Scone of work: Our intention is to upgrade the facade of the existing building with non structural framing, sheathing and complete EIFS system with approved color scheme. Our demolition scope shall include the removal of the metal facia panels and roof flashing on the north elevation and particle east and west. The framing shall consist of 3 5/8" metal frame, use of OSB, exterior gypsum board, exterior grade plywood at the bottom 2' section on the columns. Pages : 2 . STL 361 Strut Runners Erection: The floor, ceiling and end wall runners are attached as noted in A above. The additional layer of inch gypsum panel is attached on'1 inch Z Splines installed vertically on 24 -inch centers. The Z Splines are attached with clips spaced vertically 24 inches on center secured to the studs with 1 -inch Type S screws, a maximum of 5 inches from the top and bottom of the wall. The periphery of the wall is treated with gypsum board strips, 3 / 3 inches thick by 2 inches wide, secured with 1 /,-inch Type S screws 24 inches on center. The extra gypsum panel is secured with 2%-inch Type S screws through No. 12 gauge 1'/ inch -wide metal trim on top and sides. Spacing of 2 screws is 12 inches on center along sides and 11 inches on center top and bottom. Screws are 1 -inch from panel joints. 2.3 Noncombustible Nonbearing Partition: The Nonrated Ultrawall Noncombustible Partition is identical to the one -hour partition except no screws are required in the top or bottom of the panel. Installation is also the same. THERMAFIBER Sound Attenuation Batts may be installed in the cavity of the partition. Alternate Nonrated Nonbearing Accessible Security System. H -R studs may be installed exactly as the "H" studs described in paragraph A. They can be used for a single panel, a series or an entire installation. Opposite panels cannot be removed but alternate opposite panels are easily removable and replaceable. All other components remain the same except for the stud. Sectional properties of the ULTRAWALL components are shown in tables accompanying this report. 2.4 ULTRAWALL Rated SMR 20- Minute Door Frame (Delta /Gamma) - and Side -light Assembly: 2.4.1 General: The assembly consists of aluminum frame sections, snap -on closure members, strike plate and components for a rated side -light assembly. The frame is manufactured from 6063 -T5 aluminum having a minimum thickness of 0.080 inch excluding trim members. The frame is designed for use in conjunction with tight- fitting smoke- or draft -stop doors described in Section 3304 (h) of the code. The door size shall not exceed 48 by 120 inches and the side light shall not exceed 24 inches by 120 inches. Where a double side -light assembly is desired, the maximum door size shall be 36 inches by 130 inches and each side light shall not exceed 24 inches by 120 inches. 2.4.2 Installation: The frame is designed for use in steel stud partitions, 3 inches thick. The frame is provided with vinyl gasketing complying with Section 43.209 (c) 4 of UBC Standard No. 43 -2 field installed on the jambs and the header. Frames up to 7 feet 6 inches in height require three 4'/ by 4 by 0.130 -inch full- mortise template steel hinges per door. Each hinge is installed using four No. 12, 1' 1, -inch- long wood screws on the door and four No. 10 by '/,-inch machine screws on thejamb. Frames over 7 feet 6 inches in height require four full- mortise template steel hinges. The door frame header may be an extruded aluminum member a minimum of 0.080 inch thick that snaps into the ULTRAWALL ARL 300 flanged rail or it may be a milled butt or mitered section of the same shape as the jamb members. The side -light assembly consists of AGL340 glazing rail attached to the wall edge with Durabond joint compound (all - purpose, taping or Type 90) at quarter points and a minimum '/ approved wired glass inserted into the frame opening resting on' /,-inch- square by 2'/ -long neoprene pads located approximately 6 inches on center. AGL341 glazing rail cover is snapped into the side -light jamb of the doorframe. Four' /, inch - diameter steel bolts spaced equally along the height of the door frame are installed to provide added rigidity. (See Figure No. 1.) The double side light shall be constructed in the same manner as the single light in the preceding paragraph, with the following exception: a. Both the hinge and strike jambs shall be as per Section C in Figure No. 1 b. A section of STL 361 (20 or 24 gauge) must be installed vertically under the center of each side light for additional support. 2.5 ULTRAWALL SDF -370 20- Minute Door Frame: 2.5.1 General: The SDF -370 door frame, reversible and flush mortising, consists of two 22 gauge electrogavanized jambs, .062 -inch snapover vinyl jamb covers and a .062 vinyl snap -in header. The frame is designed for use with the ULTRAWALL partition system in conjunction with tight- fitting smoke or draft - stop doors described in Section 3305 (h) of the code. The door opening shall not exceed 48 inches by 120 inches. The assembly is designed for use with full- height partition height door openings. The ULTRAWALL partition is erected with rough door opening 3 / 4 to 1 inch greater than door width, with STL 361 strut runners framing the vertical sides of opening, as shown in Figure No. 2. The 3 /,-inch gypsum panels are attached to the strut runner with V/,-inch USG Type S drywall screws 24 inches on center on each side of the ULTRAWALL partition. The SDF 370 doorjambs are installed on each side of vertical opening with V/,-inch Type S drywall screws through predrilled holes into the gypsum panel and the strut on 18- inch centers. The STL 362 ceiling runner above the door opening is packed with USG THERMAFIBER mineral fiber insulation, and the vinyl snap -in header is installed. The rigid - vinyl snap -on jamb covers are snapped over the vertical sections. The hinges are installed, latch cutouts made and door installed. Vinyl - filled pieces are adhesively installed to complete the installation. 2.5.2 Identification: Plain ULTRAWALL partition panels are identified by a stamp containing an 8- to 10 -digit Arabic numeral code designating the plant, date and production shift, etc. The vinyl -faced ULTRAWALL panels are bundled two pieces to a bundle with an identification label containing the information shown above. The fire door frames are identified by a label containing the manufacturer's name, address, ICBO report number, type of wall assembly suitable for the fire- resistive rating and the name of the inspection agency. The SDF -370 20- minute Fire Door Frames are identified in a similar manner, with the exception that the labels carry the Warnock Hersey International Inc. (NRB -219) name. 3.0 EVIDENCE SUBMITTED Report of fire tests conducted in accordance with U.B.C. System manufacturer's installation instructions: Indicate preparation required, installation techniques, jointing requirements and finishing techniques. 1.05 QUALITY ASSURANCE A. Manufacturer: More than 10 years in the EIFS industry, with more than 1000 completed EIFS projects. B. Applicator: Approved by Finestone in performing work of this section. C. Regulatory Requirements: Conform to applicable code requirements for finish system. D. Field Samples: 1. Provide under provisions of Section [01400] [ ]. 