foundation wall reinforcing steel inspection. All steel was installed per the project plans and
specifications. Also, while inspecting the reinforcing steel, a grounding electrode was observed. This
concrete encased electrode meets the requirement of article 250.52.3 of the National Electric Code.

period of one (1) year from date of issue and may be renewed. All fees shall be in accordance with those fees
established by the Uniform Building Code or other applicable City adopted Resolutions or Ordinances.
Note: Al[ public improvements, when constructed, shall be maintained (by the respective individual(s) and/or
company responsible for the construction of that public and/or private improvement in the respective
development) on a daily basis, or as needed, such that they are jree of mud and other construction debris
tracking from the site. Failure to comply with this requirement will result in the enforcement of Artic[e III,
Specified Nuisances, Section I5-16 (4) of the Ciry of Wheat Ridge Code ojLaws.
MINOR GRADING EXCAVATION. AND FILL PERMITS
1-50 Cubic Yards: No pennit is required for dumping or excavation of earth materials, which do not exceed

to one (1) vertical slope, or such fill is less than three (3) feet in depth and is not intended to support
permanent structures, and in addition, such fill or excavation does not obstruct or otherwise adversely affect
any drainageway. Should any of the above standards be exceeded, or a drainage way be affected, a pennit
shall be required under the guidelines for No. 2.
2. 51-500 Cubic Yards: Dumping or excavation of earth materials not exceeding 500 cubic yards may be
allowed with a permit approved by the City Engineer. All applications are to be submitted on the appropriate
completed application form and shall be accompanied by the appropriate fee and sketch plan indicating the
following information before the pennit will be issued.
A. Location and dimensions of all property boundaries and structures on the site.
B. Location and extent of areas to be filled and/or excavated.
C. Location of existing and proposed drainageways, irrigation ditches, etc., and indication of how and where
historic run-off will be maintained on and through the site.
D. Cross-section area to be filled and/or excavated indicating original slope, new slope and depth of fill.
E. Statement that indicates the proposed use or purpose for said fill or excavation.
F. Relative elevation of adjacent properties.
G. Erosion control plan showing placement of control devices such as hay bales, etc.
3. 501-10,000 Cubic Yards: Operations in which earth material fill or excavation exceeds 500 cubic yazds, but
does not exceed 10,000 cubic yazds, may be allowed by a permit issued by the City Engineer after review of
an application and supporting information. The following information shall be submitted with the required
application form:
A. A site plan, prepazed and signed by a Colorado registered professional engineer, at a scale of no less than
1 inch to twenty feet (1:20) which illustrates the following:
B. Location and dimensions of all property boundaries and structures on the site.
C. Location and extent of azeas to be filled and/or excavated.
D. Location of existing waterways and drainage courses indicating any changes. (for a site containing an
established irrigation ditch, a letter of approval from the appropriate ditch company shall be required).
E. Location of existing and proposed points of ingress.
F. Location and extent of existing vegetation, proposed changes in such vegetation and methods of
rehabilitation on site vegetation after earthwork operations are complete.
G. Erosion control plan.
H. Grading plan with existing (dashed lines) and proposed (solid lines) ground contours with contour
intervals of 2 feet and spot elevations.
1. At least two cross sections (east to west and north to south) through the site showing depth of fill and/or
excavation.
J. A drainage report may be required if site runoff characteristics are changed.
K. Relative elevations of adjacent propeRies and structures.
L. Statement of purpose of intended fill and/or excavation.
4. Performance S[andards: The following provisions shall apply to all Minor Grading, Excavation and Fill
Permits:
A. Rehabilitation: Within thiRy (30) days after cessation of filling and/or excavation, rehabilitation for the
site shall have been completed in accordance with the approved plans. Rehabilitation shall consist of
leveling, grading, landscaping or any combination thereof to minimize potential erosion and be acceptable
to the City Engineer.
B. Debris: Debris and/or contaminants shall not be used except with the approval of the City Engineer.
"For the purpose of this Section, the term debris shall have the same meaning as the terms "gazbage, trash
or junk" as defined in the Wheat Ridge Code of Laws, Section 15-4."
In no case shall debris or contaminates identified or classifted as hazardous waste by local, state or federal
agencies be used as fill in any fill areas within the City of Wheat Ridge.
C. Excavation and/or fill areas shall be graded to facilitate weed control until final grades are set and site
rehabilitation and use occur (must be leveled with side slopes not to exceed 3 to 1).

