The following are conditions of approval for the conversion of a single family residence to a hair
salon at 8020 W. 44`h Avenue.
1. Based on a building size of roughly 780 square feet (28' x 31' = 868 s.f. x.9 = 781 s.f.), a
minimum of fourparking spaces are required. This would include the handicapped space and its
required loading space.
2. Parking spaces must measure 8-1/2' in width by 18' in depth. This may require the fence
along the western parking edge be moved a couple of feet to the west.
3. All required parking spaces must be paved by either concrete or asphalt and must be striped.
4. The handicapped space must be marked as such with pavement marking and a sign. The
loading space must also be designated as such. This is usually done with diagonal striping.
5. No parking will be allowed in the driveway or on property to the east.
6. Any signage installed must have a separate pernut.
7. A total of three street trees measuring 2" in caliper must be installed within the first 30' along
the front property line.

The following requirements are made under the 2003
International Fire Code adopted by the City Council of the City of
Wheat Ridge, Colorado.
1. Inspections by the Fire District are required before a C.O.
will be issued by the City of Wheat Ridge.
2. All changes to electrical wiring shall be submitted to the City
for approval and inspection. G>F>I> circuits shall be
installed by all sink areas and areas of hair and nail work.
3. A smoke alarm shall be installed in all rooms of operations. (
If building is also to be a residence then other requirements
may apply.)
4. No parking shall be allowed on the drive from 44'hAve. on
either the east or west side. Signs shall be posted "NO
PARKING FIRE LANE".
5. Illuminated exit signs shall be provided at the main entry into
the building.
6. A sign shall be posted on the main door stating "THIS
DOOR TO REMAlN LTNI,OCKED WHILE THE
BUILDING IS OCCUPIED."
7. A fire extinguisher with a minimum rating of 2A-40BC shall
be installed on every level of the business.
8. There shall be no commercial cooking within this address for
this occupancy.
9. An emergency phone shall be onsite during all phases of
construction.
10. All fire lanes shall remain clear during all phases of
construction.
11. All "HOT WORK" operations shall have a fire
extinguisher within 20 feet. The rating shall be a minimum of
2A-40BC.
12. Any changes to approved plans shall be submitted the
Fire District for approval.
