Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. I had left a phone message with Jeff Chacon last week after he called our office regarding your proposed addition at 5440 W. 29`h Avenue. I have not heard back from him which is why we tried to contact you. Below is a summary of the events that have occurred since last fall relative to your proposed addition. In September 2016, a building permit application for an addition was submitted to our office, however, all commercial additions are required to go through a zoning approval process prior to submitting for building permit. Your architect was notified of the required first step for zoning approval (a pre -application meeting), and Mr. Chacon provided the submittal and scheduled a pre -app meeting for December 15, 2016. When staff reviewed the submittal documents it became apparent that the proposed addition may not be feasible because of fundamental parking issues on the property. One of our planners communicated that issue to Mr. Chacon and the pre -app meeting was cancelled. For your reference, an auto repair business is required to have 2 off-street parking spaces per bay/stall plus 1 space per employee based on maximum shift. This minimum off-street parking requirement must be fulfilled by standard spaces that meet the City's requirements in terms of stall size, drive aisle width, and orientation to the street. It is difficult to tell if the site is conforming to minimum parking requirements based on the current size of the building, and it was expressed to Mr. Chacon that we could not entertain an addition that didn't comply with parking requirements.
