It is accessed from a shared driveway with 11175 W. 40a' Avenue that connects to the end of W. 40a' Avenue. There is a vacant parcel immediately to the east of 11155 W. 40a' Avenue that is currently under the same ownership (outlined on the map below). The City of Wheat Ridge considers this vacant parcel to be a separate developable lot for a single-family home. If constructed, the new residence would be accessed from a new driveway leading from the end of W. 41 s° Avenue on the east side of the property. The developer would be responsible for tying in a new driveway to the end of the street, constructing a curb ramp, and completing the sidewalk around the end of the street. Part of the existing driveway for the house on 11155 W. 40' Avenue encroaches onto the vacant property.
