Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer_ technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the original ermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, an violation of any provision of any
applicable cany ordinance or regulation of this jurisdiction. Approval of work is subject to f any

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

1 Complete this Building 6uide by filling in the blanks on page two and three, and
indicating which construction details will be used.
2 Provide a Roor Plan (site plan) showing dimensions of your project or addition
and its relationship to existing buildings or structures on the property and the distance
to existing property lines.

setback administrative variance from the 5 foot side yard setback requirement for the property
located at 6909 W. 26`h Avenue. Said property is zoned R-2.
Pursuant to Section 26-6 (D)(2)(a) of the Wheat Ridge Code of Laws, the Zoning Administrator
is empowered to decide upon application for a waiver from the side yazd setback requirement
since the following conditions apply:
1. The variance does not exceed ten (10) percent of the minimum or maximum standard.
2. That the Zoning Administrator finds that the "findings of fact," as set forth in subsection

Purposes of Determining Feasibility of Adding a Second Story Over a
Portion of the Existing Structure
Dear Mr. Lepenske and Ms. Arminio
In response to your telephone request I met with you on the morning of Sunday
January 22, 1995 to look at the feasibility of the proposed addition to your home.
Although you did not have any drawings available for me to look at I was able to see
the direction of roof framing through a rather large opening in the kitchen ceiling.
From this I was able to observe that the wall running approximately through the
center of the house, from the front to about two thirds of the distance to the back, is a
bearing wall. In addition, by looking at the downstairs utility room and in-law
apartment, it is clear that the bearing wall is not continuous from the roof ridge down
to the foundation level (some indeterminate distance below the basement floor slab).
The exterior basement walls appear to be at least 8 inches to 12 inches thick. They
appear to be cast in place concrete with a layer of parging (sandy cement mortar)
applied to the inside face for purposes of waterproofing. Although the parging has
sustained a number of cracks across the surface there does not appear to be any
evidence of water damage in the basement. My guess is there is also a layer of
parging on the outside face of the wall, which must be in relatively good condition, so
as to act as an effective water barrier for the below grade portions of the house.
I explained to you the mechanics of settlement, as pertains to the time at which load
is applied to a structure, and indicated that it is my opinion that all of the settlement
that is likely to occur probably occurred during and within a year of the initial
construction of the house (estimated at late 1930's). However, it is possible that
some additional slight settlement might occur with the addition of the second story
you have proposed. In my opinion this is not a likelv event due to the fact that the
soils beneath the existing foundation have gained strength, over time, due to the
process of settlement (consolidation).

Therefore, it is my conclusion that your addition project is feasible. The one caution
or recommendation that I would strictly adhere to is to frame the new roof by means
of trusses which span the full width of the house, so that the roof load is carried
directly by the exterior walls to the basement walls and foundation. This
recommendation also applies to the framing for the second story floor, since it is
unlikely that the existing roof framing will be entirely adequate to carry the Uniform
Building Code required floor live loading.