2. Construct one field sample panel for each color and texture, [ x ] [meters] [feet] in size of system materials illustrating method of attachment, surface Finish, color and texture. 3. Prepare each sample panel using the same tools and techniques to be used for the actual application. 4. Locate sample panel where directed. 5. Accepted sample panel [may] [may not] remain as part of the work. 6. Field samples shall be comprised of all wall assembly components including substrate, insulation board, Base Coat, Reinforcing Mesh, Primer, Finish Coat, and typical sealant/flashing conditions. E. Design and Detailing a Pebbletex System: 1. General a. The system shall be installed in strict accordance with current recommended published details and product specifications from the system's manufacturer. b. Sealants and backer rod as required at dissimilar materials and expansion joints within the Pebbletex System shall provide a complete watertight system. c. The use of dark colors must be considered in relation to wall surface temperature as a function of local climate conditions. r3 d. Minimum slope for all projections shall be 1:2 with a maximum length of 30.5 cm (12 ") [e.g. 15 cm in 30.5cm (6" in 12 ")], unless other manufacturer - approved detailing is shown on the construction documents. 2. Substrate Systems a. Deflection of the substrate systems shall not exceed U240. b. Acceptable substrates are PermaBase Cement -Board and other cement - boards conforming with ASTM C1325 (Type A- exterior) , poured concrete /unit masonry, Fiberock Aqua -Tough Sheathing, Dens -Glass Gold sheathing (ASTM C1177), gypsum sheathing (ASTM C79/C1396), Exposure I or exterior plywood (Grade C -D or better), or Exposure I OSB. c. Painted and otherwise coated surfaces of brick, unit masonry, stucco and concrete shall be inspected and prepared as approved by BASF Wall Systems before application. d. Other substrates shall be approved by the system's manufacturer in writing prior to the application. e. The applicator shall verify that the proposed substrate is acceptable prior to the Pebbletex System installation. f. The substrate systems shall be engineered with regard to structural performance by others. 3. System Joints a. Expansion joints in the Pebbletex System are required at building expansion joints, at prefabricated panel joints, floor -lines of wood frame construction, where substrates change and where structural movement is anticipated. It is the sole responsibility of the project design team, including the architect, engineer, etc., to ultimately determine specific expansion joint placement, width and design. b. Reference construction documents for specific locations. 4. Coordination with Other Trades Architect shall evaluate adjacent materials such as windows, doors, etc. for conformance to manufacturer's details. Adjacent trades shall provide scaled shop drawings for review. 1.06 DELIVERY, STORAGE AND HANDLING A. Deliver, store and handle products under provisions of Section [01600] [01610] [ ]. B. Deliver Pebbletex System materials in original unopened packages with manufacturer's labels intact. C. Protect Pebbletex System materials during transportation and installation to avoid physical damage. D. Store Pebbletex System materials in cool, dry place protected from freezing. Store at no less than 4 °C /40 °F (10 °C /50 °F for CORONAMIST, FINEMIST, MICALUXT' and MICAMIST Finish). E. Stack insulation board flat, a minimum of 30.5 cm (12 ") above the ground, and protected from the sun. F. Store Pebbletex System Reinforcing Mesh, Flashing Tape /Flashing Tape FF flexible flashing in cool, dry place protected from exposure to moisture. 1.07 PROJECT /SITE CONDITIONS A. Do not apply Pebbletex System in ambient temperatures below 4 0 C /40 °F (10 °C /50 °F for CORONAMIST, FINEMIST, MICALUX and MICAMIST Finish). Provide properly vented, supplementary heat during installation and drying period when temperatures less than 4 0 C /40 °F (10 °C /50 °F for CORONAMIST, FINEMIST, MICALUX and MICAMIST Finish) prevail. B. Do not apply Pebbletex Class PB Design materials to frozen surfaces. C. Maintain ambient temperature at or above 4 0 C /40 0 F (10 °C /50 °F for CORONAMIST, FINEMIST, MICALUX and MICAMIST Finish) during and at least 24 hours after Pebbletex Class PB Design installation and until dry. 1.08 SEQUENCING AND SCHEDULING A. Examine surfaces to receive Pebbletex System and verify that substrate and adjacent materials are dry, clean, and sound. Verify substrate surface is flat, free of fins or planar irregularities greater than 6 mm in 3 in (1/4" in 10'). 2. Flashings a. As an option, openings may be flashed with a minimum 229 mm (9 ") strip of Secondary Moisture Barrier prior to window /door, HVAC, etc. installation to increase the level of moisture protection. Refer to Flashing Tape FF product bulletin and Finestone Secondary Moisture Protection Guidelines for additional information and complete installation instructions. b. Windows and openings shall be flashed according to design and Building Code Requirements. c. Individual windows that are ganged to make multiple units require continuous head flashing and /or the joints between the units must be fully sealed. 3. Utilities The system must be properly terminated (back- wrapped, sealed, flashed) at all lighting fixtures, electrical outlets, hose bibs, dryer vents, etc. 4. Decks Wood decks must be properly flashed prior to system application. For proper application, refer to details. The system must be terminated a minimum of 25 mm (1 ") above all decks, patios, sidewalks, etc. [5. Optional Air/Weather Barrier Verify that the [Firestone FLASHING PRIMER/FLASHING TAPE FF] [ Finestone SELF - ADHERING MESH TAPE 4] [100 mm (4 ") STANDARD MESH Reinforcing Mesh]/FINESTOP is installed over the substrate per applicable manufacturer's specifications prior to application of Pebbletex System. -OR - Verify the [100 mm (4 ") SHEATHING FABRIC /FINESTOP -RA] according to the FINESTOP -RA product bulletin. Refer to current FINESTOP or FINESTOP-RA product bulletin and Firestone Secondary Moisture Protection Guidelines for - additional information and complete installation instructions.} 6. Roof Verify that all roof (lashings have been installed in accordance with the guidelines set by the Asphalt Roofing Manufacturers Association (ARMA). 7. Kick -out flashing must be leak -proof and angled (min 100 to allow for proper drainage and water diversion. 8. Air Seals Install between the primary air /weather barrier and other wall components (penetrations, etc.) in order to maintain continuity of the Air Barrier system. C. Unsatisfactory conditions shall be reported to the General Contractor and /or Builder and/or Architect and/or Owner. Do not proceed until all unsatisfactory conditions have been corrected. 3.02 PREPARATION A. Protect all surrounding areas and surfaces from damage and staining during application of FinestoneO Pebbletex System. B. Protect finished work at end of each day to prevent water penetration. C. Substrate preparation: Prepare substrates in accordance with Firestone instructions. 