The R-2 zone district is primarily a residential zone district, allowing single- and two-family houses. The R-2 district does allow some low-intensity non-residential uses. Foster care, govemmental buildings and residenrial group homes are all allowed uses in the R-2 zone dishict. When we last spoke, you delivered some preliminary information regarding MY House, a non-profit organization which provides a`day spa' experience for women who suffer from breast cancer. Per your information, a maximum of three cancer patients per day can visit MY Aouse for a massage, manicure, pedicure and lunch gathering. The hours of operation would be between 8:00 a.m. and 3 p.m. The Code of Laws is not specific in allowing this type of use in the R-Z zone district; however, after consultation with the Director of Community Development in tandem with an examination of the Code, it has been determined that the use is similar in nature to and less intensive than a group home. Therefore, the use as described in the information dated 29 June 2006 is an allowed use in the R-2 zone district. It would be beneficial to contact Chad Root, the ChiefBuilding Official, to discuss alterations to the existing structure and the possibility of complying with ADA accessibility. If you have any further questions, please feel free to contact me. I can be reached at 303.235.2849 or tcraueWci.wheatridtre.co us. SinceRRCr(an2e~" ravis Planner II Jodelene Walker 14124 W. 21s`PI. This is accomplished through individualized services such as massages, pedicures and manicures. Our guests are given the opportunity to rest, read ar just relaY in a quiet home atmosphere. Lunches are also provided as a time for camazaderie with other guests. All of our services aze complunentary and are provided by women volunteers. MY House was organized in February 2002 and received its non-profit status as of May 2004. The first 3 years we operated out of my personal residence and the last 8 months we have been given the use of a small guest house in Golden. Our vision has been to purchase a home that we can dedicate solely to MY House which would provide us with the abiliTy to reach out to more women, We aze very interested in the properry at 8485 West 38th Avenue. We are in the process of negofiating a contract. One stipuladon is that we receive the approval from the City of Wheat Ridge to operate out of this location. Currently the property is zoned residential and we are requesting a special pernut be given to MY House to be able to operate. One concern of the City and the neighbors may be traffic. We only have two clients a day and 2-3 volunteers at a time. The volunteers would park in the garage and the clients would pazk in the drive way. At the most one car may be on the side street. The only time there may be more cazs is in the event we would haue an open house or holiday party for our client base. That traffic would be equal to a homeowner having a party. 14124 W. 21" Place, Golden, CO 80401 phone 303-278-7298 www.myhouse-myrefuge.org ~ With our vision it is to our advantage to maintain the yazd and home in a quality manner, being an advantage for the neighborhood value. The home faces West 38th Avenue. There are no neighbors to the front of the home, only to the side and back. If needed, I would approach the immediate neighbors and discuss what we are plamiing if that is needed for the approval process for a special permit. If possible I would like to meet with the deciding entity of Wheat Ridge to present my proposal for MY House. I would need to know what the time table is for getting this request processed so I can notify the sellers. Obviously, the owners aze interested in selling the property and if I can not get the approval they will entertain other offers. Below is a list of items I have enclosed for your information. I would ask that you watch the video to get a"picture" of what we do. • Mission/Vision of MY House • Detailed description of services provided at MY House • Benefits to the community, impact on community, collaborative efforts • 501 (c) 3 designation letter from the IRS • Board of Directors • MY House Brochure • Volunteer Opporiunities • Sentinel & Transcript Newspaper Article about MY House • Guests of MY House Testimonials • Current Supporters • A DVD for your review to get a"glimpse" of MY House I appreciate your time and thank you for the consideration of my request. Provide a network of support groups within the Breast Cancer community. ` 14124 W. 21n Pl., Golden, CO 80401 (303) 278-7298 e-maIl housemy@comcast.net Detailed Narrative Description of Activities MY House was founded to extend hope and encouragement to women diagnosed with breast cancer. The guests of MY house aze scheduled for a day of relaacation that includes massage, pedicure, manicure, and a light lunch with other guests. Our guests are encouraged to invite a female friend to join them for lunch. Usually our guests choose an individual who has been supportive throughout their cancer treatment. MY House treats up to three guests a day, not including friends, for lunch. The day begins with either the massage or the pedicure and manicure. These activities both take approximately 1'/z hours each, totaling 3 hours. If time permits, the guest is invited to the library/front room to enjoy a book & quiet time while waiting for lunch to be served. At noon our guests are seated at a beautifully decorated table with fine china, crystal, and a seasonal centerpiece. Our lunch menu varies from week to week, but on each day a11 guests aze served the same menu. A typical menu includes salad, main dish, desert and beverages. This tnne gives our guests the opportwiity to make new friends. They enjoy some laughter and even teazs as some choose to share with each other their personal walk with breast cancer. The lunchtime usually runs about 1 1/2 hours. The total day is approximately 5 hours. We do not rush our guests - they aze encouraged to stay and visit as long as they like. Our typical day begins at 9:00am and ends at 230pm. All services aze complimentary and are provided by women volunteers with a heart to serve. Benefits to the Community/Impact on Community Tluough our services women aze encouraged and uplifted during treatment of breast cancer. These women fill many different roles in our community inciuding but not lixnited to mothers, wives, sisters, employees, and volunteers. MY House provides a place of refuge for these women to be encouraged and energized. There are no requirements on their part but just "being". The day of refuge gives them the oppommity to relas and rejuvenate. That translates to better mothers, wives, sisters, employees and volunteers in our community. Number of People Served Currently our funds are limited and we are providing services out of a personal residence. MY House provides services two days per week. Our guest list is held to two or three a day, not including their lunch guests. The reason we do not have more than three guests is to ensure a quiet and relaxing atmosphere. MY House is not a spa - it is a refuge of pampering and relaxation. At the current residence a total of 150 quests could be served annually. We do encourage our guests to visit us throughout their treatment so MY House can prove to be a strong support system for them. As our funds permit and we are able to purchase a house solely for the purpose of MY House - the number will be 300 women annually. Low to Moderate Income MY House does not discriminate accarding to race, religion, or income status. We do not ask our guests to provide any fmancial information because our services are complnnentary. Our guests are currently referred by Lutheran Hospital Oncology Department, The Summit Exercise Group (which is sponsored by the local cities recreation departments), various oncology doctors in the VJheat Ridge area, The Stars Support Group for women with breast cancer, the Day of Caring Breast Cancer Expo, Qua1 Life in Denver, and by word of mouth. Breast cancer strikes women in all income brackets and can put enormous fmancial strain on even the most solvent of family incomes. We do not want to financially burden any woman further, and that is why all of our services aze provided free of cna=ge. Regardless of income, all women are welcome and invited to MY House. Since we do not inquire into the income status of our guests, and considering are current referrals aze coming from the above listed sources, it could be assumed that the majority of our guests fall into the moderate-income population. Collaborative Efforts with other Organizafions The only current collaborative efforts we have with other organizations is in referrals. We continue to grow in our source of referrals. Lutheran Hospital Oncology, Rose Medical Oncology, Boulder Community Hospital Oncology, Summit Support Group, Stars Support Group, Kaiser Oncology local area oncologists and radiologists, Ambiance Day Spa, and our clients.
