Current Conditions Located at the southwest corner of 38`h Avenue and Estes Street is a small office building with 31 parking spaces, 2 of which are being provided for the handicapped, in line with the Section 26-501.E.9 of the Municipal Code. The property is addressed as 8850 W. 38`h Avenue and is zoned Neighborhood Commercial (NC), which allows for neighborhood -oriented offices and services which serve as a buffer between residential and more intensive commercial land uses. Currently, the building is home to small medical office. The existing structure is approximately 4,770 square feet large, in total, according to the Jefferson County Assessor. A small church congregation currently located in Aurora is interested in renting a space in this office building. Churches are a permitted use in the NC zone district. According to a church representative, Marisela Estrada, the church services typically have about 20 attendees, with a few children. The church holds services Sundays at 12:00pm, Tuesdays at 7:00pm, and Fridays at 7:00pm.
