The follewing are my comments relative to the new submittal: l. All proposed landscaping improvements including the railroad ties, gravel and bushes must be installed on the owner's property. 2. The access onto Jellison Street must be situated so that it is located 25' from the southem property line. 3. The landscaped strip along West 44th Avenue must be 10' wide. 4. A right-of-way permit issued by the Public Works Deparhnent will be required for the application of asphalt outside of the owner's property in the right-of-way. 5. A building perxnit far flatwork issued by the Inspecrion Services Division is required to pave any private parking lot exceeding 500 square feet in size. A detailed site plan, puking lot layout land and drainage contour pian must be submitted with an estimate for the cost of the improvements. Please make sure the site plan submitted with the building pexxnit applicafion meets these requirements. Another item of concem of the owner's was whether the existing freestanding sign can be enlarged. This sign is considered nonconforming because it is located in the sight distance triangle and cannot be enlazged.