3.03 MIXING General: No additives are permitted unless specified in product mixing instructions. Close containers when not in use. Prepare in a container that is clean and free of foreign substances. Do not use a container which has contained or been cleaned with a petroleum -based product. Clean tools with soap and water immediately after use. A. Finestone Base Coat 1. QUICK BASE: a. Mix QUICK BASE with a clean, rust -free paddle and drill until thoroughly blended. b. A small amount of clean, potable water may be added to adjust workability. 2. EZ GRIP Adhesive: a. Prepare in a container, which is clean and free of foreign substances. Do not use container which has contained or been cleaned with a petroleum -based product. b. Mix with a clean, rust -free paddle and drill until thoroughly blended. 3. ADHESIVE /BASE COAT (A/BC), FINEGUARD, and FINEGUARD Base Coat a. Mix Base Coat with a clean, rust -free paddle and drill until thoroughly blended, before adding Portland cement. b. Mix one part (by weight) Portland cement with one part Base Coat. Add Portland cement in small increments, mixing until thoroughly blended after each additional increment. c. A small amount of clean, potable water may be added to adjust workability. 4. A/BC 1 -STEP Base Coat a. Mix and prepare each bag in a 19 -liter (5- gallon) pail. b. Fill the container with approximately 5.6- liters (1.5- gallons) of clean, potable water. c. Add A/BC 1 -STEP Base Coat in small increments, mixing after each additional increment. d. Mix A/BC 1 -STEP Base Coat and water with a clean, rust -free paddle and drill until thoroughly blended. e. Additional A/BC 1 -STEP Base Coat or a small amount of clean, potable water may be added to adjust workability. B. Finestone SANDED PRIMER, FINEPRIME, and Finish Coats 1. Mix the factory- prepared material with a clean, rust -free paddle and drill until thoroughly blended. 2. A small amount of clean, potable water may be added to adjust workability. 3. Additives are not permitted. 4. Close container when not in use. 5. Clean tools with soap and water immediately after use. 3.04 APPLICATION General: Apply Pebbletex System materials in accordance with Pebbletex System Specifications. A. Insulation Board: 7. Vertical surfaces: begin at base from firm, permanent, or temporary support: - 2. Apply horizontally in a running bond pattern. 3. Pre -cut insulation board to fit openings and projections. Insulation board must be a single piece around corners of openings. Stagger vertical joints and corners. Stagger insulation and sheathing board joints. 4. Properly installed insulation board will be difficult to remove and Finestone Adhesive /Base Coat will be adhered to both the substrate and the insulation board. 8. Fill gaps greater than 1/16" between insulation boards with slivers of insulation board. 9. Allow application of insulation board to dry (normally 8 to 10 hours) prior to application of Base Coat/Reinforcing Mesh. 10. Rasp flush any irregularities of the insulation board greater than 1.6 mm (1/16 "). 11. Install expansion joints and other joints as indicated on drawings. Do not align aesthetic grooves with insulation board joints. B. Finestone Base Coat/Reinforcing Mesh: Base Coat shall be applied so as to achieve Reinforcing Mesh embedment with no Reinforcing Mesh color visible. [t. Finestone CORNER MESH a. Install CORNER MESH at exterior corners. b. Apply CORNER MESH prior to application of Reinforcing Mesh. c. Cut CORNER MESH to workable lengths. d. Structural evaluation is limited to transverse loading. 3.0 DESCRIPTION The gypsum products and fire - resistance-rated wall, floor - ceiling and roof - ceiling assemblies must conform to Section 4.0 of this report using materials as described below. 3.1 Water- resistant Gypsum Backing Board: The backing board must conform to ASTM C 1396. 3.2 Gypsum Wallboard: The wallboard must conform to ASTM C 1396. 3.5 Gypsum Backing Board, Core Board and Gypsum Shaftliner Board: The backing, core board and shaftliner must conform to ASTM C 1396. 3.6 Gypsum Base for Veneer Plasters: The gypsum base must conform to ASTM C 1396. 3.7 Gypsum Ceiling Board: The ceiling board must conform to ASTM C 1396. 3.8 Screws: Type S, Type W and Type G screws specified for the assemblies described in this report must comply with ASTM C 1002 or ASTM C 954. 4.0 INSTALLATION 4.1 General: Installation of the gypsum board wall and ceiling assemblies and interior and exterior applications as described below must comply with this report and the Gypsum Association's published installation instructions. The Gypsum Association's published installation instructions must be available at the jobsite at all times during installation. The gypsum products recognized in this report must be assembled and installed in accordance with IBC Section 2508.1 or IRC Section R702.3.1, as applicable. When gypsum board is used in fire- resistive floor /ceiling, roof /ceiling, or wall assemblies, the board thickness, type of gypsum board, and construction of the assembly must comply with Chapter 7 of the IBC; Section R317 of the IRC; the 19th edition of the Gypsum Association Fire Resistance Design Manual; or current ICC -ES evaluation reports. c. Except where otherwise noted in this report, any of the gypsum boards listed in Section 3.0, of the same size, thickness, and core type specified, may be used. The gypsum base for veneer plasters must be covered with minimum ' /is- inch -thick (1.6 mm) gypsum veneer plaster. d. Control joints such as those shown in Figure 1 are permitted to be used in one -hour or two -hour fire - resistance -rated construction described in this report or described in Table 720.1(2) of the IBC. The joints are permitted to be used on bearing or nonbearing walls of wood or steel construction. 4.2.2 Fire - resistance -rated Assemblies: Generic fire - resistance-rated systems (those not designated as proprietary in the listing), as listed in the Gypsum Association Fire Resistance Design Manual, 19th edition, are recognized for use. 4.2.2.1 Two -hour Gypsum Board Solid Partition for Shaft Enclosure: The assembly is similar to Item 9 -1.1 of Table 720.1(2) of the IBC, except that the gypsum shaftliner is first installed onto 2 -by -2 -inch (51 by 51 mm) steel floor and ceiling runners using Type S screws spaced 12 inches (305 mm) on center. The runners must be anchored at 24 inches (610 mm) on center, using approved fasteners. Two layers of (12.7 mm), Type X gypsum board installed with long edges parallel to wrapped coreboard edges are laminated to one side of the coreboard. All vertical joints must be offset at least 3 inches (76 mm). The assembly may also be constructed with four layers of 1 /2- inch -thick (12.7 mm), Type X gypsum board, laminated together, with the joints of each layer offset at least 3 inches (76 mm) from the adjoining layers. The laminating compound must comply with ASTM C 475 or be an approved powder setting —type compound. The first layer is attached to the 2 -by -2 -inch (51 b� 51 mm) steel floor and ceiling angle runners using one /8- inch -long (22 mm), Type S screw at each corner. The second layer is then fully laminated to the first layer and screw- attached to the runners using 1 inch -long (49.2 mm), Type S screws spaced 12 inches (305 mm) on center. The third layer is laminated in the same manner as the second layer, and is further attached using 1'12- inch -long (38 mm), Type G screws spaced 24 inches (610 mm) on center along the edges and along the center, and held back 2'/2 inches (63.5 mm) from the top and bottom edges. The fourth layer is fully laminated, with all of the vertical joints being offset. 