(ESI) was retained bN, State Farm Insurance to provide a structural inspection ofdamage to a residence at 6730 West 29"' Avenue, Wheat Ridge, CO, The purpose of the inspection was to determine tile callse and extent of structural damage to tile roof and walls. According to the owner, Mr, Lilly, he heard a load noise and subsequently noticed some deflections of the exterior roof' to wall connection on the front of the house. He had some ice damming oil the frontand back and indicated that lie had as much as 2 feet of snow on the roof Mr. Randall P. Bernhardt. PE visited the location on Thursday. March 5 and observed conditions on the roof' *the walls and the accessible attic area. This report includes discussion of' his observations, as discussion of' the mechanics of snow load and ice damming and conclusions with a repair protocol, SITE INSPECTION Riqqin)esti tsars The building was a single story house. According to the owner, the house was built in 194 1. The building had as more recent addition on the back, ofthe house. The roof oil the original building was hipped and was constructed ofasphalt shingles on wood board -decking on 1.x4 rafters. The walls were clay tile or brick, and covered with vinyl siding on the outside. The building was about 20*x")O' in plan dimension not including the addition. The addition had a mono -sloped rool'sloping to the rear of the house. Observations The attic area was observed via all access way near the center of the house. There was sorne moisture damage around the roof ventilation openings. The roof vents were located near the ridge of tile roof' oil the north and south sides. The ceiling Joists were covered by blown -in insulation. No structural damage was observed in the attic. The connection of the rafters to the Joists and walls was covered by insulation. The roof snow depth at the front of the house was approximately 6.5 inches. There was ice and snow in tile gutters of the original roof' construction. The displacement on the front of the house was the greatest at about 2 '/- inches toward the north. The sides had about I inch of displacement outward. A wood member and the top of the masonry wall was exposed on the front side. The wood member was split longitudinally at locations where exposed. Some areas of the split appeared dirty indicating some age to the split, Other areas appeared clean indicating it would have occurred recently. Wheat Ridge, CO Page 5 of ESI Project: 4i697 3/06/ 15 State Farm No, 06-,�W58-642 DISCUSSION The cause of the horizontal deformation of the roof with respect to the walls is likely due to a combination of snow load., deterioration ofthe rafters. and deterioration of the rafter connections to the ceiling Joists or nailers, deterioration of the nailers that are anchored to the masonry and excessive load on the gutters firorn ice darnming. Snow Loads in Denver A brief investigation of snowfall records indicated that the 2014-15 winter did not have excessive sno\v fall at a total of approxii-nately 30 inches. 2012-13 had more than twice as much snowfall during the winter. These numbers do not reflect the flUCtUatiOu in depth ol'snowy, only the recorded snow fall. Rafter to Ceiling Joist 'all Connection and Excessive Snow Load The roof rafters are sloped. anchored at the wall and abutting at as ridge board at the ridge. When gravity loads like weight of` building materials and snow are supported by the rafters, the rafters exhibit bending, but also a compressive load. The rafters oil each side of and together with the ridge board act like an arch. When loads are supported on the arch. they produce the bending, a compressive axial load and a horizontal outward thrust at the connection to the wall. Proper construction would ensure that the rafters parallel to the ceiling joists are connected to the ceiling Joists at tile wall and that both rafter arid joist are anchored to the wall. The outward thrust, from the rafters will place a tension force in tile ceiling -joists. Splices in the ceiling joists would need to be adequately connected. Weights of'snow and dead load could cause an overload of the connection of the rafter to joist connection if tile connection is deteriorated or progressively- weakened over time. If' tile connection falls. then the rafters can slip horizontally outward at the wall and tile ridge will deflect vertically downward. In this house, it is assumed the ceiling joists run east -west and are connected to the rafters running in the same direction. The rafters on the hip ends of the roof are supported by the ridge and hip rafters that run diagonally firom the ridge to the roof corners. These members do not have the sarne supportmechanism as the main east -west rafters. They are connected to the ridge board at the peak and the wall. butdo not have ceiling Joists to react against. They depend entirely on the nailer anchored to the wall, but do not exhibit the outward thrust because they do not abut each other at, tile peak. [fthe main rafters slip outward and the ridge deflects downward, then the hip members will also slip outward at the wall. A rafter deflection outward at the cave of I inch, will result in a vertical deflection at the ridge of inches. 'This rotation can deform the vinyl siding and trim, One way to inhibit ice daturning is to provide proper ventilation of the attic. -The attic on this house had two vents, one each on the north and south hip roof,,,, near the peak. No other ventilation was evident. I'his ventilation will properly exhaust the heated air infiltrated from the OCCUpied area and make the entire root'sur&e closet, to the sarne temperature., thus limiting the damming effect at the eave locations, It is our opinion that the outward deflection ofthe roof with respect to tile wall was due to the failure ofthe connection of tile rafter to the walleither at the connection to the ceiling,jgist and the nailer or the connection ofthe nailer to the wall, fhe failure caused an outward movement on both sides and front hip, Since the snow load was heavier oil the north side the Outward movement was greater at this location, ']'his opinion is substantiated by comparison of photos from 2012 with those ofMarch 2015 indicating a difference in roof lines. Also, the split wood member gives evidence ofa failed wood member attached to the wall. Deformation of the vinyl siding and trim was likely exacerbated by the ice damming effects on the gutter. `There was no evidence of wall deformation due to frost heave or soft soil. 'I'llis usually exhibits severe diagonal, stair -stepped cracks in masonry walls.No such cracks were seen. The repair protocol Would include removing the shingles. decking and rafters for the; roof'over the original building to replace the damaged anchored nailer at tile top ofthe wall, Once exposed, it can be determined if the ceiling joists can remain while tile damaged nailer is removed. The connection of the rafters to the Joists and the nailer would need to Ile constructed according to the 2012 International Building Code. New construction could include a st-nall soffit at eaves for ventilation in addition to a ridge vent or other vents oil the upper parts of the roof. Baffles would be required to provide tile ventilation through the insulation. Restoration of damaged interior finishes WOUld also be required. Tile monosloped roofat the rear of the house over the addition should have minimal disturbance.
