I don't believe any of this work fell outside the normal scope that would be considered maintenance as no new circuits were added. i have done work on the property from time to time and can verify that all existing mechanical work was in place as of 10-Oct 2006, prior to the current ownership. The prior tenant also took a 4 gallon cord connected water heater and capped the water feed. I mounted and attached the water heater to the pipes and plugged it in. The owners have agreed to get a licensed plumber to pull a permit, make necessary repairs (if any) and get this inspected if you so require. i assure you I don't do plumbing and looked at this as a maintenance function. The materials were bought by fhe buiiding owners. My labor charges far the electricai repairs amounted to $200.00. No charges were rriade tor plumbing work as 1 didn'i do any.
