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall receive
written approval on inspection card before proceeding with successive phases of the job.
6. The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor
an approval of, any violation of the. provisions. of the building codes or any other ordinance, law, rule or regulation.

PREAMBLE
In accordance with your request on October 15, 2008, Professional Investigative Engineers (PIE)
observed the site and reviewed the available information on the above noted claim. The results
of our observation are presented herein.
BACKGROUND INFORMATION
1. The building is a wood-framed residential structure with siding and an asphalt roof cover.
For the purpose of this report, the home faces east onto West 38th Avenue. According to
Jefferson County Assessor's website, the home was built in 1950.
2. A fire occurred on October 14, 2008 at the residence. PIE was retained by Travelers
Insurance Company to provide structural assessment and repair recommendations.
PURPOSE AND SCOPE
The purpose of our observation was to perform the following

1. Determine the extent of damage to the residence.

OBSERVATIONS
1. The home consisted of multiple additions and renovations.
a. The northeast section, the oldest section of the home, consisted of a roof truss
system, an upper level, and a cellar.
b. The attached northwest section consisted of a shed roof system, an upper level, and
a basement.
C. The garage to the south had been converted into a residence with a roof truss
system, an added second level, and a main level slab-on-grade.
d. A small connecting structure had been constructed between the original home and
the converted garage. This section consisted of a roof rafter system and a main level
founded on a shallow slab.
2. The fire had started in the southwest corner of the northwest section of the home and
traveled eastward.
3. The northwest section of the home exhibited extensive damage as a result of the fire.
Reportedly, the interior finish in this section consisted of wood paneling.
a. The floor sheathing was saturated and singed on the top face.
b. The wood framed north, west, and south wall members were charred beyond 1/8-
inch depth throughout.
C. The wood framed shed roof members were charred beyond 1/8-inch depth
throughout.
d. The roof sheathing was charred beyond 1/8-inch depth throughout.
e. The east wall framing members were charred beyond 1/8-inch depth.
f. No main floor framing was damaged as a result of the fire.

4. The northeast section of the home exhibited limited damages as a result of the fire. The
interior finishes in this section consisted primarily of lathe and plaster, materials which
are more effective in limiting the extent of damage.
a. The interior finishes exhibited extensive smoke damage; carbon deposits and
blistering was observed.
b. No damage was noted at the framing members of any wall with the exception of the
west wall, which was common with the northwest section.
c. The roof trusses, spaced at 24-inches on-center, exhibited charring at the points of
bearing on the west wall.
d. No main floor framing was damaged as a result of the fire.
5. No structural damage was observed at the converted garage or connecting sections of the
home.
CONCLUSION
It is PIE's opinion, based on a reasonable degree of engineering certainty, that structural
damage occurred in the residence as a result of the fire. Please refer to the Specific Repair
Recommendations section of this report and the attached Structural Repair Plan for our
opinions regarding the extent of damage and necessary repairs.
REPAIR RECOMMENDATIONS
Specific Repair Recommendations
1. The recommendations contained herein are for structural repairs to the fire-damaged
areas only. No architectural details, waterproofing, building envelope, or other
considerations are presented herein.
2. Northwest Section:
a. The exterior walls were structurally damaged from the floor framing upward. All
wall framing in this area is to be removed and replaced as a result of the fire. The
damaged walls should be reconstructed with 2x4 Hem Fir or Douglas Fu-Larch
members spaced at a maximum of 16-inches on-center to match the original
construction. Headers above the windows on the west wall are to be double 2x10
headers connected together with 12d nails spaced at 6-inches on-center. Headers
above the door in the south wall and the window on the north wall should be a
double 2x6 header. Should space limitations be encountered such that the
recommended headers will not fit, PIE can be contacted to offer alternative header
options.
b. PIE understands that the roof framing is to be reconstructed to bear on the west wall
of this section via trusses spanning from the east wall of the northeast section of the
home.