4.2.2.2 One -hour Gypsum Board Partition with Wood Framing: The framing consists of nominal 2 -by -4 wood studs spaced 16 inches (406 mm) on center, with blocking of the same size at midheight. Each side of the wall is covered with a single layer of 5 1e- inch -thick (15.9 mm), Type X gypsum board applied either perpendicular to or parallel to the framing. The gypsum board is attached to the framing using No. 6 by 1 /,inch -long (31.7 mm), buglehead, Type W screws spaced 8 inches (203 mm) on center along end joints and 12 inches (305 mm) on center in the field. Screws are placed no closer than 1 12 inch (12.7 mm) to end or edge joints. Vertical joints are staggered 16 inches (406 mm) on center, and horizontal joints are staggered 12 inches (305 mm) on center on each side. The joints are taped with joint tape and covered with two coats of joint compound. Screw heads are covered with joint compound. 4.2.2.3 One -hour Gypsum Board Staggered -stud Bearing Partition: The framing consists of two rows of nominal 2 -by -3 wood studs spaced at 16 inches (406 mm) on center or nominal 2 -by4 wood studs spaced at 24 inches (610 mm) on center, with blocking of the same size at midheight. Studs in opposite rows are staggered 8 inches (203 mm) or 12 inches (305 mm) on center, and the rows are spaced a minimum of 1 inch (25.4 mm) apart. The plates for each row may be of the same size and material, or common plates may be used for the two rows. The exterior face of each row is then covered with 5 /e -inch- thick (15.9 mm), Type X gypsum board applied horizontally or vertically using 6d cement - coated cooler nails at 7 inches (178 mm) on center, with end joints on nailing members. Fire - blocks, when required, may be of mineral wool batts, 2 inches (51 mm) thick in the intervening spaces between the two rows of studs, or '/2- inch -thick (12.7 mm) gypsum board. Where nominally 2 -by -3 studs are used, they must be stress - graded lumber as set forth in Tables 4A through 4D of the NOS. 4.2.2.4 One -hour Gypsum Board Floor- ceiling or Roof - ceiling Assembly with Wood Framing: The ceiling construction is identical to assembly FC5406 in the Gypsum Association Fire Resistance Design Manual. Alternate framing consists of lower chords of trussed rafters, or pitched or flat trusses spaced a maximum of 24 inches (610 mm) on center. Alternate fasteners, having the same spacing as the screws, are 1 inch -long (47.6 mm), 6d, cooler, box or wallboard nails for the base ply, and 2 - inch -long (60 mm), 8d, cooler box or wallboard nails for the face ply. Type G screws, 1 /2 inches (38 mm) long, are still required at the end joints of the gypsum board face layer. 4.2.2.5 One -hour Gypsum Board Roof - ceiling Assembly with Steel Framing: The assembly consists of steel roof framing with roof purlins spaced and designed to support a noncombustible ceiling grid to which is attached double 5 /a- inch -thick (15.9 mm), Type X gypsum board. Cold- rolled steel main runner channels at 4 feet (1219 mm) on center, with size and hanger support complying with Section 2506.2.1 of the IBC, are hung from the steel framing. Number 25 gage, 7 18- inch -deep (22 mm), rigid cross - furring channels are spaced 24 inches (610 mm) on center. Furring channels are wire -tied to the runner channels using loops of No. 16 gage wire. The base layer of 5 /e- inch -thick (15.9 mm), Type X gypsum board is applied at right angles to the furring channels using 1 -inch- long (25.4 mm), Type S screws spaced at 24 inches (610 mm) on center. The face layer of 5 /a- inch -thick (15.9 mm), Type X gypsum board is applied at right angles to the furring channels, using 1 /8-inch -long (41.3 mm), Type S screws spaced at 12 inches (305 mm) on center at joints, driven through the base layer and into the intermediate furring channels. Face layer joints are offset 24 inches (610 mm) from the base layer joints. One- and - one -half- inch -long (38 mm), Type G screws, placed 2 inches (51 mm) from either side of the face layer end joints, are also installed at 12 inches (305 mm) on center. The addition of insulation to the assembly is permitted, provided a minimum plenum space of 10 inches (254 mm) is maintained between the underside of the insulation and the gypsum panel. 4.2.2.6 Two -hour Gypsum Board Bearing Wall with Minimum STC (Sound Transmission Class) 50 Sound Rating: The construction consists of nominally 2 -by -4 wood studs spaced 16 inches (406 mm) on center, faced 9 E SR -1338 I Most Widely Accepted and Trusted Page 3 of 6 on each side with two layers of 5 /g- inch -thick (15.9 mm), Type X gypsum board. On one side, the gypsum board is fastened directly to the studs as specified for interior partitions in Item 14 -1.5 of Table 720.1(2) of the IBC; on the other side, resilient furring channels spaced 24 inches (610 mm) on center (see Figure 1) are applied horizontally over the wood studs and are attached using 6d common or 04 -inch (31.7 mm) wallboard nails or 1- inch -long (25.4 mm), Type W or Type S screws. The 5 /e- inch -thick (15.9 mm), Type X gypsum board is applied horizontally and is attached along longitudinal edges to the furring channels using 1- inch -long (25.4 mm), Type S screws spaced 12 inches (305 mm) on center. Six - inch -wide (152 mm) strips of gypsum board are installed behind unsupported vertical butt joints and are attached at the ends and along the length of the strips using Type G, 1'12 -inch -long (38 mm) screws spaced 12 inches.(305 mm) on center. A face layer of 5 /e- inch -thick (15.9 mm), Type X gypsum board is applied with joints staggered from the base layer joints and secured to the resilient furring channels using 1 5 /B inch - long (41.3 mm), Type S screws spaced 12 inches (305 mm) on center. With this partition, a minimum STC rating of 50 is attained. When desired, glass fiber or mineral wool insulation may be installed in the stud cavities. 4.2.3 Alternate fire - resistance -rated Construction: 4.2.3.1 Alternate Suspended Ceiling Construction: Gypsum board ceilings directly attached to steel framing as set forth in Table 720.1(3) of the IBC may be suspended by means of 1'12 -inch (38 mm), cold - rolled steel, main runner channels, spaced 48 inches (1219 mm) on center, that are suspended with No. 8, SWG galvanized wire hangers spaced 48 inches (1219 mm) on center. Furring channels are placed perpendicular to the cold - rolled steel main runner channels and are secured thereto using No. 18, SWG galvanized wire ties (double strand); the gypsum board is then installed in the manner required for direct attachment. 