1. This permit was issued based on the information provided in thepermit application and accompanying Flans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

In regards to the application for a sign permit at the RV America facility at 12505 West 44`h Ave., the
following issue causes the proposed sign to not be in compliance with Article VII, Sign Code:
l. A thirty (30) foot setback is required for signs over twenty-five (25) feet in height. This required
distance is measured from the prone , line (not the edge of pavement) to the leadin edge (not the
center pole) of the sign. If the height of the sign is reduced to twenty-five (25) feet or less, the
setback may be reduced to ten (10) feet.

Dear Mr. Jennings,
This letter is to inform you that the final drainage report, and
the grading/erosion control plan for the above referenced project
have been reviewed and approved for construction. Please be
aware of the following items regarding the construction of the
project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
Certificate of Occupancy.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. Upon completion of the drainage improvements the engineer,
Mr. Ed Jennings, P.E. & P.L.S. shall provide to the City of
Wheat Ridge a letter of certification stating that the various
improvements, as defined in the drainage report and plan, have
been accurately surveyed to confirm that their construction is
in accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the
drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Certificate of
Occupancy.

5. It will be the responsibility of the contractor for the
project to repair any damage to the existing public
improvements on West 44`h Avenue as a result of related
construction traffic in the area. Also, the contractor will
be responsible for maintaining West 44t° Avenue on a regular
basis such that they are free of construction debris and
tracking from construction traffic accessing the site.
6. It will be the responsibility of the developer/owner, to
provide the necessary testing, as applicable, for subgrade
compaction, and other related material tests for those
improvements to be constructed within public right-of-way.

7. Prior to any construction of the public improvements, the
necessary right-of-way construction permit(s) and respective
licensing will need to be submitted for processing by the

CONSTRUCTION OF PUBLIC IMPROVEMENTS
DESCRIPTION
Materials sampling and testing for public improvements shall be performed by an independent
materials testing company at the expense of the developer, and/or utility district. Unless
otherwise desia ated, all referenced specifications, standards or policies shall be the latest edition
as revised or npdated by approved supplements published and issued prior to the date of the
building permit.
REQi.IIREMENTS
All materials sampling and testing shall be performed by certified, experienced and qualified
materials testing technicians who work under the supervision of a registered professional
engineer in the State of Colorado. All materials sampling and testing equipment shall be
serviceable and calibrated.
Soil classifications and moisture-density curves shall be provided to the Department of Public
Warks inspector prior to in-place density testing. Materials testing technicians shall furnish
copies of failed test results to the inspector promptly as the results become available. On a
weekly basis when testing is being performed, the developer shall furnish the inspector with
copies of all test results taken during the prior week and a cover letter, signed by the supervising
registered professional engineer, which summarizes the results and discusses any failed tests or
inconsistencies.
The City materials testing requirements are provided in Table 720-1. All testing procedures,
point of verification and central lab requirements shall be as specified in the Frequency Guide
Schedule of the Colorado Department of Transportation Field Materials Manual. One test is
required for any fraction of the specified frequency. The reference to Section 203.07 in the table
is from the Colorado Department of Transportation Standard Specifications for Road and Bridge
Consiruction.

Final Drainage Report and Plan
Dear Mr. Jennings,
This letter is to inform you that the amended final drainage
report, for the above referenced project have been reviewed and
approved for construction. Please be aware of the following
items regarding the construction of the project:
l. The proposed drainage facilities shall be constructed then
approved by the City of Wheat Ridge prior to issuance of the
Certificate of Occupancy.
2. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. Upon completion of the drainage improvements the engineer, Mr.
Ed Jennings, P.E. sha11 provide to the City of Wheat Ridge a
letter of certification stating that the various improvements,
as defined in the drainage report and plan, have been
accurately surveyed to confirm that their construction is in
accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the
drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Certificate of
Occupancy.
5. It will be the responsibility of the contractor for the
project to repair any damage to the existing public
improvements on W. 44th Avenue as a result of related
construction traffic in the area. Also, the contractor will
be responsible for maintaining W. 44th Avenue on a regular
basis such that they are free of construction debris and
tracking from construction traffic accessing the site.
6. It will be the responsibility of the developer/owner, to
provide the necessary testing, as applicable for the scope of
this project, for subgrade compaction and other related
material tests for those improvements to be constructed within
public right-of-way.

PLANNING AND DEVELOPMENT COMMENTS
1. Review of the revised plans (Revision #6, 9/13/00) has been
completed by the Planning Dept. The proposed modifications
comply with the City's requirements for parking and
landscaping. Completion of site improvements, according to
this plan, may proceed. On-site verification of the
landscaping, parking lot construction and striping will be
conducted by the Planning Dept. prior to issuance of the
certificate of occupancy.

MATERIALS SAMPLING ANTD TESTING REQUIREMENTS
FOR
CONSTRUCTION OF PUBLIC IMPROVEMENTS
DESCRIPTION
Materials sampling and testing for public improvements shall be performed by an independent
materials testing company at the expense of the developer, and/or utility district. Unless
otherwise designated, all referenced specifications, standards or policies shall be the latest edition
as revised or updated by approved supplements published and issued prior to the date of the
building permit. '
REQUIREMENTS
All materials sampling and testing shall be performed by certified, experienced and qualified
materials testing technicians who work under the supervision of a registered professional
engineer in the State of Colorado. All materials sampling and testing equipment shall be
serviceable and calibrated.
Soil classifications and moisture-density curves shall be provided to the Department of Public
Works inspector prior to in-place density testing. Materials testing technicians shall furnish
copies of failed test results to the inspector-promptly as the results become available. On a
weekly basis when testing is being perforrried, the developer shall furnish the inspector with
copies of all test results taken during the prior week and a cover letter, signed by the supervising
registered professional engineer, which summarizes the results and discusses any failed tests or
inconsistencies.
The City materials testing requirements are provided in Table 720-1. All testing procedures,
point of verification and central lab requirements shall be as specified in the Frequency Guide
Schedule of the Colorado Department of Transportation Field Materials Manual. One test is
required for any fraction of the specified frequency. The reference to Section 203.07 in the table
is from the Colorado Department of Transportation Standazd Specifications for Road and Bridge
Construction.

Dear Greg:
This is to certify that on this date I RE-inspected the above described site and have made the following
observations and conclusions.
Observations:
1. The detention pond has been regraded, the berm elevated, the bottom asphalt surfaced, and the pond
now appears to be constructed in substantial conformance with the drainage plan. The outlet structure,
outlet pipe, and overFlow weir have also been constructed in accordance with the drainage plan.
2. An asphalt curb has been added along the North edge of asphalt to direct storm water into the
detention pond.
3. The landscape area on the eutreme West portion of the site has been "bermed° and portions of this
area drain to either 44th Avenue or to the CDOT right-0f-way.
Conclusions:
The storm drainage improvements for this project have been constructed in substantial compliance with
the approved drainage plan
