It has come to our attention there is a mold and possible crawl space venrilation issue at the above
referenced address. I have received a letter from some of your tenants at this address and have
visited the site to investigate the concerns. I spoke with the tenants and the apparent complex
manager regarding the concems. I inspected three of the units, finding mold growing on the walls
at the baseboazds. The tenants aze complaining of respiratory problems and smell as a result of
the mold growth.
After inspecting the crawl space area it appeazs there is insufficient ventilation in the crawl space.
The original brick vents around the building are blocked in azeas and do not appear meet the
ventilation requirements far the space. The structure appears to have been built in 1959, the
venrilation requirements stated in the 1958 Uniform Building Code are as follows. "The minimum
total area of ventilating openings shall be proportioned on the basis of two square feet (2 sq ft)
for each twenty-five linear feet (25 lin. Ft) or major fraction thereof of exterior wall. "
I believe the inadequate crawl space venrilation along with a past leak in the crawl space is the
cause of the mold growth in the units. Please contact our office with seven (7) days of receipt of
this letter to schedule an inspection of the property and discuss what needs to be done to resolve
the problems.

To Whom It May Concern,
This is a letter requesting someone to come and inspect conditions at the
Wheat Ridge Apartment Complex at 6600-6690 west 44' Place.
Beginning January 2001, many of us at the complex have had problems with
the humidity and moisture accumulating in our apartments and turning into
mold patches on the walls and windowsills. The smell of the must and mold
has been unbearable at times. The intensity varies from apartment to'
apartment, but most have had some problems.
"The biggest concern right now is our health. There have been two tenants
taken to the emergency room and/or hospitalized with major respiratory
- problems. There have been similar symptoms of illness with other adults and
the children. The Management Company has been notified of our concerns
and illnesses, as well as Beverly Martinez not being able to stand the smell
and feeling ill. Beverly has spent many nights with friends and family due to
the conditions of her apartment. The Management Company has shown no
concern. They say nothing is wrong and that the lye they placed under the
apartments is safe and harmless to smell and breath in along with the mold.
We need help and want to know how the mass amounts of mold and lye are
affecting our families so we can have some sort of peace of mind. We aIi
wish it was easier to just pack up and move out, but with rents as high as
they are these days that isn't possible for all who have had problems.