4.2.3.2 Alternate Gypsum Board Fasteners: Screws, either Type W or Type S, depending on the framing member, may be used in lieu of nails in fire-resistance- rated assemblies described in this report or described in Table 720.1(2) and 720.1(3) of the IBC, provided the screw penetration into the framing member is equivalent to the nail penetration, the screw spacing is the same as the nail spacing, and the cross - sectional area of the screws is equal to that of the specified nails. 4.2.3.3 Joint Treatment: For the fire- resistive assemblies in this report, taping and finishing of joints and fasteners is permitted to be omitted in the following cases: a. Where there is square -edge gypsum board or tongue - and- groove -edge (V -edge) gypsum backing board or gypsum sheathing. b. In single -layer applications on wood - framed assemblies where joints fall over framing members. c. On inner layers and outer layers of multiple -layer wood- framed or steel- framed assemblies, where the joints of adjacent layers are offset from each other. 4.3 Sound Control Systems: Generic sound control systems, as listed in the Gypsum Association Fire Resistance Design Manual, 19th edition, are recognized for use. Partition systems must be sealed at perimeter and around cut -outs using beads of nonhardening caulking compound, except that tape and joint compound are permitted to be used in lieu of caulking above the top plate in wood - framed systems. Where carpet and pad are specified for the IIC sound rating shown in the manual, the carpet must be a 44 -ounce (1492 g /m wool carpet with a 40 -ounce (1356 g /M 2 ) hair pad. Except where otherwise noted in this report, any of the gypsum boards listed in Section 3.0, of the same size, thickness, and core type specified, may be used. 4.4 Allowable Partition Heights: 4.4.1 Gypsum Board or Veneer Base: To comply with Section 1607.13 and Table 1604.3 of the IBC, the allowable height limits of non - bearing partitions are as follows: a. Partitions utilizing No. 25 gage (minimum 0.0179 inch (0.454 mm) uncoated base -metal thickness] steel channel studs conforming to ASTM C 645 must have maximum heights as set forth in a current ICC -ES evaluation report. Mechanical fastening of intermediate studs to the track is not required unless this is specified in the evaluation report. b. 2 /e- inch -thick (67 mm), semi -solid partitions, constructed of /z- inch -thick (12.7 mm) gypsum board face sheets laminated to each side of 1 /8 -by-6 -inch (41.3 mm by 152 mm) laminated gypsum board studs spaced 2 feet (610 mm) on center, must not exceed 12 feet (3658 mm) in height. c. Demountable walls consisting of 2 inch -deep (63.5 mm), No. 25 gage, channel- shaped studs complying with ASTM C 645 and spaced 24 inches (610 mm) on center, must not exceed 11'12 feet (3505 mm) in height. Full- length sheets of (12.7 mm) gypsum board must be installed vertically with edge joints centered on stud flanges. Edge joints must be covered with a metal batten strip attached to the studs using f- inch -long (25.4 mm), Type S screws spaced 12 inches (305 mm) on center. The gypsum board must be attached to intermediate studs using an approved adhesive. 4.4.2 Lath and Plaster: To comply with Section 1607.13 and Table 1604.3 of the IBC, the allowable height limits of No. 25 gage steel -stud nonbearing partitions are as follows: The steel studs must comply with Item a of Section 4.41 of this report. The allowable heights and sectional properties of steel stud systems must be as set forth in a current ICC -ES evaluation report. 4.5 Joint Treatment at Areas to Receive Tile: Gypsum board joints, including those at all angle intersections, which are under areas to receive tile or wall panels, must be treated with joint compound and tape, but must not be finish - coated. All cut edges and openings around pipes and fixtures must be treated with an approved, water - resistant, flexible compound or caulk. Areas to be tiled that are covered with a joint compound must be skim - coated with bedding adhesive. The bedding .adhesive for ceramic tile must conform to ANSI Al 36.1 for Organic Adhesives for Installation of Ceramic Tile, Type I. 4.6 Exterior Surfaces: 4.6.1 Exterior Ceiling Surfaces: 4.6.1.1 Location: Exterior gypsum soffit board may be used as a ceiling finish at exterior locations such as carports, open porches, walkways, soffits and similar installations that are horizontal or inclined downward away from the building. Gypsum wallboard is permitted for use as a ceiling finish at exterior horizontal applications not exposed to the weather as defined by Section 2502 of the IBC, or Section R702.3.5 of the IRC. 4.6.1.2 Framing: Maximum spacing of framing members must be 16 inches (406 mm) on center when supporting ' /z- inch -thick (12.7 mm) board, and must be 24 inches (610 mm) on center when supporting '/8-inch-thick (15.9 mm) 0 ESR -1338 j Most Widely Accepted and Trusted Page 4 of 6 board. Gypsum board applications perpendicular to framing members must comply with ASTM C 840 (IBC), or Table R702.3.5 of the IRC. 4.6.1.3 Joints: In ceiling areas having long runs, the maximum spacing of expansion joints must be 30 feet (9.144 m). A '/4 -inch (6.4 mm) clearance joint is required between gypsum board and adjacent walls, fascia, beams or columns. Fascia boards must extend downward past the ceiling board surface a minimum of '/4 inch (6.4 mm). Exterior gypsum soffit board or gypsum wallboard joints and fastener heads must be provided with joint treatment. An alternate joint treatment is batten strips. 4.6.1.4 Surface Treatment: The exterior gypsum soffit board and the gypsum wallboard as allowed by the applicable code must have one of the following surface treatments applied at thejobsite: a. One coat of latex exterior paint applied over an oil -base primer. b. Two coats of an oil- or alkyd -based exterior paint. 4.6.2 Exterior Wall Surfaces: Exterior walls must be prepared in accordance with IBC Section 1404.2, or IRC Section R703.2 and Table R703.4, as applicable. 4.7 Roof Assembly Application: The gypsum board must be covered with an approved underlayment in accordance with IBC Sections 1507.8.3 and 1507.9.3, and IRC Sections R905.7.3 and R905.8.3. 4.8 Thermal Barrier: Regular gypsum board, a minimum of inch (12.7 mm) thick, is permitted to be used as a thermal barrier in accordance with Sections 2603.4 or 2603.5.2 of the IBC or Section R314.1.2 of the IRC. The gypsum board must be attached in such a manner that it will remain in place for 15 minutes of fire exposure. For walls constructed of wood framing, attachment of the gypsum board in accordance with ASTM C 840 (IBC), or IRC Section R702.3.5, is permitted. For other construction, attachment of the gypsum wallboard must comply with a specific ICC -ES evaluation report, or the method of attachment must be qualified by testing in accordance with UBC Standard 26 -$ (UBC); or FM 4880, UL 1040, NFPA 286 or UL 1715 (IBC and IRC). 