INTRODUCTION:
This xeport sununarizes the xesults of data obtained during a soIls test of 11920 West 38th Avenue,
Jeffexson County, Coloxado. Invesrigarion occurxed on Octobex 24, 2007 and was performed in
undisturbed soil in accardance with ASTM 1586-99. The purpose of the investigarion was to reveal the
engineexing ptopexties fox foundarion putposes fox the pxoposed construcrion of a single-family
residence. The site is curxendy vacant. Other aspects xelating to the pxoposed construction axe
pxesented.
A component document to this plan will be an Open Hole Report that will be produced aftes the Open
Hole Inspection, which is not billed with this report. The putpose of the Open Hole Report is to
deteunuie whethex any significant variation fxom this xeport and the observed condition exists and
whethex the foundation design will xequire modification.
FINDINGS:
The soil encountered in test holes one and tcvo consisted of light brown/tan, fine to coaxse-gxained
clayey sand with mediuxn density to the two foot depth; tan, fine-grained clayey sandstone with
high/very high density (Unified SoIl Classification System symbol SC) fxom the two foot to the ten foot
depth and tan, fine-grained sandy claystone with haxd consistency (Unified SoIl Classificarion System
symbol CL) from the ten foot to the eighteen foot depth.
Attached axe gxaphic summaxies of the boring logs of the field conditions encountexed and a sutnuzaxy
of laboxatoiy testing results. It should be noted that the soil descriptions shown on the boring logs ase
based on the geologist's visual classification of the samples in the field at the depths indicated. Actual
subsuxface soil conditions may vaxy between samples and location tested.
Gxoundwatex was encountered in test boring one at seventeen and a half feet at the time of this
investigation. The pxesence of shallow bedrock beneath suxficial soils is favoxable for the fovnation of
"pesched" gtoundwater. The depth and occuteence of groundwatex can vary ovei time depending on
hydxologic condirions such as pxecipitarion, sutface drainage, irrigarion, and othex conditions not
appaxent at the time of this xepoxt.

RECOMMENDATIONS:
T'his house shall be supported on gxade beams and straight shaft piexs (caissons) dxilled a minimum
length of tcventy feet and a iniuimum penetration into the bedxock of twelve feet, ox to xefusal. These
drilled piets should be designed fox a maximum end beaxing pressure of 30,000 psf, a side sheaz of
2,500 psf fox the poxtion of the piex in fixm beckock, and a**i+nimum dead load of 5,000 psf ox as high
as possible based on piex end axea. Muumum piex diametex shall be ten inches. A minimum void or
cleax space of fourinches shall be pzovided undex the conctete gtade beams and between the drilled
piezs to allow for soIl expansion. If watex is encountexed during the drilling of the piexs, casing cvill be
xequixed and Type II cement shall be used. The drilled piex holes should be thoxoughly cleaned of all
loose soIl and filled with a low slump concrete uiunediately aftet cli illuig to prevent inSltration of water
ox loose soil. The concxete piexs shall be xeinfoxced fos theis full length with one nuxnbex five steel
xebar fox every si.eteen inches of piet perunetex, (a minimutn of thxee nutnbex five steel xebars). The
xeinfoxcing steel shall extend into the foundarion wall a miniuium of two feet. Equivalent fluid
pxessuxes of the soil, assuming noxmal consolidation, may be taken as 55 pcf active and 210 pcf passive.
These values axe based on litexatuce and were not established by site-specific laboratory sample analysis
of shear stxength. The potential fox foundation movement is considered low if caissons axe utilized. If
floox movement due to expansive soils is not acceptable, fuushed xoom floox areas should be supported
on wood or steel floox joists, ox a stnxctuxal concxete slab, over a pxopezly ventilated cxawl space asea.
No foundation wall shall exceed twenty-five feet in length cvithout utilizing countexforts ox butteesses
unless othenvise designed by the foundation engineer. Concrete slabs shall be fxee floating and isolated
fxom load-bearing elements. Paxtirion walls, ufility and HVAC connecrions shall be capable of a
minimum oE 1-1/2 inches of movement of the foundation and slab. An attached detail sheet diagrams

