The eastern half of the property is zoned Residential -One C (R -1C) and the western half is zoned Residential -Three (R-3). The property was legally platted in the late 1800s as part of the Princes Resub Block 14 Lakeside subdivision. The property is divided into four smaller lots (Lot 21, 22, 23, and 24 that are each approximately 3,950 square feet and 25 feet wide which was common when the platting was performed. This results in a condition where there are four non -conforming parcels of record under one ownership. There is one single-family home on the property, likely contained on Lots 23-24. A small shed straddles the line between 22-23. A survey will be required to determine that the existing single- family home is indeed fully contained on Lots 23-24 before any lot sale can take place and before any redevelopment can occur on Lots 21-22. If the survey confirms that the single-family home is only on Lots 23-24, the owner is able to sell Lots 21-22 as one parcel, and sell or retain Lots 23-24 as a separate parcel, provided the rear shed that straddles Lots 22-23 is removed. Buildings are not permitted to cross property lines under separate ownership. This would allow the construction of a new single-family home on Lots 21- 22, and the preservation of the existing home on Lots 23-24 (or a new single-family home to be built in its place). Refer to the diagram on the following page for more information. Selling Lots 21-22 and 23-24 separately would require a revised deed since currently all the lots are connected under one ownership and include all four parcels. The conditions on the property are considered legally non -conforming; any new development on either parcel would require all setback and development standards to be met, and would be subject to review under a building permit. REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval.
