2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to fyeld inspection.

I have reviewed and approved the Building Permit Application for Lot 29, 44"' Indusri-ial Park.
There is a detention pond on the south and a drainage swale along the easterly side of the site that is
shown as a"Grass Lined Swale." After re-looking at the approved Grading & Erosion Control Plan
approved back in Apri12003, I noticed that the seed mix, method of placement, rate oF application for
the seed, and erosion control "cover" for these areas is absent from the Plan. These items related to
native seeding are known as BMP's (Best Management Practices) and will need to be employed
during this site development to minimize soil erosion. Due to the fact that the City of Wheat Ridge is
now an MS4 city (Stormwater permit issued by the State) we aze obligated to enforce these federally
mandated Clean Water Act requirements. In order to meet Clean Water Act requirements, it is
imperative that the vegetative cover be established for both the detention area and the "Grass Lined
Swale."
Therefore the Public Works Department is requesting that the flowing items be submitted for review
and approval prior to placement of a permanent vegetative covering:
1. A seed mix design, including a statement of the application method (e.g., drill-seeded, etc.) to
be used, and the proposed rate of application.
2. The form of erosion control mat to be employed to establish vegetative cover for the "Grass
Lined Swale." The City recommends blanket type CFG2000 made by Greenfix America, LLC.
If a different product is to be employed, the specification sheet shall be submitted to Public
Works for review and approval prior to placement.
Due to the volume of runoff expected in the swale (67cfs), the erosion control used (item 2 above)
will be extremely important in establishing a permanent (seeded) ground cover in the "Grass Lined
Swale."
The above-menrioned seeding and protective erosion control mat will need to be in placed, inspected,
and approved prior to the issuance of the Certificate of Occupancy.

We would request that a building pernut not be issued until the following items aze
addressed:
1) The building address numbers shall be posted on a temporary basis and shall
be permanently affixed to the building in a minimum of 4 inch numbers on a
contrasting background. IFC 03 505.1
2) All-weather fire department access roadways, minimum of 24 feet of
unobstructed width, consisting of the first lift of asphalt, capable of supporting
the imposed loads of 58,000 lb. Fire appazatus roadways are to be installed
prior to above gade construction. IFC 03 503.2.1, 503.23. Amended.
3) The turning radius shall be a minimum of 46' outside radius and 26' inside
radius with a four (4) foot bumper overhang. IFC 03 503.2.4.
4) Fire appazatus access roads shall have an unobstructed cleazance of not less
than 13 feet 6 inches. IFC 03 503.2.1.
5) Water lines and fire hydrants shall be installed and operational, and capable of
supplying the required fire flows for the site prior to above grade construction.
IFC 03 508.1.
6) Where fire hydrants are subject to impact from a motor vehicle, guard posts or
other approved mans shall be installed to protect the fire hydrant. IFC 03
508.5.6.
7) Fire hydrant locarions are to be approved by the Water District of Jurisdiction
and the Division of Fire Prevention. (Provide additional fue hydrant west
entrance). IFC 03 508.1.
8) A fire hydrant shall be located within 150 feet of a fire departrnent connection
serving a sprinkler or standpipe system. IFC 03 9033.7.1. Amended.
9) Fire hydrants shall be installed in such a manner that the 4-1/2 inch discharge
nozzle is s a minimum of 18 inches above finished grade.
10) Hose threads on fire hydrants shall be National Standazd Threads on all
dischazge nozzles. IFC 02 9033.6.

12) Vehicle impact protection will need to be provided for exposed gas meters
subject to motor vehicle contact with a minimum of four (4) inch concrete
filled posts placed a minimum of three feet from the meter IFC 03 603.9.1.
13) Exit signage and emergency egress illumination shall be subject to field
inspection. Additional units and signage may be required. IFC 03 10063.
14) Manually operated flush bolts or surface bolts aze not permitted. IFC 03
1008.1.8.4.
15) An approved automatic sprinkler system shall be provided throughout
buildings containing a Group S Occupancy where the fire azea exceeds 12,000
squaze feet. IFC 03 903.2.6.
16) Submit a minimum of (3) three sets of sprinkler plans, hydraulic calculations
and equipment for approval prior to the installation of the sprinkler. All work
is to be performed by a State of CO licensed sprinkler contractor.
17) A separate pernut will need to be obtained form the Building Inspection
Division of Fire Prevention for the installation of the automatic sprinkler
system.
18) Conshuction documents for fire alarm systems shall be submitted for review
and approval prior to installation. IFC 03 907.1.1.
19) A sepazate permit will need to be obtained from the Arvada Division of Fire
Prevention for the installation of the fue alann/detection systems.
20) Fire extinguishers shall be a 4-A rated 10-1b ABC dry chemical type, fully
chazged with current inspection tags, mounted not less than 3 feet nor more
than 5 feet from the floor to the top of the mounting bracket.The required
number of extinguishers and mounting information shall be provided prior to
final inspection. IFC 03 9063 Amended.
21) When storage azeas aze constructed that do not meet the requirements for high
piled combustible storage or sprinkler system design densities, a minimum of
a four (4) inch (101.6mm) stripe on a contrasting background shall be placed
at twelve (12) feet (4.176m) above the finished floor to designate the
maximum pernutted storage height, and clearly justified with the designation:
"No Storage Above This Line". IFC 03 315.2.5 Amended.
22) Key boxes shall be provided on all buildings containing a sprinkler, standpipe
or fue alazm system required by this code and shall contain all keys necessary
to gain access and sha11 be maintained at all times. Please contact the
Division of Fire Prevention to obtain a Knox order form. IFC 03 506.1.1
Amended.
23) Identify by labeling doors to rooms containing electrical, sprinkler valves,
mechanical, etc. per the Division of Fire Prevention.

