Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

PROPOSAL CONTINGENCIES:
-This agreement is contingent upon the insurance company paying for the majority of the repairs outlined in the insurance estimate. In the even
the claim is denied, the insured has 72 hours after receiving notice from their insurance company to rescind this agreement and it will become
null and void. The insured will be 100% free of all obligations.
-Roof N Exteriors, LLC. (RNE) agrees to invest our time and expertise in assisting the insured with their insurance claim. The insured agrees to
retain RNE to perform the work agreed upon in the insurance estimate for the 'Final Replacement Cost" (RCV).
-All terms and conditions in this 'Authorization to Repair" are subject to RNE management approval prior to the start of the work.
-The total amount of the agreement may change whenfd RNE submits additional missing items (supplements) to the insurance company.
-The insured understand that RNE is entitled to the additional monies from applicable overhead and profit, deductible, permits, supplements,
taxes and upgrades.
-AII roofing materials on job site are the property of RNE. NO CREDIT will be issued for materials left over at job completion. RNE typically
orders more than what the insurance company estimated so as not to come up short.
-Insured understands that delays can take place due to strikes, Floods, accidents, fires, material shortages or other delays beyond the control of
RNE.
-In the event that payment is not made when due, buyer agrees to pay interest at a rate of 5% per month on the outstanding balance due. If
collection is not obtained within 60 days of balance due, the insured will then be liable for all associated attorney fees and other costs for
collection.
-Alteration or deviation from the plans and specifications involving additional costs will be agreed upon in writing, fax, or email prior to
performance of additional work.
-in the event the work outlined in the insurance estimate is not being completed by RNE, it will be labeled as "Work Not Doing". The Insured
understands that they are responsible for processing the proper insurance paperwork to obtain these insurance proceeds. The insured
understands that those insurance monies are earmarked for completion of the repairs outline in the insurance estimate. The insured is
responsible to hire contractors or complete the work themselves.
-All materials to be as specified and work conducted in a workmanlike fashion. If materials have to be reordered or restocked due to a
cancellation and/or changes by the insured, a 50% RESTOCKING FEE will be assessed on the total cost of materials purchased.
-IF THIS AGREEMENT IS CANCELLED BY THE CLIENT LATER THAN 72 HOURS from the execution then the insured shall pay RNE 20% of
the contract price, as fair compensation, if RNE accepts the cancellation.
-If any of the materials have been installed this agreement CAN NOT be canceled, except by mutual written agreement of the parties.
-The maximum liability for the company shall be the original cost of labor and materials for the work performed, which client agrees shall be a
liquidated sum, under any event of default of company herein.
-City, County, Insurance & Mortgage companies, etc. can delay the payments and progress of the project. The insured agrees to make available
to RNE all insurance paperwork, claim and mortgage information to help your RNE representative with the process.
-By law, RNE has not/Wit not pay, waived or rebated the homeowner's insurance deductible, in part or in whole, if the insured is paying for the
roofing services through an insurance claim. (SENATE BILL 12-038)
STRUCTURAL CONCERNS:
-Additional charges will incur if rotten wood such as roof decking, fascia boards, etc are deemed in need of replacement. Code requirements not
covered by the insurance company will also incur additional fees as will material upgrades and services beyond the scope of the insurance
claim.
-RNE's scope of work shall not include the detection, abatement, encapsulation or removal of asbestos or similar hazardous substances. RNE
has the right to discontinue work of, and when, hazardous materials are discovered. RNE shall be entitled to receive compensation for changes
in scope of work or lengthy delays encountered as a result of hazardous materials as detailed above.
-RNE is not responsible for existing structural soundness and shall have no liability whatsoever for the failure of the supporting structure to
support men, materials, equipment, ice, snow and water whether it has occurred before, during, or after the outlined work.
-RNE is not responsible for interior damages resulting from structural deficiencies as outlined above.
-If there are any solar panels on the roof, RNE will not be responsible for damage during repair, so homeowner agrees to have solar panel
company take appropriate action to protect if necessary.
INSURANCE:
-The buyer shall carry insurance of Fire and Vandalism to protect the contractor until the work is completed.
-All city, state, and county licenses to be held by RNE.
-RNE is to carry insurance of $2,000,000.00 for property damage and bodily injury policy. A'Hem Agency 303-991-7137
PERMITS:
-Owner authorizes RNE to obtain any and all permits necessary for the out
work. Most insurance companies will reimburse the insured the
cost of the permit.
WARRANTY:
-Limited Warranty: 7 years labor on roof and 1 year on all other replacement or repairs.
-No warranty work will be performed if payment in full has not been made upon completion.
-All material warranties are as stated by the manufacturer.
-RNE is not responsible for any damages due to leaks by excessive wind driven rain, Ice, or hail during the period of the warranty-
-Warranty is nontransferable unless in writing.

Construction, Preparations & Expectations
1. Trucks will be unloading materials to your home and the construction process will start soon
thereafter. We would like to give you a specific day and time as to when construction will begin and end,
however, weather permitting, material and construction delays do not make this possible.
2. Be prepared for the noise! There will be constant hammering for the duration of the project. You may
want to plan some time away from the house while the job is in progress.
3. Please keep children and pets away from the work area.
4. Remove all loose items from shelving and walls, i.e. pictures, mirrors, plates, etc. ... Hammering mai
create vibration that could shake these items off the shelves and walls.
5. Remove all items from the perimeter where debris may fall, i.e. patio/pool furniture, grills, potted
plants, vehicles, boats, bikes, etc. It is extremely important to move or protect any and all items with
valuable finishes.
6. We take every precaution to protect your plants, trees and shrubs, however, some leaves or blooms
may be knocked off from falling debris especially on steep roofs.
7. Have your driveway open the day of the job. Our trucks will need it for loading and unloading
materials and for clean up and debris removal. Most driveways are built to withstand such weight but
Roof N Exteriors is not responsible for cracks or damage caused by our trucks.
8. During construction, if rotted wood, deteriorated or deflected decking is found Roof N Exteriors will not
be held liable and construction may be deferred. This is your responsibility; we will replace rotted wood,
deteriorated or deflected decking on a time and material basis and is a charge to the client. An extra
contact number would be helpful in case we need to get in touch with you during your construction.
9. All measures will be taken to prevent damage to gutters and/or any reset items, however there are
instances where damage is unavoidable, especially on very steep roofs or where there may be some
rotten or rusted areas.
10. If applicable, roof top mounted satellite dishes will be removed and set aside in order to be reinstallec
and properly aligned by your service provider.
11. Roof N Exteriors does not cover nail pops, cracks and pre-existing damage that was not covered in
your claim and/or noted on your specification sheet.
12. Debris removal and cleanup will be taking place for the duration of your job. Nails that fall from the
roof during the job will be picked up with a magnetic nail roller. Every effort will be taken to pick up all
nails; however, a few nails may remain hidden in the grass and shrubbery.
13. Removal of shingles can cause some granules or dusting to enter into your home (roof areas)
through the plywood cracks. We are not responsible to clean or vacuum these areas.
14. The Roof N Exteriors' team; the field supervisor, project manager and production office all work
together to help make your project go as smoothly as possible with the least amount of inconvenience to
you and your family or business.
