1. This permit was issued based on the information provided in the permit application and accompanying plans and
specifications and is subject to the compliance with those documents, and all applicable statutes, ordinances,
regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must
be made in writing and received prior to the date of expiration. An extension of no more than 180 days made be granted

Freestanding Sign Calculation Sheet
You must complete this sheet and include it in the submittal package for
any new freestanding signs. You will also need to create a site plan
and a detail sheet of the signage.

You are allowed 1 freestanding sign for every street right -of -way adjacent to your
property. The allowable sign size is related to building size.
Step 1: Determine the square footage of the building:

Step 2: Complete the appropriate allowable signage formula:
If the building is 0 —1,500 square feet in size, you are allowed a 35 square foot sign.
If the building is 1,501 — 5,000 square feet in size, complete the following:

The sign must meet a setback from the street right -of -way.
If the sign is less than 7 feet in height, the sign must be setback 5 feet.
If the sign is between 7 feet and 15 feet the sign must be setback 10 feet.
For most freestanding signs, the maximum height is 15 feet. For properties within '% mile of the
interstate, freestanding signs may be 50 feet tall. These signs must be setback at least 30 feet from
the street right -of -way.

signs). Please include a detail of the proposed sign, including the overall square footage and height,
as well as any electrical and structural details which may be pertinent.
Wall Sign Calculation Sheet
You must complete this sheet and include it in the submittal package for
any new wall signs. You will also need to create a site plan and a detail
sheet of the signage.

The sign structure is an existing f diameter schedule 40 pipe. Calculations indicate the pipe is
satisfactory to support wind loads at the new sign, and significantly greater than required.
A footing 18° diameter x 4'-0° deep is adequate. The existing foundation should be verged if possible, but
based on the pipe structure, the footing is also significantly greater than required for the new sign.
The slab on grade is sufficient to support the new small block base of the sign.

This letter is to certify that Walter G. Keske of this office reviewed the requirements and process to
fire -proof the first floor ceiling at the property referenced above. The requirement is a two -hour rated
ceiling with 4 — 5/8" drywall layers, fully taped and finished. The installation of drywall sheets must be
made so that one joint does not correspond to another joint directly above without an intervening drywall
layer in between.
Items one and two discuss placement methods. Other methods are equally satisfactory if they meet the
requirement that no layer of drywall may be placed so that its edge corresponds directly to an edge above.
A layer of drywall must separate all joints from one layer to a third layer.
Item three discusses a grid of fasteners at 16" o.c., assuming second floorjoists (first floor ceiling) are at
16" o.c. An offset for connectors from one layer to the next should prevent interference along the length of
the joists of connectors.
Item four discusses screw capacity and length increases as new drywall layers are added.
Item five discusses the additional dead load of the four drywall sheets and the probable minimum affect
for residential use of the second floor.

This letter is to certify that Walter G. Keske of this office observed the existing structure and framing at the
property referenced above. Please refer to the attached field report.
The existing structure has recently changed ownership. During the previous ownership there were
modifications and renovations to the structure that were designed and engineered by a Professional
Engineer. There are building permits from the City of Wheat Ridge, and the City has made some
inspections of construction work. The present observation confirms that renovation work substantially
conforms to the engineering plans and specifications of the previous engineer.
Portions of the structure have not been protected from weather and moisture. These include sheathing
behind cracked stucco, sheathed exterior columns, a portion of floor near the west entry and other small
floor areas. Sheathing that is wet or which could contain mold must be removed and replaced, weathered
sheathing need not be replaced but must be dry and protected for stucco overlay. There is concern that
sheathed walls with stucco surface that have been wetted to the extent that the stucco cracks are suitable
to remain. The sheathing must be examined for mold and deterioration, and probably should be removed.
No other structures or connections appear to have damage from moisture.
As construction work progresses according to the plans, each area should be carefully examined for
structures that are old or structures that are not sound. The present observation noted old members but it
appeared all had been suitably reinforced. The present observation also noted load paths to foundations.
These conditions should be verified during further construction, and the plans followed; consult this office
before changes to the plans are made.
With the exception of isolated water damage mentioned above, the structure appears structurally sound.

The following requirements are made under the 2003 International Building Codes
and the 2003 International Fire Code with amendments as adopted by the City of
Wheat Ridge.
1. Building Plans were reviewed under the 2003 International Building Codes, 2002
N.E.C. and are subject to field inspection for compliance
2. Fire alarm plans shall be submitted to the Fire District and Building Department
as a separate permit. (Alarm system shall compliant with N.F.P.A. 10 and A.D.A.
requirements).
3. Fire sprinkler plans shall be submitted to the Fire District and Building
Deparhnent for approval and will be submitted under a separate permit if
required.
4. Fire extinguishers shall be mounted in the main corridors with a minimum rating
of 2A-40BC with no greater than 75 feet travel distance between extinguishers or
according Fire District standards.
5. Fire dampers and smoke dampers shall be supplied in all duct systems that
penetrate occupancy separations. Smoke dampers shall be activated by detectors
that aze intemal and external of the duct system.
6. "NO SMOKING" signs shall be posted at the entrance to the construction site.
7. The existing fire alann system shall be in normal operation when construction
work is finished each day if applicable.
8. The Fire District shall be notified if the Fire Alann or sprinkler system are to be
down greater than 5 hours.
9. "ALL" Fire lanes shall remain cleaz at all times of construction.
10. The Physicist report shall be forwarded to the Building Department for review
and approval of the shieiding requirements.
11. All alarm devices shall be supported to structure through out the tenant finish.
12. All bathrooms shall wmply with A.D.A.
13. Any changes to the existing approved plans shall be submitted to the Wheat Ridge
Building Departrnent.
14. Ceiling lamination and ceiling panels must be self supporting from structure.
15. Signs on the required egress doors shall state, "THESE DOORS TO REMAIN
UNLOCKED WHILE THE BUILDING IS OCCUPIED" or you shall install
panic hazdware on all required egress doors.
16. All approved plans and permits from Wheat Ridge Building Department and the
Fire District shal] remain on site until a Certificate of Occupancy is received.
17. The gas and electrical for each unit shall be mazked with the address they service
along with the main shut off's.
18. Any "HOT WORK" operations shall have a required extinguisher with a
minimum rating of 2A-40BC within 20 feet.
19. Exit signs shail be accompanied with frog eyes for back up lighting.
20. Need to protect the exterior of both buildings with a 2 hour fire wall on each
building to a distance of 5 feet from the exterior of the other building with no
openings allowed in this azea (such as windows and doors).
21. Need to make building ADA accessible per ADA.
22. Make handicap parking spaces
23. Address shall be placed in a lighted area with address numbers a minimum of 3
inches high where they can be seen from the road fronting the property.
24. Ceiling shall be a 2 hour fire sepazation between B and R-3 occupancy.