FOUNDATION DESIGN:
7'ftis report is not a fourtdation design. The foundation design engineex will deteinune the exact
configuration of foundation elements, to include footex (if any) width and thickness, wall thickness and
height, pad and piex sizes and reinfarcement schedules. Howevex, the foundation should be designed
for a ten-foot Ecee span.
Tlus xepoxt does not addtess genexal hillside stability, landslide potential, ox other natuxal hazards.
Sevexal azeas of the Coloxado Fxont Range have known geologic hazaxds associated with them. We
xecommend that xeaders of this report furthex educate themselves as to the eicistence of geologic
hazaxds on ox asound theix specific pxopexty of intexest. Coloxado Engineexing can assist in the
development of site-specific assessments of Geologic hazaxds. The Coloxado Geologic Suxvey

dealing with specific geologic issues and/ox issues xelated to specific geogxaphic axeas.
FIELD INVESTIGATION PROCEDURE:
Exploxatory borings wexe advanced using a foux-inch nominal diametex, truck-mounted continuous-
flight augex. The apptoxvnate boxing locarions axe indicated on the attached site diagram and wexe

established in the field by pacing and measuring angles from identifiable site xefexences. The buildex
designated the locarion for exploLation. At depths deteunined by the superoising geologist, samples
wexe obtained by means of a tcvo-inch diameter split-spoon samplet, advanced by a 140-pound drop-
hammex falling a distance of 30 inches, in genexal compliance with ASTM D-1586. The nutnber of
hammex blows xequired to advance the samplex pxovides an indication of the in-situ xelative density of
the soil, and in combination with the labaratory analysis of the soil, pxovides data xequixed for
dexivarion of the engineering propexdes sought by this exploxation.
EXISTING SITE CONDITIONS AND WEATHER:
The genexal topogxaphy axound the site of this investigation is a two pexcent slope to the south.
Vegetation has been xemoved. Weathex was warm and cleas at the time of the invesrigarion. The
elevation measuted at 5,100 feet above sea level.
SUBSURFACE DRAINAGE:
Foundation dxain xequirements shall be detetmined at the open-hole observation; howevex, dtains
around any below-grade useable space, including czawl spaces, should be anricipated. See the attached
detail sheet.
SURFACE DRAINAGE:
The excavation shall be protected fxom surface nxnoff and excess pxecipitation during construction.
Aftex backfilling, the soIl axound the foundarion shall be gzaded away fxom the structuxe at a mir,imum
slope of six inches ovex ten feet. Gutters and downspouts shall be installed to caxry watex acxoss the
area distuxbed by construcrion. Axeas that settle shall be backfilled to prevent ponding of watex. No
vegetation requiung irrigation shall be installed within five feet of the foundation. Watex fxom uphill
shall be divexted azound the structuce. The future ownexs axe cautioned against the installation of a
lawn spxinklex system within 5 feet of the foundarion walls. If a spxinklex system is installed, the
sprinkler heads should be placed so that watex spray from the heads undex full pxessuxe does not fall
within five feet of the foundauon walls. Lawn ixrigarion should be contxolled to prevent excess wetting
of subsurface soils. Lawn, flowets, shrubs, and other plantings within five feet of the foundationwalls
should be hand watesed and tUis watering should be min~ed. If a drip vrigation system is used, one
should limit the amount of water to sustain the plantings. One is also advised that any ixrigation line
can leak and/ox bxeak, xeleasing excessive amounts of watex neaz foundations and can cause damage to
slabs and foundarion walls.
BACKFILL:
Any soil distuxbed adjacent to bearing foundation components shall be xe-compacted to a min;mum o{
85% Standaxd Pxoctox Densitp. Soil suppoxring concxete slabs shall be compacted to 95% Standaxd
Pxoctor Density. Mechanical compacrion methods shall be utilized; watex-flooding technigues are
prohibited. See Compacrion Secrion fox more infoxmation xegaxding compaction xequixements and
techniques.

