The City received the signed certified return receipt on approximately May 7, 2008. The letter was in reference to the illegal conversion of the detached garage to habitable space, the stucco work being done on the exterior of the house /garage and the newly installed storage shed. All of these items had been done without obtaining the necessary building permit(s). Follow -up photographs of the property were taken on May 2, 2008 showing the observed violations. Wednesday, July 3, 2008 a Notice and Order was sent via certified mail to Wells Fargo Bank. Tuesday, July 8, 2008 the property known as 7057 W. 29 Avenue was posted with a "Notice and Order". Wednesday, July 9, 2008, the property was inspected by John Schumacher, Chief Building Official, and Kristy Bhutto, Property Inspector alongside new co- owner, Jeanne Weis. The following were some of the obvious, visible violations: 1. Conversion of garage space, and additional work without obtaining a building permit. 2. Missing or improper flashing installation on roof. 3. New roof, improperly ovedayed. 4. Roof valleys improperly installed. 5. ABS Vent on roof does not extend beyond flashing. 6. Storm collars missing on all roof vents. 7. Cedar shingles improperly installed (no felt, no flashing). 8. No flashing on windows. 9. Converted space cannot sit on a slab (foundation required). 10. S.E. window at rear of converted space required to be tempered (next to a walking surface). 11. No exhaust vent in converted bathroom. 12. Water damage in newly finished area 13. Inadequate or no insulation. 14. No insulation on ductwork in unconditioned space. 15. Gas flex line is undersized. 16. Unsecured electrical wiring. 17. Additional violations may exist at the property that would require a more extensive inspection process. Things were well under way but on approx. 12/21/09 the pipes burst to the expansion, and the work cannot be done until the spring thaw (should it ever really be winter!) In addition, I will be out of town until 3/9/09, so didn't want the 3/7/09 deadline to slip by. The City received the signed certified return receipt on approximately May 7, 2008. The letter was in reference to the illegal conversion of the detached garage to habitable space, the stucco work being done on the exterior of the house/garage and the newly installed storage shed. All of these items had been done without obtaining the necessary building permit(s). Follow-up photographs of the property were taken on May 2, 2008 showing the observed violations. Wednesday, July 3, 2008 a Notice and Order was sent via certified mail to Wells Fargo Bank. Tuesday, July 8, 2008 the property known as 7057 W. 29'" Avenue was posted with a"Notice and Order". Wednesday, July 9, 2008, the property was inspected by John Schumacher, Chief Building Official, and Kristy Shutto, Property Inspector alongside new co-owner, Jeanne Weis. The following were some of the obvious, visible violations: 1. Conversion of garage space, and additional work without obtaining a building permit. 2. Missing or improper flashing installation on roof. 3. New roof; improperly overlayed. 4. Roof valleys improperly installed. 5. ABS Vent on roof does not extend beyond flashing. 6. Storm collars missing on all roof vents. 7. Cedar shingles improperly installed (no felt, no flashing). 8. No flashing on windows. 9. Converted space cannot sit on a slab (foundation required). 10. S.E. window at rear of converted space required to be tempered (next to a walking surtace). 11. No exhaust vent in converted bathroom. 12. Water damage in newly finished area 13. Inadequate or no insulation. 14. No insulation on ductwork in unconditioned space. 15. Gas flex line is undersized. 16. Unsecured electrical wiring. 17. We need to post it for not having a building permit to convert and attach the detach garage to the house (creating it sounds like - a bedroom and a bathroom+). Currently it is a bank owned property, and we are starting to get a lot of inquiries about the lot.
