I have reviewed the plan set and have the following comments: D.Y The existing drive area from the curb cut on Kendall east into the property is only 12' in width and can accommodate only one way iraffic. Therefore appropriate signing and striping must occur in this azea to designate one-way traffic only. The curb cut on 44`h can be a full movement ss into the parking area on the east side of the building. The handicapped parking space must be "van accessible". The pazking design should be modified to the show the handicapped space 8'/z' wide with an 8' wide access aisle. This space m-ust be mazked with handicapped symbol painted on the pavement and a freestanding sign. 6v-- The total site areas and landscaped coverages shown on the front sheet and the landscape pl~do not match. Site statistics on all sheets must be consistent. (4~ All proposed fencing must be approved with sepazate building pernuts. 6 V-~ Show dumpster location and proposed method of screening. ~ The addition as proposed is not consistent with the City's adopted architectural guidelines. ~e existing structure is made of brick and the architectural material for the addition is to be EFIS (synthetic stucco). The addition must be in character with the materials used on the existing building. At a minimum, a brick wainscoting matching the brick on the exisfing structure must be used on all four the building elevations. Staff would also encourage you to provide some architectural interest with the use of an east side entry-way cover consistent with that on the west side of the structure. 7.