The following aze our plan review comments for the installation of the fire alann system;
1) Fire alarm evacuation signals shall be subject to field inspection. Additional
units may be required. IFC 03 907.10.2.
2) The installing contractor sha11 provide calculations for the sound level in the
proposed azea or building. Upon completion of the acceptance test, the
contractor shall provide audibility test results to the Fire Mazshal that show
compliance with the decibel levels as required by the fire code. IFC 03
907.10.2.
3) The permitted shall provide written certification to the Fire Mazshal that the
system has been installed in accordance with the approved plans and
specifications. IFC 03 907.18.
4) Fire alarm systems required by this code shall be supervised by an approved
central, proprietary, or remote station service or local alarm which will give an
audible signal at a constantly attended station. IFC 03 907.1.5. Amended.
5) A satisfactory test of the entire system shall be made in the presence of the

The following aze our plan review comments:
1) All hose threads shall be National Standard type. IFC 03 901.5.
2) Audible fire alarm signals shall be installed within any building containing a sprinkler
system. IFC 03 903.4.2.1 Amended.
3) Sprinkler systems over 20 heads shall be supervised by an approved central, proprietary,
or remote station service, or a local alarm that will give an alann signal at a constantly
attended station. IFC 03 903.4
4) Valve monitoring and water flow alarm and trouble signals shall be distinctly different
and shall be automatically transmitted to a central, remote or pTOprietary monitoring
station. All tamper valves shall be monitored. IFC 03 903.4.1
5) When automatic sprinkler systems aze provided within a building and the system serves
more than one tenant space, the main control valves shall be placed within a room that
has access provided from the building exterior. The door to said room shall be not less
than three (3) feet (914mm) in wider by six (6) feet eight inches (2030mm) in height.
The door shall be appropriately labeled with a permanent sigi with letters having a
principal stroke of not less than three fourths (3/4) inch (19mm) wide and at least six (6)
inches (152mm) tall. iFC 03 9031.2.
6) Twenty-four hours notice required for all tests including the 200 psi two hour and all
rough and final inspections. IFC 03 105.2.2 Amended.
7) No work is to be concealed until a rough and final inspection, including necessary

SWMP, and Public Improvement Plans for the above referenced developm8nt have been reviewed and
are hereby approved for construction. Piease find attached the stamped, approved copies of these
documents with this letter to ensure the grading, erosion control, and construction of the drainage
facilities and public improvements is completed per the approved documents.
Please be awaze of the following items regarding the construction of the project:
1. Erosion control for the project shall be placed in conformance with the Grading, Drainage and
Erosion Control Plans and SWMP as approved by the City of Wheat Ridge, and shall be
maintained as needed during the course of construction. A copy of the NPDES Permit shall be
submitted to the Dept. of Public Works prior to the issuance of the Minor Grading/Fill Permit.
2. All drainage improvements shall be constructed in conformance with the approved Final
Drainage Report and Plan.
Upon completion of the drainage improvements, the Engineer-of-Record Mr. Richard Romberg,
P.E., shall provide to the City of Wheat Ridge a written, signed and sealed Drainage Certification
Letter stating that the grading was completed per the approved Grading and Erosion Control
Plan, all drainage facilities were conshucted and shall function as defined in the approved Final
Drainage Report and Plan, and that the site has been accurately surveyed to confirm that the
grading and the construction of all drainage facilities was completed in accordance with these
documents. The Drainage Certification Letter shall be submitted along with As-Built Plans for
the drainage facilities constructed to the City for review and approval prior to issuance of any
Certificates ofOccupancy.
4. Per Section 5-45 of the Municipal Code of Laws, all public improvements must be completed in
their entirety prior to issuance of the Certificate of Occupancy.

MATERIALS AND TESTING REQUIREMENTS
FOR
CONSTRUCTION OF PUBLIC IMPROVEMENTS
DESCRIPTION
Materials sampling and testing for public improvements shall be performed by an independent
materials testing company at the expense of the developer, and/or utility district. Unless
otherwise designated, all referenced specifications, standazds or policies shall be the latest
edition as revised or updated by approved supplements published and issued prior to the date of
the building pernut.
REQUIREMENTS
All materials sampling and testing shall be performed by certified, experienced and qualified
materials testing technicians who work under the supervision of a registered professional
engineer in the State of Colorado. All materials sampling and testing equipment shall be
serviceable and have current calibrated certifications.
Soil classifications and moisture-density curves shall be provided to the Department of Public
Works inspector prior to in-place density testing. Materials testing technicians shall fiunish
copies of failed test results to the inspector as promptly as the results become available. On a
weekly basis when tesring is being performed, the developer shall fiunish the inspector with
copies of all test results taken during the prior week and a cover letter, signed by the supervising
registered professional engineer, which sutmnarizes the results and discusses any failed tests or
inconsistencies.
The City materials testing requirements are pmvided in Table 720-1. All testing procedures of
verification and central lab requirements shall be as specified in the Frequency Guide Schedule
of the Colorado Deparhnent of Transportation Field Materials Manual. One test is required for
any fraction of the specified frequency. The reference to Section 203.07 in the table is from the
Colorado Department of Transportation Standazd Specifications for Road and Bridge
Construction.