4.9 Ceiling Diaphragms: In jurisdictions enforcing the IBC, ceiling diaphragm construction must be in accordance with IBC Section 2508.5. In jurisdictions enforcing the IRC, the following construction is applicable: Allowable shear values for - - - -- -- gypsum board ceiling diaphragms that resist wind or earthquake forces are set forth in Table 1 of this report. The ceiling diaphragm is not permitted to laterally support masonry or concrete walls or permanent lateral loads. Framing members must be minimum nominally 2 -by -6 -inch (50 by 152 mm) members. Values are not cumulative with other horizontal diaphragms. Perimeter nominally 2 -by -6 or 2 -by -8 (50 by 152 mm or 50 by 203 mm) blocking must be installed flat over the top plate, providing a minimum 2- inch -wide (51 mm) nailing surface for the gypsum board. Nail edge and end distances are a minimum of /s inch (9.5 mm). The diaphragm height -to- length ratio is a maximum of 2:1, spanning between shear - resisting elements. Rotation or cantilevered conditions are not permitted. Continuous gypsum board end joints parallel to framing members are not permitted. 4.10 Shear Walls: Table 2 shows maximum allowable shear values for gypsum board shearwalls. Gypsum board must be applied either horizontally or vertically on nominally 2 -by -4 (50 by 102 mm) wood studs. Additionally, Section 2505 of the IBC is applicable. 5.0 CONDITIONS OF USE The gypsum board wall and ceiling assemblies and interior and exterior applications described in this report comply with, or are suitable alternatives to what is specified in, those codes listed in Section 1.0 of this report, subject to the following conditions: 5.1 Installation must comply with this report, the Gypsum Association's published installation instructions and the applicable code. In the event of a conflict between the Gypsum Association's published installation instructions and this report, this report governs. 5.2 Partition construction and heights are as set forth in this report. Indicated stud spacings are maximums. Stud sizes (depths) and gages are minimums. 5.3 Allowable shear for vertical diaphragms (shearwalls) must be reduced by 50 percent for dynamic loading due to earthquake in Seismic Design Category D in areas adopting the IBC or IRC. In jurisdictions adopting the IBC or IRC, gypsum board must not be used to resist seismic forces in structures in Seismic Design Category E or F. 5.4 Documentation must be submitted to the code official verifying that the gypsum board products to be installed comply with the applicable standard noted in Section 3.0 of this report. 5.5 Calculations and details must be submitted to the code official for approval of structural -use applications. 6.0 EVIDENCE SUBMITTED 6.1 Reports of testing in accordance with ASTM E 119. 6.2 Reports of testing in accordance with ASTM E 84 (UBC Standard 7 -1). 6.3 Reports of transverse load testing in accordance with UL 1296. 6.4 Reports of sound transmission testing in accordance with ASTM E 90 and ASTM E 413. 6.5 Reports of testing in accordance with ASTM C 473. 6.6 Reports of racking shear wall testing in accordance with ASTM E 72. 7.0 IDENTIFICATION Gypsum boards must be identified by the manufacturer's name, the thickness, the brand name and the ASTM specification. Gypsum board products that have been evaluated by ICC -ES for compliance with the standards indicated in Section 3.0 of this report must also be identified by the ICC -ES report number associated with the specific product. Bundles of steel studs must be identified as set forth in a current ICC -ES evaluation report on the product. Screws must be identified on the packaging by the name, brand or trademark of the producer or supplier and the ASTM designation. For erection at ceiling and terminals, either a one -piece extruded aluminum flanged runner cap (1'/, inches x 3% inches) or a one -piece 23 gauge steel flanged runner cap may be used to receive the face panels; or a 24 or 20 gauge steel C- shaped runner track (1 inches x 1 inch) may be used to anchor the face panels (with screws — see below). Any of these three top or terminal assemblies are attached to the supporting perimeter framework with nails, screws or other approved fasteners. A 3 /,- inch-thick wall panel is placed at one end of the abutting wall either against each side of the track, or into each flange of the end runner cap members. The wall panels are inserted into the flanges of the one - piece aluminum top runner cap or the one -piece steel top runner cap, or are secured to the C- shaped top runner track with two 1- inch -long Type S screws, one applied near each corner of each panel. The exposed screws are covered with a 1' / inch -wide strip of aluminum trim attached with an adhesive, drive -in connectors or screws. The base attachment consists of one 1- inch -long Type S screw at the center of each panel. The base may be finished with a vinyl or rubber top set adhesively - applied or an aluminum snap -on base. The studs are cut 3 to 6 inches shorter than the wall panel. The "H" stud is inserted into the kerfs in the edges of both wall panels. The entire wall is then built progressively, both sides at the same time. The "T" stud is inserted into the kerf of one panel only so that one face of the wall can be progressively constructed independent of the second face. The edge of the wall panel in the opposite face is offset with respect to the first panel so it can be erected later in a similar sequence. REQUEST The applicant requests approval of a Special Use Permit to allow heavy automotive repair (transmissions) in an existing building located at 7650 W. 44°i Avenue and zoned Commercial-One. Section 26-204 (zone district use schedule) of the Zoning and Development code requires that heavy automotive repair facilities in the G1 zone district receive special use approvals. The property owner is desirous of leasing the space which is in an existing building previously used for automotive repair. The structure has a dry cleaning facility in the eastern side. The transmission repair shop would occupy the western half of the building which already has single bay door. There are no modifications proposed to the property. The building is part of a multi-use development on southwest corner of 44°i and Wadsworth which consists of three separate buildings. The building for which the action is being requested is on the northwest corner of the lot. Directly to the east is a lazger building that has multiple tenants and is situated directly on the corner of W. 44th and Wadsworth. The final building is on the southeast corner of the property and is significantly smaller then the other two buildings on the lot. All three buildings provide roughly 30,000 square feet of commercial space. In 2001, the zoning code was amended and one of the changes made was that auto service or repair shops are required to screen the vehicles that are on site for repairs. This would require fencing off or using some other method of screening part of the reaz parking lot for their storage. All required documents for a fence permit must be approved before a fence can be erected at any location in the City of Wheat Ridge. The applicant has indicated that he will only be working on one car at a time and