property. The allowable sign size is related to building size.
Step 1: Determine the square footage of the building*

The "allowed sign size" may be placed on each side of the freestanding sign.
Check here if the sign is existing and you are replacing a cabinet or face with the same size
cabinet or face.
The sign must meet a setback from the street right-of-way.
If thK. sign is less than 7 feet in height, the sign must be setback 5 feet.
If the sign is between 7 feet and 15 feet the sign must be setback 10 feet.
For most freestanding signs, the maximum height is 15 feet. For properties within % mile of the
interstate, freestanding signs may be 50 feet tall. These signs must be setback at least 30 feet from
thK street right-of-way.
Step 3: Determine the height of the new sign:
The new proposed freestanding sign will be —1 feet tall.
Step 4: Determine the setback from the street right-of-way:
The new proposed sign will be setback feet from the street right-of-way.
All freestanding signs must adhere to the sight distance triangle requirements as listed in Section
26-603 of the Code of Laws.

GENERAL
This report presents the results of data obtained during the subsoil investigation of 5795 W. 29"
Ave., Whearridge, Colorado, This investigation was made to determine the type of foundation
required, allowable bearing capacity, ground water conditions and any problems that may be
encountered during and after construction.
SITE CONDITIONS
The site is currently occupied by existing building. It is our understanding that a part of existing
building will be removed and replaced with one story, concrete block wall building without
basement on this site,
FOUNDATION RECOMMENDATIONS
LATERAL LOADS
Below grade walls must be designed for lateral loads. We recommend the walls be designed for
an equivalent fluid pressure of 45 pound per cubic foot (pet). The recornmended design pressure
does not include surcharge or hydrostatic loads. To reduce the risk of development of hydrostatic
pressures, we reconnnend installation of a foundation drain as indicated on Figure 4.
SUBSURFACE DRAINAGE
The installation of a foundation drainage system is required for any habitable space below grade
level. See Perimeter Drain Detail, Figure 4, for a suggested method of installing this foundation
drainage system. Ground water was 'found at the depth of 5 feet and 4,5 feet below grade.
Dewatering system and equipments may be required during excavation.
FIELD AND LABORATORY INVESTIGATION
All soil samples were carefully inspected in the field during the drilling operation, 'these
samples were classified in the laboratory through visual inspection and testing to deterrnine the
pertinent properties. The natural moisture content was obtained from, relatively undisturbed
drive samples of typical soils. Sieve analysis and swell-consolidation tests were performed on,
typical soil samples, see Figure 3.
SUBSURFACE CONDITIONS
The subsurface conditions encountered in the borings consisted of clayey sand overlain claystone
bedrock to the depths of the boring, 20 feet. Groundwater was encountered in the boring at the
consolidation tests are nresented on Figure 3.

1. This permit was issued based on the information provided in the permit application and accompanying plans and
specifications and is subject to the compliance with those documents, and all applicable statutes, ordinances,
regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must
be made in writing and received prior to the date of expiration. An extension of no more than 180 days made be granted
at the discretion of the Chief Building Official and may be subject to a fee equal to one- half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to
the standard requirements, fees and procedures for approval of any new permit. Re- issuance or extension of expired
permits is at the sole discretion of the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior
and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy
of all required inspections and shall not proceed or conceal work without written approval of such work from the
Building and Inspection Services Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of
any provision of any applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject
to field inspec ion.

(3) If this pertnit expires, a new permit may be acquiretl for a fee of one-half the amowt nortnally repuiretl, provitle0 no changes have been or will be made in the
original plans and Specifications and any suspension or abantlonment has nol exceedetl one (1) year. If changes are made or if suspension or abandonment
exceeds one (1) year, tull fees shall be paitl for a new pertnit.
(4) No work of any manner shall Ce tlone that will change the naWral flow of water wusing a drainage problem.
(5) Contractor shall notify Ne Builtling Inspector iwenN-four (24) hours in advance for all inspections and shall receive wntlen approval on inspection cartl before
proceeaiing wiN successive phases ot the 7ob.
