Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. We were responding to a Council Service Request concerning the listing of the house on the property that Wehling is selling. The listing sheet describes the dwelling as having a separate "mother-in-law aparhnenP", to be used as a separate habitable space. The property is zoned R-2; however, the gaxage "mothec-in-law" is a separate building, and not attached to the main house, and thus, is not a permitted use. To be a permitted use, the two dwellings must be in the same structure, and not two separate structures (or share a continuous roofl. Wehling stated that in the past he had used the space fox a play house foc the kids. He stated that since August of this year, his brother-in-law had been using the space as temporary living quarters. Darin and I were permitted to tour the structure. The first floor, where cars would normally park, was fixll of junk (no violation), and contained a small ioom with a bed.
