Based on physical improvements that occuned to the Lena Gulch drainage channel in the ]ate 1980's, the 100-year floodplain was modified to exclude most of the properties on the south side W. 41S` Avenue, including the one you are listing. Please see attached copy of the city zoning map where the 100-year floodplain is designated with a dot pattern. In June of 2003, the City of Wheat Ridge, in conjunction with FEMA (Federal Emergency Management Agency), adopted new FIRM (Flood Insurance Rate Map) maps. The adopted maps do not reflect the completed improvements to L.ena Gulch; therefore, the proper[ies in this vicinity aze shown as being inundated with 100-year floodplain (Zone AE). The City of Wheat Ridge is in the process of filing for amendment to the existing FIRM map to correct it and exclude these properties from the 100-year floodplain (Zone AE).