CONCRETE:
All concxete shall be Type II, Sulfate Resisrive, with 28-day stxength xequirements deterinined by the
foundation design engineex.
EXTERIOR AND INTERIOR CONCRETE SLABS:
Accepted geotechnical pracrice in the Coloxado Fxont Range xegion utilizes a standaxdized scale to
evaluate the risk of slab-on-gxade movement xelative to the swell potenrial of the native soils. The
Following information is given as reference oniy and does not unply approval for the use of

While the above chaxt pxovides a genexal indication of the risk of slab movement, it should be noted
that othex so$ condirions may exist, and that the geotechnical engineer considexs moxe than just the
expansion of the soil when making slab and foundation xecommendarions. Coloxado Engineering and
Geotechnical Gxoup, Inc. does not accept any xesponsibility fox future damage incutxed by the heaving
of interiox slabs bearing on native materials or unpozted materials.
Excess moistuxe in the soil and 'unpxopei compaction undex slabs will incxease the possibility of slab
heave, setdement and ciacking. The buildeT and futuxe ownexs should be awaxe of and understand that
these is a definite risk of futuxe damage with any slab-on-gxade construction. If floor movement due
to expansive soils is not acceptable, finished room floor areas should be supported on wood ox
steel floor joists, or a structucal concrete slab, ovex a pxoperly ventilated ctawl space area. If the
buildex and fixture ownexs axe willing to accept the definite risk of some damage due to concrete floox
slab movement, the following recommended details will help pxevent, but not guaxantee, wetting of the
soils undemeath the slabs and minimi7e damage when wetting of the soil does occux.
Interiox concxete slabs shall be isolated fxom the foundarion, utility lines and non-bearing paxrition
walls. Sepazate the slab from all load bearing membexs and utility lines of at least one-half inch to allow
fot independent movement of the slab. Provide a posirive control ox slip joint at the constxucrion joint
between the slab and foundation walls.
Slabs shall have contxol joints at appzoximately ten feet on centex each way to lessen the possibility of
xandom cxacking. These control joints may be installed as constcuction joints, saw cuts and/ox scoxing
of the slabs. Cuts should be made at least'/a the total thickness of the slab. A good quality concrete
sealant should be installed in these joints to pxevent surface dischasges of water from penetrating slab
subgxades.

