Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

proceeds of an insurance policy to pay for the work
done on their roof, pursuant to section 6-22-105,
Colorado Revised Statutes, the roofing contractor
cannot pay, waive, rebate or promise to
pay, waive, or rebate part or all of any insurance
deductible applicable to the insurance claim for
payment for work on the covered residential

Final payment will be due upon notification by Baruch
Construction of Substantial Completion. The project
will be considered substantially complete upon the
earliest of the following: (a) Baruch's work passes
final inspection by the relevant government agency;
(b) determination by Baruch Construction that the
project is useable for its intended purpose. The work
shall be substantially complete even though minor or
punch list type work remains. The warranty period
begins upon Substantial Completion, but no warranty
work will be performed until payment in full.
The Customer shall be in default if he or she does not
pay all sums due within thirty (30) days of the date
Baruch Construction gives notice of Substantial
Completion. Past due amounts are subject to 2% per
month simple interest. Customer will also pay the
Contractor's reasonable costs and attorney fees for
collection.
NOTICE OF RIGHT TO CANCEL
Customer may cancel this transaction, without any
penalty or obligation, within 72 hours from the signed
date below by writing "I hereby cancel "at the bottom
of this contract and returning a copy to Contractor via
U.S. Mail, Email, or Fax. See C.R.S. 6-22-104 for
further information.
The roofing contractor's surety and liability coverage

the 72 hours allowed by law, the customer shall pay
Baruch 20% of the contract price as liquidated
damages, not as penalty, and the company agrees to
accept this amount as a reasonable compensation the

contract received by Property Owner from a lender or
insurance company, intended to pay all or part of the
construction costs, are held in trust for payment to
Baruch Construction for labor and materials. Property
Owner agrees to act as a general contractor to hold
the funds in trust for payment of Baruch Construction
as Owner's subcontractor. Using the funds held in
trust for any purpose other than payment of Baruch
Construction makes Owner liable for treble damages
under Colorado law.
Customer is solely responsible for the Homeowner's
Association covenant approval of roofing products
and color.
All checks for payment must be payable to Baruch
Construction, Inc. No exceptions. Payment to anyone
else does not relieve the property owner/customer of
liability.
The waiver of a breach of a provision of this contract
shall not operate as a waiver of any subsequent
breach of any party.
This contract does not include the replacement of
deteriorated decking, ventilators, roof jacks, flashing
soffit and fascia or other components unless they are
included in this contract.
Warranty
Baruch Construction provides a 5 -year workmanship
warranty. During the warranty period, Baruch
Construction, Inc. shall correct work not meeting
applicable building codes, or which is not of the same
quality as a reasonable contractor under the same
circumstances would have provided. The warranty is
not a guarantee of perfection. Baruch Construction
has sole discretion to determine what is the most
practical and economical warranty repair. Property
Owner agrees to allow Baruch Construction
reasonable time and opportunity to make warranty
repairs. The warranty is not transferable without
written permission.