C. New floor sheathing is to be installed over the existing floor framing as per the
general repair notes section of this report. The sheathing should be cormected with
8d nails spaced at 6-inches on-center along edges and at 1.2-inches on-center in the
panel field.
d. The exterior walls should be sheathed as per general repair recommendations.
3. Northeast Section:
a. The west wall where common with the northwest section should be removed and
replaced as a result of the fire. The damaged walls should be reconstructed with 2x4
Hem Fir or Douglas Fir-Larch members spaced at a maximum of 16-inches on-
center.
b. All remaining wall members in the dining room and kitchen area should be exposed
and inspected. Any members that were burned by the fire or exhibit greater than
1/8-inch of charring on any surface need- to be removed and replaced. The
individual wall studs or sill plates that exhibit greater than 1/8-inch of char need to
be locally removed and replaced. The damaged walls should be reconstructed with
2x4 Hem Fir or Douglas Fir-Larch members spaced at a maximum of 16-inches on-
center.
C. The existing exterior sheathing on north wall should be inspected to meet, at a
minimum, the following criteria.
i. 7/16-inch plywood or oriented strand board.
ii. Connected at edges with 8d nails spaced at 8-inches on-center.
iii. Connected in panel fields with 8d nails spaced at 12-inches on-center,
Should the exterior sheathing be found to not meet the above criteria, new sheathing
should be installed as per the general repair recommendations section of this report.
d. Connecting Section:
i. The existing rafter system of this section bears on the roof system of the
adjoining northeast section. This roof system should be replaced hi accordnce
with the Roof section of this report ('g' below), as the rafter system cannot be
reused as per code requirements.
e. Any damaged interior finishes (except where a fire rated assembly is required)
should be replaced with 1/2-inch thick gypsum board and shall be attached to the
wood studs with 5d cooler or wallboard nails (or screws) spaced at a maximum of 7-
inches on-center. If a fire rated assembly is required, 5/8-inch Type-X gypsum
board is to be installed with minimum 6d nails or screws.
I. It is likely that large sections of insulation will need to be replaced were it was
damaged with water during the fire suppression efforts. We recommend removal of
any water damaged insulation and replacement of the insulation in accordance with
the building code requirements.
g. Roof:
i. The existing roof trusses of the northeast section and the roof framing of the

connecting section roof rafter system has been found to be non-compliant with
the building code currently adopted by the governing jurisdiction.
ii. The aforementioned roof sections should be removed and replaced with a new
truss roof system. A qualified truss manufacturing company should be
contacted to design a new roof system as per the general repair notes section of
this report.
General Repair Notes
1. All construction shall be performed in accordance with the 2003 International Residential
Code. The existing structure in the damaged areas will require temporary support during
the repairs.
2. The contractor is responsible for all shoring and bracing. All work shall be performed in
accordance with OSHA Safety and Health Standards for the Construction Industry (29
CFR Part 1926). The contractor shall furnish all materials, equipment, supplies, and labor
as necessary to perform the work described in this report. The contractor shall be
responsible for all shoring at the site and the construction sequence.
3. During construction, ff any conditions differ from this report, the engineer shall be
notified immediately. It is the contractor's responsibility to inform the engineer of
differences that arise between these repair recommendations and the existing conditions.
If "sign-off' is required, the contractor or insurance company must contract separately
with Professional Investigative Engineers for observations and the associated costs.
4. Any roof framing that is to be replaced should be done with pre-manufactured/pre-
engineered roof trusses. It is our understanding that the replacement roof trusses are to
be pre-engineered and plant manufactured utilizing metal side plates. The existing roof
layout, configuration, and aesthetics are to match existing.
Replacement trusses are to be designed for 15 pounds-per-square-foot dead load, 30
pounds-per-square-foot ground snow load, and 100 mile-per-hour, 3 second wind gust
exposure C wind load. In addition, all drifting and unbalanced loads outlined in ASC1F7
and the International Residential Code are to be considered. Professional Investigative
Engineers should be retained to review truss layout and design, prior to installation, in
order to determine any changes in loading on the existing structure. The new roof
structure is to be laid out as required to prevent any large point loads from being applied
to the existing structure. The new roof layout and design must provide vent/ similar

truss ship drawings should show the locations of the required bracing/ bridging that
must be installed.
All lumber for structural framing should be Hem Fir No. 2 or better, or Douglas Fir-Larch
No. 2 or better, unless otherwise noted. Any lumber for pre-nanufactured trusses should
be machine-rated, or as specified by the truss engineer/ designer.

of the sheets.
9. Floor sheathing shall be 3/4-inch thick APA rated structural-1 sheathing, or match
existing thickness. The new sheathing is to be attached with 8d nails spaced at 6-inches
on-center at edges and boundaries and spaced at 12-inches on-center in the field of the
sheets.
10. Exterior wall sheathing shall be exterior grade APA rated 7/16-inch thick or better
oriented strand board. The panel shall be placed with the long dimension perpendicular
to the framing with staggered ends. The sheathing shall be attached to the roof trusses
with 8d nails spaced at 6-inches on-center at edges and boundaries and spaced at 12-
inches on-center in the field of the sheets
11. Any replaced roofing shall be installed in accordance with all National Roofing
Contractors Association and Asphalt Roofing Manufacturers Association
recommendations, guidelines, and requirements. Fascia, soffits, and gutters are to match
originals.