A minimutn void or cleax space of one and a half inches should be pxovided at the bottom of all
non-bearing paxririons and farring strips placed ovex the concrete slabs (see Floating Wall
Detail). One should also provide a one-half inch space at the bottom of all dooT-jambs to allow
fot limited movement of the flooL slab. The owner is hereby notified that it is theix
xesponsibility to maintain these void spaces.
In the event a hot watex heating system is used, the pipe should not be placed beneath the
concrete floox slab. In the event a foxced aix furnace is used, a two-inch collapsible connection
should be pxovided between the fuxnace and the heat ducts.
The soils that will suppoxt the concxete slabs should be kept moist during construcrion by
occasionally spxinkling watex and especially a day ox two pxiox to pouring of the slab. This
pxoceduxe will help maintain the moistuxe content of the undexlying soil.
In addition to the above recommendations, anothex ineans with which to xeduce the risk of
movement and cxacking to slab-on-gxade construction would be to ovex-excavate the below
slab soil two ox moxe feet, ieplace with compacted structuxal fill material, pouc the concxete slab
six inches thick with a xeinfoxcing mat of #4/60 baxs at 18 inches each way.
RADON:
Thete is not believed to be any unurual hazazd from natutally occuxring sources of xadioactivity at the
site. Howevex, most counties in Coloxado have avexage xadon levels (measuted in homes) above the
U.S. EPA xecommended "acrion level" of 4 picoCwies per litex of air (pCi/1). Fox instance, Tellex
County avexages 3194 pCi/1, Park County avexages 8.28 pCi/1, El Paso County avexages 4.73 pCi/1,
and Douglas County avexages 7.53 pCi/1. Results of a 1987-1988 EPA-supported xadon study for
Coloxado indicate that the gxanitic tocks, in paxriculax, genexally have elevated levels of uxanium. These
tocks have the potential of pxodncing highex than avexage xadon gas levels in homes. Pxoviding
incxeased ventilation of basements and cxawl spaces and sealing of joints can mitigate build-ups of
xadon gas. This mitigarion is best unplemented during the design and construction phases of
xesidences. The Coloxado Geologic Survey {httu_://geosurve~.~state.co.us/} and the U.S. EPA
{wcvw.ega.QO~y/iac}/xadon} ase both good souxces fox additional information xegatding radon.
OPEN-HOLE OBSERVATION:
It is necessaxy to assuxne the soIl in the suxxounding axea will be siinila.x to that wluch was obsen*ed in
this uutial invesrigarion. Howevet, vasiarions acxoss the test borings and site can and do occux.
Therefore, it ir required that a qualified rail engineer in.rpect the completed foundation excavation pnor to the placement of
any foundation camponent to determine zvhetber any rignificant variation from thi.r report eazrtr and Whether tbe
foundation de.rign avill nquire modification. Plea.re cantact tbir offzce a minimum of 24 hauxr in advance to rchedule a
reprerentative ta abrerue the completed excavation. The open-hole nb rervation is not included ar part of the aoil report and
ir rubject to an in.rection fee. Failute to obtaui this xequired inspection priar to placement of foundarion

COMPACTION:
If compacrion of the narive or borxow soils is tequixed, it is highly xecommended that you pick up an
infortnarive bxochuxe provided at any Coloxado Engineexing and Geotechnical GTOUp,Inc. office. In
genetal, to compact clayey or silty materials:
Placing Fill.• No brush, sod, frozen material, or othex perishable or unsuitable material, or stones
of foux inches or gxeatex in maxunum dimension shall be placed in the fill. The distribution of
the material on the fill shall be such as to avoid the formarion of lenses, or layezs, of material
diffexing substantially in chatacteristics firom the surtounding material. The materials shall be
delivered to the backfill suxface at a uniform xate, and in such quanrity as to permit a
satisfactory construction pxoceduxe. Unnecessaxy concentrarion of travel tending to cause ruts
and othex hollows moxe than six inches in depth, shall be regazded and compacted. Aftex
dwnping of fill material on backfill surfaces, the material shall be spxead by appxoved methods
in appxoximately 6 inches compacted thickness.
Moi.rture Control.• The material in each layex shall be compacted by xolling and shall contain the
optimum moistuxe xequixed fox maximum compaction, as neaxly as pxacticable and as
deteuniued by the soils engineer. The moisture content shall be unifoxm throughout the layers.
The contxactoL may be tequixed to add the necessary moistuxe to the backfill material in the
borxow asea, If in the opinion of the soIls engineex, it is not possible to obtain moistute content
by adding watex on the fill suxface.
Compaction: When the moistuxe content and condition of each spxead layer is satisfactory, it
shall be compacted by a method appxoved by the soIls engineet to 95% ASTM D698 (Standazd
Pxoctox Density) fox slab azeas, and 100% ASTM D698 fox footing and/ot pad axeas. A
Standard Pxoctox test shall be pexfoxmed fox each typical fill material and frequent tests of the
density of the fill must be taken. Noxtnally, eight passes of a sheepsfoot xollex loaded to 4,000
pounds pet lineal foot on a six inch so$ layet is sufficient to achieve 90% ASTM D698.
In genexal, to compact cohesionless free-dxaining materials: Note: The aboveguideline.r alro apply
When compacting cohesionless free-dcaining materials such as sands and gxavel, the materials
shall be deposited in layexs and compacted by treads of a cxawlex type teactox, suxface of intesnal
vibratoxs, smooth or pneumatic rollexs, hand ox power tampexs, or by any other means
appxoved by the soils engineex. The thickness of the horizontal layex aftex compaction shall not
exceed 6 inches compacted thickness if compaction is pexfoxtned by tractor treads, suxface
vibratozs or siinilax equipment, or not moxe than penetsating length of the vibxatox head if
compaction is pexformed by internal vibxatoxs. The material may not be ponded or flooded to
aid in the compaction only if free drauiing materials underlies new fill unless specifically
recommended by the Engineer. When the moisture content and condiuon of each spxead layex
is satisfactory, it shall be compacted by a method appzoved by the soils engineez to 90% ASTNf
D1557 (Modified Pxoctox Density) fox slab axeas, and 95% ASTM D1557 fox footing and/ox
pad axeas.
If compaction testing is to be perfottned by Coloxado Engineering & Geotechnical Gioup, Inc. we will
xequise a Proctox Curve, Standazd or Modified (which ever is appxopriate for the material tested), fxom
an appxoved testing facility. Coloxado Engineering & Geotechnical Gxoup, Inc., iE xequested, will
pexform this test(s) fox you, pxovided a sample of the matexial(s), 5-gallon bucket(s) full, be supplied to