doesn't have the need for screening as no vehicles will be left over night. Pursuant to Section 26-114 (special uses), the Community Development Director has the ability to decide upon applications for administrative special use approval, without requirement for a public hearing, provided the following conditions are met: 1. A completed application package has been submitted and fee paid. 2. The Community Development Department has notified adjacent property owners by letter notice and the site has been posted for at least ten (10) days, 3. No written objections have been received in such ten-day period; 4. The Community Development Director concludes that the criteria for approval, as set forth below, are substantially complied with and support the request. The Community Development Director can impose conditions or stipulations upon the approval, which may include physical design, operational, and maintenance considerations to ensure compliance with the criteria for review. The Community Development Director shall also decide the following 1. Whether the SUP runs with the land in perpetuity; or, Case No. SUP-07-05/Loecher 2. Whether the SUP is personal to the applicant and may or may not be inherited; and /or, 3. Whether the SUP is granted only for a defined period, after which time the special use shall expire unless renewed subject to all of the requirements of this section. II. AGENCY REFERRALS Wheat Ridge Fire Protection District: The structure has been inspected and there are several fire code violations and building code violations which have not been addressed. A full scope and operation plan must be submitted for review prior to building occupation. (Exhibit 1, refenal response) Wheat Ridge Water District: The water district is currently serving with a'/4 inch tap. If usage is increased, additionai taps may be required. Wheat Ridge Sanitation District: An oil/sand separator may be required on the sewer connection to the main line. The applicant will need to supply a layout of the flood drains and sewer lines for the building and property to the point of connection to the sewer main. (Exhibit 2, refenal response) Public Works: No response III. SPECIAL USE PERMIT CRITERIA For an administrative approval, the community development director shall base the decision in consideration of the extent to which the applicant demonstrates the following criteria have been met: 1. The special use will not have, a detrimental effect upon the general health, welfare, safety and convenience of persons residing or working in the neighborhood. The property in question has been previously utilized for automotive use. No changes to site conditions are proposed. 2. The special use will not create or contribute to blight in the neighborhood by virtue of physical or operational characteristics. There should be no blight issues associated with the use if cars are not kept overnight. If they are, screening of these vehicles will be required. 3. The special use will not adversely affect the adequate light and air, nor cause significant air, water or noise pollution. The site conditions are not changing, therefore, there should be no impact on light, air, or water to adjacent properties. The property is surrounded on all sides by general commercial uses. Wadsworth Blvd. to the east is a major regional arterial and carries over 45,000 vehicle trips per day. There should be no concern for increased noise, air or water pollution in light of the surrounding commercial uses immediate area. 4. The special use will not result in undue traffic congestion or trafTc hazards, or unsafe parking, loading, service or internal traffic conflicts to the detriment of persons whether on or off the site. Case No. SUP-07-05/Loecher 3 There is adequate pazking for the three buildings on the property. Public Works has expressed no concern regarding traffic on-site and on surrounding streets. 5. The property is appropriately designed, including setbacks, heights, parking, bulk, buffering, screening and landscaping, so as to be in harmony and compatible with the character of the surrounding areas and neighborhood, especially with adjacent properties. Adjacent properties are commercial in nature and will experience minimal impact from the proposed transmission repair. 6. The special use will not overburden the capacities of the existing streets, utilities, parks, schools and other public facilities and services. There will be no impact to parks or schools. All utility agencies are currently serving the property; however, there appear to be upgrades required in regards to fire protection, building codes and sanitary sewer service. A Certificate of Occupancy will not be issued until the requirements of the utility districts have been met. 7. There is a history of compliance by the applicant and/or property owner with Code requirements and prior conditions, if any, regarding the subject property. If conditions of an approved special use are violated, the permit can be revoked. If the permit is revoked, then the use of the property for transmission repairs. In 2004, the property owner was issued a citation for an unscreened dumpster. The violation appears to have been taken caze of in a timely manner. 8. The application is in substantial compliance with the applicable standards set forth in the Architectura[ and Site Design Manual. No physical improvements are proposed to the property therefore this criterion is not relevant. IV. NEIGHBORHOOD MEETING A meeting for neighborhood input was held on June 12, 2007. There were no neighborhood attendees present. (Exhibit 3, Neighborhood meeting recap). V. STAFF RECOMMENDATION/FINDINGS OF FACT Staff recommends approval of Case No. SUP-07-05, a request for approval of a Special Use Permit to allow heavy automotive repair (transmission) for property located at 7650 W. 44h Avenue with the following findings of fact: l. This request for an administrative special use meets all applicabie conditions as required by Section 26-114 of the City of Wheat Ridge Code of Laws. 2. REQUEST The applicant requests approval of a Special Use Permit to allow heavy automotive repair (transmissions) in an existing building located at 7650 W. 44`h Avenue and zoned Commercial-One. Section 26-204 (zone district use schedule) of the Zoning and Development code requires that heauy automotive repair facilities in the G i zone district receive special use approvals. The property owner is desirous of leasing the space which is in an existing building previously used for automotive repair. The structure has a dry cleaning facility in the eastern side. The transmission repair shop wouid occupy the wesfern half of the building which already has single bay door. There are no modifications proposed to the property. The building is part of a multi-use development on southwest corner of 44`h and Wadsworth which consists of three separate buildings. The building for which the action is being requested is on the northwest corner of the lot. Directly to the east is a larger building that has multiple tenants and is situated directly on the corner of W. 44th and Wadsworth. The final building