SUBJECT: DTI Trucking Paving Permit - Civil Documents, lst Review
I received the 2"d submittal of the Final Drainage Report and Grading & Erosion Control Plan for
the above referenced Building Permit on August 18, 2008 for the property located at 8955 W.
44`h Venue, and I have the following comments:
DRAINAGE:
Final Drainage Report
1. Under Section B. Site Description, please discuss any change or impact to the (sub-
basin) are north of the buildings, if any.
2. Under Section C, Proposed Project Description, the WQ Pond construction needs to
also be mentioned in this section.
3. Under Section II. Historic Drainage System, a brief discussion of the historic flow
path(s), release point(s) and the QS and Qloo will need to be included.
4. Looking at Section III. Proposed (Developed) Drainage System, the reason detention is
not required (the first sentence, second paragraph under Criteria) should be restated to
read, "Due to the proximity of the site to Clear Creek, flood attenuation detention of the
site will not be compulsory per the City of Wheat Ridge Site Drainage Requirements,
as only water quality needs to be addressed."
5. In the same section as #4 above, under B. Runoff, the historic and developed flows
need to be compazed.
6. Under Section III, C. Detention, the additional 1' needs to be deleted as indicated in the
redline report. In addition, the overflow and downstream impacts also need to be
discussed, i.e., how much flow is anticipated for both 5-year and 100-yeaz events?
Describe any possible erosional concerns to the greenbelt and what measures will be
taken to minimize negative impact, and state that a Stormwater Maintenance
Agreement accompanied by a long term maintenance schedule as this will be required
prior to issuance of a Certificate of Completion.

1. Since this appears to be the same general drawing as the Grading & Erosion
Control Plan, please refer to the (drainage-related) comments below.
CIVIL CONSTRUCTION:
Grading & Erosion Control Plan
1. Please replace the erosion control notes with the City standard and include the following
City-standard details:
a. "Erosion Control Notes and Legend" (AutoCAD drawing: E-
A01 EROS.NOTES-TITLE.dwg).
b. "Seeding and Mulching Notes" (AutoCAD drawing: E-A03_SEEDNOTES-
TITLE.dwg).
c. Concrete Washout (AutoCAD drawing: E-1106_CONC.WASHOUT-TITLE.dwg).
d. Silt Fence (AutoCAD drawing: E-BOl_SILT FENCE-TITLE.dwg).
e. Rock and RipRap Gradations (if applicable) (AutoCAD drawing: E-
A02 RIPRAP-TITLE.dwg).
2. The material to be placed in the non-paved area along the north side needs to be
identified on the plan.
3. Please provide a concrete washout area.
4. Please show the current asphalt extents as well as the proposed limits.
5. Will the curbing that provides the 1' free-board be extended westerly to the 5333.5
elevation catch-point to better contain the detained WQCV?
6. Please show northerly top of bank for Clear Creek.
7. Please provide an enlarged detail for the pond and its overflow. Show the erosion control
measures to be utilized downstream of the overflow area (if necessary extend the
protection into the greenbelt area to protect the slope). Be sure to include sufficient detail
to properly construct, i.e. all dimensions, top and bottom elevations for structures, etc.
8. Please provide a to-scale profile from the overflow to the Creek.
9. Include adequate information to properly construct the concrete entrance such as
dimensions, elevations, horizontallocation indo, etc.
10. Please include the distance and elevation information as requested on the redlined cross-
sections. Please be advised that the City recommends constructing no closer than 2' from
the property line.
11. Please replace the erosion control notes with the City-Standard Erosion Control and
Seeding Notes.
12. Please also include City Standard Details for:
a. Silt fence
b. Concrete washout
c. RipRap (if applicable)
Note: The ls` submittal documents were rejected by Tim Pazanto as incomplete prior to PW
development review; no comments were generated far the lst submittal.

SUBJECT: DTI Subdivision Drainage Report review, 8955 West 44~h Avenue
I have reviewed the above report dated 8/18/08 and have the following comments:
1. The report needs to include discussion on drainage change, impact, and any applicable
remedial measure to the basin adjacent to 44`h and 46~' Avenue resulted from the
proposed development.
2. Drainage map needs to include existing contour in the area proposed for paving. The
report indicated that the paving will maintain the existing pattem/elevation and there is
no way to confirm this proposal.
3. Please show the Clear Creek in the drainage map.
4. The report needs to calculate and discuss the historic and developed runoff for each of the
sub basins.
5. The report needs to include the calculations and discussion of 5 and 100-yr overflow
quantity, direction and impacts.
6. Since the development proposes a retention pond, there should be a discussion about the
needed long term operation and maintenance plan to prevent immature clogging which
could result frequent overflow into the creek.
7. Please provide the design far the overflow to the Creek. Adequate design is required to
minimize erosion along the path and the disturbance to flow in Clear Creek.

The following are our plan review comments:
1/6/93
1) Exit doors in Group B Occupancies provided with double
cylinder key locks shall be provided with a sign stating "THI3
DOOR IS TO REMAIN UNLOCKED DURING BUSINESS HOURS". UFC 88
12.104(b).
2) Exit doors shall be so marked that they are readily
distinguishable from adjacent construction. UFC 88 12.104(e).
3) The building address numbers shall be permanently affixed to
the building in a minimum of 4 inch numbers on a contrasting
background. UFC 88 10.208(a).
4) Provide emergency lighting by night light circuits or
battery pack units. UFC 88 12.107(a).
5) Emergency lighting is subject to field inspection,
additional units may be required. UFC 88 12.107(a).
6) Submit information on the type of products to be stored if
any, storage height, rack or pallet, and packaging of goods. UFC
88 81.104.
7) Carpeting if installed shall be minimum of a Class II
Critical radiant flux. Documentation shall be provided prior to
installation. UFC 88 Appendix IV-A.
S) Provide locks on circuit breakers supplying power to
emergency circuits such as exit lights, or night lights per the
National Electrical Code 1990 Edition.
9) Provide sufficient electrical receptacles as extension cords
and multiple adapters are not permitted, nor shall flexible cords
pass through walls, ceilings or doorways. UFC 88 85.106(a), (b).
10) The required number of fire extinguishers, type and mounting
information shall be provided prior to final inspection. UFC 88
10.301(a).
11) Provide metal containers with lids for the storage of used
rags. UFC 88 11.201(b).
12) Gas meters when subject to vehicle damage shall be
protected. UFC 88 11.413
13) Compressed gas cylinders if used shall be secured against
falling over. UFC 88 74.107(a).
14) Submit Material Safety Data Sheets and quantities of
materials to be used and stored at the site if used. UFC 88
80.104(d).
15) Any code requirements arising from construction.
16) Taenty-four hours notice required for all tests and
inspections.