Colorado Engineering & Geotechnical Gxoup, Inc. a m;n;mum of 72 houxs priox to testing. The
sample(s) will be used to deteitiune the maxitnum pxoctox density and optimum moistuxe content for
that xepresentative sample. Additional charges will be incuixed for each sample tested and for
field compaction testing operations if tequired.
CONCLUSIONS:
This repoxt is valid only for the use of the client listed or propexty ownex for the type of construcrion
listed above. Use by any othex is prohibited, as is the use for other types of consttucrion without the
express, written permission of this office. Property ownexs and buildexs ate xeminded that watex
accumularion atound foundation elements is a pximary cause of structutal distxess in homes.
Foundation movement under any condition can be minimized by maintaining a stable
moistuxe content of the soil supporting the foundation. Suxface drainage is paxamount to
m;nim;zing the potenrial for water to penetrate backfill to the level of the foundation. If water
penetcates tlitough to the soil supporting the foundation, movement is likely. Any movement that does
occur should be less than 1".
LIMITATIONS:
This iepoxt and its recommendarions do not apply to any othex site othex than the one described hexein
and axe pxedicated on the assuxnprion that the actual soil conditions do not deviate in any significant
way from those described in this repoxt. In the event that any vatiations ox undesixable conditions axe
detected duxing the construction phase ox if the pxoposed consttuction varies from that planned as of
this xepoxt date, the ownex shall immediately noufy Colorado Engineexing and Geotechnical Gxoup,
Inc., so that supplemental xecommendations can be provided, if needed.

1. Gravel size shall not be less than 1/2" in diameter and not greater
than 1 1/2" in diameter.
2. Diameter of perforated pipe varies with amount of seepage
expected, three inch diameter is most common.
3. Pipe shall be laid at a minimum grade of 1" in 10'.
4. Outfall to be unobstructed, gravity outfall if possible.
Use sump and pump only if gravity outfall does not exist.
Discharge portion of pipe shall be non perforated past
area to be drained. Owner is responsibie to maintain daylighting
of drain.
5. Exterior earth backfill material should be compacted to at least
85% maximum standard proctor density in the upper three feet of fill.
6. Filter fabric shall be mirafi 140 s or equivalent.
7. Drain pipe shall be laid below area serviced or protected, as shown
in detail above.
8. Mop polyethylene film to wall and carry beneath gravel and pipe.
9. The polyethylene film shall be continued to the edge of the
excavation.
