Ridge Animal Hospital located at 3695 Kipling Street.
I have reviewed the second submittal and have concluded that all outstanding requirements have
been met.
Please submit a blackline, photographic mylar with original signatures of the surveyor and
owners' representative in black, indelible ink. A check in the amount of $11 is required for
recording with the Jefferson County Clerk and Recorder's office. The check should be made out
to the City of Wheat Ridge.

• Response: Title has been modified as requested
2. Add adjacent zoning: north (PCD), south (R-3A), west (R-2).
• Response: Zoning information on adjacent parcels has been added to the plan
3. Add a case history box with the following case numbers: WZ-88-8, WZ-88-19, WZ-07-03.
• Response: A case history box was added to the plan just above the planting information.
4. In the explanation of amendment, modify the title of the documentation from "final development plan amendment No.
2 of Designers Plaza" to final development plan amendment No 1 of Wheat Ridge Small Animal Hospital"
• Response: The explanantion has been revised to state final development plan amendment No 1 of Wheat
Ridge Small Animal Hospital"
5. In the surveyor's certificate, modify the second line to read "sole purpose of showing the intended site design".
• Response: The misspelling of the word "sole" has been corrected and the word "design" has been
added to the survey certificate signature block.
6. In the owners certificate, under the signature line of owner, specify who will be signing the FDP document for
recording.

signature block.
7. In the right-of-way dedication, correct the spelling of "Desogners".

I have discussed this with Tim and felt that PW is not able to grant this request via ROW permit to fence off a
portion of this street due to the emergency serviceability standpoint. PW is attempting to find opportunities thru
development projects to provide a proper turn around to maintain/create a full service street. Let me know if you
want to discuss further.

Subject: gating Wright Street
At a recent neighborhood meeting, the property owners 4318 Wright Street were wondering whether they would
be able to build a gate at the end of Wright Street (south of 44th Avenue) so cars do not enter their property. It
appears that Wright dead-ends at their property and there is no turn-around. Apparently trash trucks have gotten
stuck in their yard because there is no turnaround. If there is unbuilt r-o-w extending south from existing
pavement, would we be willing to issue a r-o-w permit for a fence/gate?
