Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
off to the Permit Desk at the City of Wheat Ridge. The report MUST BE SIGNED by the

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

CONTRACT AGREEMENT
TERMS AND CONDITIONS
1. Cenral. This is a contractual agreement ("AgreermenCl by and between
O'Connor Roofing Comriarry (hereinafter called "Contractor`), and the Owner(s), as
reflected on ftre reverse side, whereti% Upon Contractor's acceptance, Contractor
agrees to supply arid furnish the materials and tabor at the Iocabon(s) set forth on the
reverse side, to repair, restore. refurbish or build the improvements to the real property,
and whereby Owners) agree to pay to contractor all invoices within ten (10) days after
job completion.
2. Materials and Workmanship. Contractor agrees to supply and furnish and use
materials of a value and quality reasonably equivalent to those previously existing (if
any), if reasonably available, provided, however, Owner may require materials of a
different value or quality, than those previously existing (if any) if specified in writing
and agreed to by Contractorunless otherwise specified by Owner in writing and
agreed to by Contractor, Coraracto , in furnishing matenals and tabor, agrees to match
reasonable existing textures, colors, plans and materials but does not guarantee exact
duplication.
3. Access to Work. The Owner shall at all times have access to the work wherever
it is in preparation and progress-

6. Hazardous Maderials. Unless otherwise provided, Contractor assumes no
responsibility far testing for the presence of, removal, or the disposal of asbestos
containing or other hazardous materials. Contractor agrees to promptly ratify the
Owner 4 such materials areencountered and recognized as the work progresses, and
may, at Cor:tractor's optan, slop work until such time that suspe,K matorials have been
property tested or arrangements by the Owner have peen for the lawful removal and
disposal. Contractor may also at Contractors option issue to lima Exner for ail work

7. Ownership of Materials. All work and materials dekvered on the premises by
Contractor to form part of the work, whetter actually incorporated therein or not are to
be the property of the Contractor until the some have been paid for in accordance with
the terms here -of. All surplus and salvage materials remain the propertyof Contractor.
6. Acceptance. This Agreement, having been signed by Owner as accepted,
eonsfltutnas an irrevocable offer to be accepted or rejected by Contractor within thirty
(30) days from date of its delivery from Owner.

14. Collections. Should collection of payment under this Agreement be placed by

The property is bounded on the south by 38' Avenue, west of Kipling. In this part of 38 Avenue, there
are no gutters, curbs, and sidewalks. Further, the other three sides of the property are adjacent to
residential properties. As a result, there are no accessible storm drains toward which runoff water can
be directed.
An existing garage stands in the northwest corner of the property. No changes are planned for the
structure at this tine® There will be modest grading around the structure to encourage drainage away
from the building but nothing major.
Given these factors, then, the final drainage strategy is as follows.
The ground adjacent to the house will be graded away from the house at a slope of I foot or 2
feet in 10 feet, depending on the cit)(s best practices. This will force water to drain away from
the foundation into the yard.
The front yard will be graded so that rain, snow melt, and water entering from the street will be
directed around the house to the east and west.
A driveway will occupy the west side of the property. It will be graded to keep water away from
the house while being gradually directed into the flat spaces in the back. Ground on the east
side of the house will be graded similarly.
Rain gutters will be provided on the house front and rear with downspouts located on each
comer. Downspouts on the south side of the house will discharge two or three feet away fro
the foundation Into the planned "channels" along the east and west. Downspouts on the no
side will discharge similarly into the flat areas to the north of the property. I

7. Permittee assumes all liability and holds the City harmless against all claims, damages, suites, penalties, fines
and liability for injury or death to persons or loss or damage to property related to the placement of a
dumpster/container in the City right-of-way.
8. The repair of any damage to pavement, curb, gutter, landscaping resulting from the placement, use or removal of the
dumpster/container shall be the responsibility of the applicant and shall be performed to the satisfaction of the City.
