The purpose of this site visit was to review the helical piles shown on the October 11, 2010 structural mitigation plan. While at the site I noted the following items: New Observations: • Reviewed the helical piles. To the best of my knowledge and belief, the helical piles appeared to be installed in conformance with the October 11, 2010 structural mitigation plan. • Site grading around the perimeter of the house did not appear to be modified. Final Comments: We believe that moisture around the foundation elements must be controlled for the useful life of the building. If the Owner would like to further reduce risk and the possibility of future foundation damage, please reference the site observation report dated October 11, 2010. The extent and aggressiveness of control should be carefully considered by the Owner. Expansive Soils: Time has shown that Colorado soils can be unstable and structures can experience damaging movements due to expanding and shrinking soils, primarily when moisture changes occur. Maintaining consistent soil moisture contents around all foundation elements is crucial to minimizing foundation movements. Even with properly engineered /constructed foundation systems these volatile soils can still exert excessive pressures causing damage to the residence. Disclaimer: In as much as the site review of an existing structure for the purpose of observing the structural conditions requires that certain assumptions be made regarding existing conditions, and because some of these assumptions may not be verifiable without expending additional sums of money or destroying otherwise adequate or serviceable portions of the building, the Client agrees that, except for negligence on the part of the Engineer, the Client will hold harmless, indemnify and defend the Engineer from and against any and all claims arising out of the professional services we have provided. The following are our observations and recommendations: Existing Residence: The existing residence is a two story structure with conventionally framed wood walls, floors and roofs over a full basement. The foundation system is multi -wythe brick walls and (assumed) spread footings. The addition of the residence is a single story structure with conventionally framed wood walls, floors and roofs over a crawl space. The foundation system is cast -in -place concrete walls with spread footings. Also, there were no gutters /downspouts for the addition. Although the crawl space and basement areas appear to be relatively dry at this time, there is evidence of significant moisture in the past. We believe that moisture around foundation elements must be controlled for the useful life of the building. The lack of proper drainage is likely the major contributing factor to the foundation movements observed. It is our opinion that the site drainage around the perimeter of the house must be modified such that precipitation will quickly drain away from the residence. The use of properly sloped slabs -on- grade, moisture barriers, swales and surface /subsurface drainage systems are strongly recommended. Slabs adjacent to the residence must be properly sloped to promote rapid runoff. Planters and other surface features which could retain water should be eliminated and properly graded to reduce the possibility of moisture infiltration around the foundation. Irrigation systems, excessive watering adjacent to the residence and damaged plumbing can introduce unwanted moisture, possibly resulting in settling and /or heaving. The owner should consider removing irrigation systems or simply not using them.
