I have redlined the plans and they will be available on Wednesday. The new one hour separation wall is approved with the redlines provided. We are still missing a one hour floor/ ceiling assembly as well as notes that reference the required paper backed insulation with flame barrier in the attic. The notes on the drawings indicate that electrical and plumbing work will be done, however no drawings have been submitted. Also the new grab bars are being installed in an existing one hour rated wall. The grab bar installation may not reduce the required rating of the wall. In addition to the stamped architectural drawings already submitted, please submit electrical and plumbing drawings as requested as well as a one hour rated horizontal assembly for the floor/ ceiling separation between the R-2 occupancy above and the B occupancy below. The live/work unit on the second floor is classified as an R-2 occupancy. 1 A one-hour fire separation between this dwelling unit and the office use below will be required. One layer of 5/8" type X drywall on framing spaced 16" on center will be an acceptable separation but must be complete on all celings. In addition, define the dwelling unit separation on the ground floor and separate with one hour fire rating as well. 3. Paper backed insulation in the attic must be covered with a flame barrier. 4. There exists no insulation in a portion of the attic where the furnace is located. 5. Submit 2 sets of architectural drawings stamped by a licensed architect showing the scope of all existing and new work including accessible restroorns, any new electrical work, new ductwork, and new plumbing work. Failure to achieve the one hour fire separation will result in the entire building being required to be sprinkled (R fire area). The following must be addressed for the City of Wheat Ridge to be able to issue a certificate of occupancy for this new space: 1. The live/work unit on the second floor is classified as an R-2 occupancy. 2. A one-hour fire separation between this dwelling unit and the office use below will be required. One layer of /8" type X drywall on framing spaced 16" on cuter will be an acceptable separation but must be complete on ll cell s In addition, define the dwelling unit separation on the ground floor and separate with one hour fire rating as well. ( 1 3. Paper backed insulation in the attic must be covered with a fiarne harrier. 4. There exists no insulation in a portion of the attic where the furnace is located. .
