Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Based on Industry Standards, RBI has found evidence of HEAVY HAIL DAMAGE to the roof. This definitely should qualify for a new roof from
the ins. co. RBI has prepared a whole roof bid in case you file a claim and the ins. totals the roof.
Although we have found some hail damage to the roof, this does not guarantee the insurance will pay for a new roof. Please do not make any
financial decisions assuming the insurance will pay until you have written confirmation from the insurance.
WE WILL GLADLY BID OTHER SCOPES OF WORK SUCH AS GUTTERS, PAINT, SCREENS, ETC. BASED ON THE INSURANCE ADJUSTMENT.

If the customer files an insurance claim, it would be advantageous to call Roof Brokers with the appointment time for the adjustment. At no
cost, we'll meet the adjuster and make sure the homeowner is covered for any damage as a result of the storm.
UPON DELIVERY OF MATERIALS, CUSTOMER TO PAY DOWN PAYMENT EQUAL TO THEIR 1ST INSURANCE CHECK. CUSTOMER TO PAY
BALANCE DUE WITHIN 72 HOURS OF INSTALLATION OF THE ROOF. CUSTOMER MAY HOLD 10% OF THE ROOF PORTION UNTIL IT PASSES
INSPECTION.
There is no wind damage to this structure's roof.
Clean up and haul off debris at completion of work.
Provide a 5 year workmanship warranty upon completion of work.
Provide a 5 year Roof Certification that covers all roof leaks, upon completion of work.
Contractor will provide Customer with a lien wavier upon payment in full.
Provide Customer with proof of insurance.
It is the customer's responsib{Ity to check out any covenants regarding the roof and notify Roof Brokers Inc. if the roof needs to be re -quoted
with a different product. We will gladly help you with this process.
Roof Brokers will inspect the work after completion free of charge if the work is performed by a contractor that we recommend, otherwise the
cost is $285.00 + $85.00/ hour.
FURNISH PERMIT: Install the roof to meet all local building codes. In the event that local codes change from the time of this quote to the time
of roof installation, these quotes may need to be adjusted accordingly.
Price and Certification exclude all roofs attached to the main structure and that are not specifically included in this quote.

USEFUL LIFE: In it's present condition, the roof is in need of the recommended repairs/replacement to certify the roof. After the work that is

This agreement is made by and between Adobe Roofing & Construction (hereinafter 'Contractor') and Littleton Real Estate Co. (hereinafter
'Customer') on this day 06/27/2017.
The Customer or Contractor has 72 hours to cancel this agreement, in writing, which is acceptable via email, mail, fax, or in person. If the work
is scheduled during this 72 hours, Customer must pay any expenses incurred.
If the work has been scheduled as indicated by the Scheduled Complete By date below, barring any weather delays or circumstances beyond
Contractor's control (such as, but not limited to, unavailable materials), between now and the scheduled work dates, unless Customer and
Contractor agree otherwise, Contractor will make its best effort to complete the work by that date.
If Customer pays with insurance proceeds, the Customer and the Contractor agree that the deductible will not be paid for, waived, rebated, or
promised to do the same, of any or all deductibles.
Customer's down payment (if any) will be refunded within 14 calendar days of any cancellation that is made within the terms of this agreement.
Contractor guarantees that all materials will be specified above. Contractor will perform the work in a manner consistent with roofing industry
standards. Performance by Contractor is subject to strikes, accidents, and delays beyond the control of Contractor. Contractor is not
responsible for any damage to the property before the roof is applied. Contractor carries Public Liability Insurance. Three days after
acceptance, if canceled, Customer agrees to pay for any restocking charges, permit fee, or any other costs that Contractor has incurred as the
result of the acceptance of this contract.
The undersigned agrees to be liable for any reasonable costs incurred by Customer's request for a change in the above specifications, and that
Contractor will be bound by such a change in the specifications only if they are in writing. Property owner to carry fire, tornado and other
appropriate casualty insurance. The undersigned assumes responsibility to verify accepted shingle types and colors with any community
covenants that may be applicable.
All payments are to be made as stated above. The undersigned agrees to pay the rate of one and one-half (1-1/2%) percent per month, from
the date due, any unpaid portion of the contract price. Due date is defined as the date the roof work is completed. If payment is to be made at
closing, and closing does not occur on the expected closing date, payment is due within 72 hours of the original closing date. Also, the
undersigned agrees to be liable for all costs of collection, including but not limited to, the cost of executing a mechanics lien, court costs and
reasonable attorney's fees, and one and one-half percent per month interest on all costs of collection.
Contractor is not responsible for any damage inside the building due to normal work activity during installation.