is on the southeast corner of the property and is significantly smaller then the other two buildings on the lot. All three buildings provide roughly 30,000 square feet of commercial space. In 2001, the zoning code was amended and one of the changes made was that auto service or repair shops are required to screen the vehicles that aze on site for repairs. This would require fencing off or using some other method of screening part of the reaz parking lot for their storage. All required docuxnents for a fence permit must be approved befare a fence can be erected at any location in the City of Wheat Ridge. The applicant has indicated that he will only be working on one car at a time and doesn't have the need for screening as no vehicles will be left over night. Pursuant to Section 26-114 (special uses), the Community Development Director has the ability to decide upon applications for administrative special use approval, without requirement for a public hearing, provided the following conditions are met: l. A completed application package has been submitted and fee paid. 2. The Community Development Department has notified adjacent property owners by letter notice and the site has been posted for at least ten (10) days, 3. No written objections have been received in such ten-day period; 4. The Community Development Director concludes that the criteria for approval, as set forth below, are substantially complied with and support the request. The Community Development Director can impose conditions or stipulations upon the approval, which may include physical design, operational, and maintenance considerations to ensure compliance with the criteria for review. The Community Development Directar shall also decide the following: Whether the SUP runs with the land in perpetuity; or, Case No. SUP-07-05/Loecher 2 2. Whether the SUP is personal to the applicant and may or may not be inherited; and /or, 3. Whether the SUP is granted only for a defined period, after which time the special use shall expire unless renewed subject to all of the requirements of this section. II. AGENCY REFERRALS Wheat Ridge Fire Protection District: The structure has been inspected and there are several fire code violations and building code violations which have not been addressed. A full scope and operation plan must be submitted for review prior to building occupation. (Exhibit 1, referral response) Wheat Ridge Water District: The water district is currently serving with a'/a inch tap. If usage is increased, additional taps may be required. Wheat Ridge Sanitation District: An oil/sand separator may be required on the sewer connection to the main line. The applicant will need to supply a layout of the flood drains and sewer lines for the building and property to the point of connection to the sewer main. (Eachibit 2, referral response) Public Works: No response. III. SPECIAL USE PERMIT CRITERIA For an administrative approval, the community development director shall base the decision in consideration of the extent to which the applicant demonstrates the following criteria have been met: 1. The special use will not have a detrimental effect upon the general health, welfare, safety and convenience of persons residing or working in the neighborhood. The property in question has been previously utilized for automotive use. No changes to site conditions are proposed. 2. The special use will not create or contribute to blight in the neighborhood by virtue of physical or operationai characteristics. There should be no blight issues associated with the use if cars aze not kept overnight. If they are, screening of these vehicles will be required. 3. The special use will not adversely affect the adequate light and air, nor cause significant air, water or noise pollution. The site conditions are not changing, therefore, there should be no impact on light, air, or water to adjacent properties. The property is surrounded on all sides by general commercial uses. Wadsworth Blvd. to the east is a major regional arterial and carries over 45,000 vehicle trips per day. There should be no concern for increased noise, air or water pollution in light of the surrounding commercial uses immediate area. 4. The special use will not result in undue traffic congestion or traffic hazards, or unsafe parking, loading, service or internal traffic conflicts to the detriment of persons whether on or off the site. Case No. SUP-07-05/Loecher There is adequate parking for the three buildings on the property. Public Works has expressed no concern regarding traffic on-site and on surrounding streets. 5. The property is appropriately designed, iucluding setbacks, heights, parking, bulk, buffering, screening and landscaping, so as to be in harmony and compatible with the character of the surrounding areas and neighborhood, especially with adjacent properties. Adjacent properties are commercial in natwe and will experience minimal impact from the proposed transmission repair. 6. The special use will not overburden the capacities of the existing streets, utilities, parks, schools and other public facilities and services. There will be no impact to pazks or schools. All utility agencies are currently serving the property; however, there appear to be upgrades required in regards to fire protection, building codes and sanitary sewer service. A Certificate of Occupancy will not be issued until the requirements of the utility districts have been met. 7. There is a history of compliance by the applicant and/or property owner with Code requirements and prior conditions, if any, regarding the subject property. If conditions of an approved special use aze violated, the permit can be revoked. If the perxnit is revoked, then the use of the property for transmission repairs. In 2004, the property owner was issued a citation for an unscreened dumpster. The violation appears to have been taken care of in a timely manner. 8. The application is in substantial compliance with the applicable standards set forth in the Architectural and Site Design Manual. No physical improvements are proposed to the property therefore this criterion is not relevant. IV. NEIGHBORHOOD MEETING A meeting for neighborhood input was held on June 12, 2007. There were no neighborhood attendees present. (Exhibit 3, Neighborhood meeting recap). V. STAFF RECOMMENDATION/FINDINGS OF FACT Staff recommends approval of Case No. SUP-07-05, a request for approval of a Special Use Permit to allow heavy automotive repair (transmission) for property located at 7650 W. 44t' Avenue with the following findings of fact: 1. This request for an administrative special use meets all applicable conditions as required by Section 26-114 of the City of Wheat Ridge Code of Laws. 2. Staff has not received written comments in opposition to this request from the noticed property owners. 3. The building was previously used for automotive repair. Case No. SUP-07-05/Loecher 4 4. There is no change in site conditions so the special use will not impact adjacent properties or endanger the general health, safety welfare and convenience of persons residing or working in the neighborhood.
