From the observation of the completed work this office has concluded that the new wall opening has been completed according to the recommendations specified, accepted modifications and per the Local Building Code. Prior to starting work, the contractor had requested to replace the specified steel columns with new reinforced and fully grouted CMU blocks to create a column supporting the steel beam. On March 8, 2010, EVstudio observed all accessible locations of the dwelling to identify any and all framing members, connections and foundation supports. Not all structural components could be observed and must be verified during construction. If the contractor discovers any problems or different conditions please contact this office for additional information. Below is a summary of the observation and recommendations. General Conditions The dwelling is a single story commercial' space, with a 3 bay garage and an office space. All exterior walls and the wall between the garage and office are CMU. The flat roof framing was identified to span front to back over the garage and side to side over the office. Joists appeared to be 2x10 at'16"o.c. over the office, the joist size could not be determined over the garage. A flush wood beam was also observed over the office space reducing the joist span. The client wishes to add a 22ft wide x roughly 9ft high opening in the CMU wall between the garage and office. This wall supports the joists over the office and provides lateral bracing. It appears the joists over the garage do not bear on this wall. Conclusion After reviewing the noted existing conditions and calculating new steel beam size to support the structure above the opening this office has concluded the proposed opening is feasible. Refer to the recommendations below and attached details for steel beam size, new columns, connections and structural notes. Recommendation Prior to starting construction of the proposed opening, all framing members bearing on the wall must be temporary supported. This can be accomplished with 2-2x8 beams supported by 2-2x4 posts at 8ft on center or a 2x4 stud wall with a double top plate and studs at 32"o.c. Verify all existing conditions match with the provided recommendations. Should the contractor find any conflicts please contact this office for additional information.
