It is our desire to only partition one particular area within the existing auto-repair building to provide a more aesthetic retail storefront/office appeazance to what has been for some 57 years a relatively unattractive and dilapidated auto-garage that was characteristic of the area decades ago. As a Wheat Ridge native and graduate of 4Vheat Ridge High School, I personally take great pride in our neighborhood, and desire to lead the improvement of the automotive business' image on 44th Avenue. We do not, nor will not, store vehicles awaiting repairs in our 44th Avenue parking area, although this was the unsightly tradition for decades. Recently we removed an unsighfly, damaged, and weathered overhead 1970's style wood and metal awning structure from the front of our 9695 building which up to then posed a hazard to persons in our parking lot and other passers-by. We also wish to replace the 44th Avenue facing overhead garage bay doors with styled French walk-through doors, so that automotive repairs will not be visible as before from 44th Avenue and its sidewalks. We also desire to repair the building's front such that it reflects a"restored" post World-War II masonry building look similar to restorations existing in Old-Town Arvada and Lower pown- Town Denver areas. We believe this would vastly improve the image not only of our block of 44th Avenue, but would encourage other business property owners to do the same in our neighborhood. I have outlined the basic overview that the building deparhnent will want to see in order to understand the current property conditions, land use, and building use. I have stated my initial impressions of the project as you have described to me and through my cursory observation of the building intended for interior renovation. I will refer to you as the Owner throughout this document. I will refer to my self as the Architect. As a condition of my review of the building code requirements for your project the followiug is iny understanding of your program for the scope of renovation for this project. I have not fully investigated the existing conditions of your property or buildings but instead have mad a cursory review during my meeting with you on 12/06/02. The following is an outline building code review that highlights existing building conditions relative to classifications that in turn dictate requirements that effect the planning of your interior renovation project. ► As a condition of providing this letter to the Owner the Architect shall review all documents, to verify the incorporation of the informaYion in this letter, prior to the Owner submitting Yhem to the building deparirnent for permit ► The Building Code review is based on the 1997 Uniforrrt Building Code. The Architect has not prepared drawings to be submitted for a building permit. ► The Owner will serve as his/her own General Contractor and be responsible for all wsts associated with the procurement of services and contracts and construction of this project The Owner shall hire licensed electrical and mechanical contractors for al] modifications to the elechical power, gas, and plumbing work. The information that you submit to the building department should identify the locations of electrical devices (lights, power, data, panels, baseboard heat, exit signs, etc...). You should also identify the existing infrastructure that will be effected by the renovation. ► The Architect in preparing tttis document has no contractual agreement with the Owner for professional services provided. This document is to serve as an aid to the Owner in the development of this project. ► The Architect will not provide inspections and/or testing for this project. The Architect is available to discuss this project with the building deparhnent at the request of the Owner. The Architect is also available to observe the existing and new constructed conditions on the premises where construction will occur. ► The Owner owns several adjoining properties. Chapter 5 specifically discusses the relationships of buildings and property boundazies. The project involves only interior renovation and replacing overhead coiling gazage doors with pivot hinged doors. This will also require the perimeter of the oversize opening with cement plaster to match the exterior existing conditions. ► The Owner shall discuss the issues relative to this matter with the Building OfficiaL It is reasonable to expect that the reclassification of a portion of the existing S3 Occupancy to a B Ocwpancy should have no adverse effect on the building nor should it require any modifications to the buildings exterior shell. ► The Owner shall not connect the air distribution equipment, ductwork, louvers, or grilles between the Group S3 occupancy and the Group B occupancy. The equipment is currently located and will remain the au supply source for the Group S3 ocwpancy. The Owner will provide electric baseboard heat for the Group B occupancy which has mechanical swamp cooling equipment on the roof and operable windows to the exterior. Wood studs-interior partition with gypsum wallboard each side. Refer to table for specific requirements of options 17-11 through 17-1.6. In addition to the assembly descriptions, comply with Section 706 - Fire-resistive joint systems , Provide for a minimum of 1 inch deflection in the roof shucture where the new wall conshuction assembly terminates at the underside of the roof. • Existing CMU walls that will be designated as portions of the 1-hour fire-resistive assembly are likely to meet the required conshuction assembly. The Owner shall install fire caulking at the head conditions and at piping penetrations in the wall. Existing window frames in these walls aze metal. The glazing shall be replaced with wire glass to comply with the required integrity of the wall assembly. There is not a 5 foot turning radius within the room. The Owner is providing grab bars at the water closet and replacing the lavatory with a pedestal type in order to create more leg room below the basin. Lever handles that operate the faucet The door opens out of the toilet room and has the required minimum clear distance on the pull side of 24 inches. Three of the four existing masonry walls are masonry and have some load-bearing purpose. One of them have plumbing enclosed within the CMLT. Moving these walls for the purposes of creating the 5 foot tuming radius is probably an undue financial hazdship in relationship to the project budget. • The mirsor shall be tilted at an angle to accommodate the requirement for mnror height. • Lever handles shall be used at the main enhy doors of the Occupancy B-retail space. Automatic closer hardware is not required for this conshvction which will allow entrance into the building to comply with the maxunum pounds of resistance for operating the doors. In conclusion of my review I am requesting that you allow me to review all the documents, to verify the incorporation of the information in this letter, prior to you submitting them to the building department for permit This will enable you to fine tune your renovation plans once you have translated my comments from this letter. I m going to build a flammable liquids storaae room as per the codes given to me by Arvada Fire Protection Oistrict. This is my last updateto brina the shop up to code. Arvada Fire Uepartment has give me written criteria for construction of the mixing room and have told me that you work in con unction with them on these matters. It will be in the far northeast corner of t~e existing building. This room was used for storino nuts, boits and other miscellaneous items. There are already three existing walls for this room. They are made of concrete block. The buiidina I have to do amounts to putting a steel fireproof entrv door in the open end of-this room, and have a mason lay concrete hlock around it to close off the end. When that is completed,I will drop a ceiling into the room. It wiil be constructed of two by sixes with double 5/8 type x sheet rock. After the room is sealed in, I will have Fire Tech come in and run the sprinkler system ithe feed line for the system was run when I had the paint booth donel.
