Our investigation was conducted to evaluate subsurface conditions and provide foundation design criteria for the proposed residence. The investigation was performed in accordance with our proposal dated January 5, 1995. This report was prepared from data developed during our field exploration, laboratory testing, engineering analysis and experience with similar conditions. The report includes our opinions and recommendations for design criteria and construction details for foundations and floor systems, lateral earth loads and drainage precautions. The report was prepared for use by our client in the design and construction of a single-family residence. Other types of construction may require revision of this report and the recommended design criteria. A brief summary of our conclusions and recommendations follows. Detailed criteria are presented within the report. SUMMARY OF CONCLUSIONS Subsoils found in our borings consisted of 3.5 to 4 feet of sandy clay, then 8.5 to 9 feet of clean, gravelly sand with occasional cobbles underlain by claystone bedrock to the maximum depth explored of 25 feet. The claystone bedrock exhibited high swell potential in laboratory tests. Groundwater was encountered in both borings at a depth of 9 feet at the time of drilling. 2. Footing foundations are recommended for the proposed residence. Design and construction criteria are presented within the report. 3. We believe slab-on-grade construction supported by the near surface clays and sand soils on this lot involves low potential for movement and damage. We recommend structurally supported floors in all finished living areas. We understand that the residence will be constructed over a crawl space. No basement is planned. 4. Surface drainage should be designed for rapid runoff of surface water away from the proposed residence. SITE CONDITIONS The proposed Adkins residence will be located east of Kipling Street, south of 41st Avenue at 9870 West 41st Avenue in Wheat Ridge, Colorado (Fig. 1). The surrounding area is primarily residential with occasional commercial buildings along Kipling Street. The site is bounded on the north, east and west by existing houses. The southern portion of the site is bounded by a 4.5 to 5.0-foot deep drainage ditch which was dry at the time of this investigation. Everitt High School is located to the south of the ditch. The ground surface is relatively flat, sloping slightly down to the drainage ditch at the south end of the site. A drainage channel approximately 13 feet deep runs adjacent to the east side of Kipling Street just west of the site and outfalls into Clear Creek. This ditch contained two to three feet of water during this investigation. Clear Creek is approximately 0.2 miles north of the site. Vegetation consisting of natural weeds and grasses covered the ground surface within the lot. PROPOSED CONSTRUCTION We anticipate the proposed residence will be a wood-frame, two-story structure over a crawl space. Foundation loads are expected to vary between 1,000 and 3,000 pounds per lineal foot of foundation wall. For the type of residence planned, excavations are expected to extend 2 to 4 feet below site grades present at the time of exploration. Final grading and landscaping may result in slightly greater depth of backfill. 2 INVESTIGATION The field portion of our investigation included drilling two exploratory borings at the approximate locations shown on Fig. 1. The borings were drilled using 4-inch diameter, continuous flight, truck-mounted auger. Drilling operations were under the supervision of our field representative who logged the soils found in the borings and obtained samples. Samples were obtained at 5 and 10-foot intervals using modified California-type samplers (2.5-inch O.D.). The samplers were driven into the soils using a 140-pound hammer faliing 30 inches. Graphic logs of the soils found in the borings, results of field penetration resistance tests and portions of the laboratory test data are presented on Fig 2. Samples obtained in the field were returned to our laboratory where they were visually classified and typical samples selected for testing. Laboratory testing included natural moisture content and dry density, grain size analysis, Atterberg limits, swell- consolidation and water soluble sulfate tests. The results of laboratory testing are presented on Figs. 3 and 4 with a summary in Table 1. SUBSURFACE CONDITIONS Subsoils found in our exploratory boring consisted of about 3.5 to 4 feet of sandy clay, then 8.5 to 9.0 feet of clean gravelly sand with occasional cobbles underlain by claystone bedrock to the total depth drilled of 25 feet. Groundwater was measured in both borings at a depth of 9 feet during drilling, and when checked 7 days after drilling. Field penetration resistance test results indicate the sands are medium dense to dense, and the claystone medium hard to very hard. Grain-size analyses were performed on 2 sand samples. Results indicate 30 to 50 percent of the materiai is gravel, 50 to 70 percent is sand and less than 2 percent consists of ciay and silt-size particles (material 3 finer than the No. 200 sieve). One claystone sample tested exhibited high swell potentiai (5.1 percent) when wetted under an applied vertical pressure of 1,000 psf. RESIDENCE FOUNDATIONS Our investigation indicates the subsoils at the proposed foundation levels consist of sandy clay or gravelly sands. Our experience has shown low to moderate swell potential for the sandy clays in this general area. We recommend footing foundations on the clay or sands for this lot. Recommended footing design and construction criteria are presented below. These criteria were developed from analysis of field and laboratory data and our experience. The structural engineer should also consider design and construction details established by the structural warrantor (if any) which may impose additional foundation design and installation requirements. 1. The footing foundations should bear on the undisturbed natural clays or sands. Where soil is loosened during excavation or in the forming process for the footings, it should be removed and replaced, compacted to at least 95 percent of maximum standard Proctor dry density (ASTM D 698) within 2 percent of optimum moisture content prior to placing concrete. 2. Footings should be designed for a maximum allowable soil bearing pressure of 3,000 psf. 3. Footings should have a minimum width of at least 16 inches. Foundations for isolated columns should have minimum dimensions of 20 inches by 20 inches. Larger size footings may be required depending upon the loads and structural system used. 4. Foundation walls should be well reinforced, top and bottom. We recommend reinforcement sufficient to span an unsupported distance of at least 10 feet. Reinforcement should be designed by the structural engineer considering the effects of large openings on wall performance. 5. Exterior footings must be protected from frost action. Normally, 3 feet of frost cover is assumed in the area. 6. The completed foundation excavation should be inspected by our representative, prior to placing forms, to verify subsurface conditions are as anticipated from our borings. We shouid also inspect footings prior to pouring. 4 FLOOR SLABS The near-surface soils which may support slab-on-grade floors and flatwork include low swell clays. These soils are stable at natural moisture contents but upon wetting will heave and can cause movement of slabs. Some increase in moisture must be assumed because of the impact of residential development and associated landscaping. To our knowledge, the only reliable solution to control floor slab movement is the construction of a structurally supported floor with at least an 18-inch air space (crawl space) between the floor and subgrade soils. In our opinion, structural floors shouid be used in all finished living areas. Our investigation indicates the swell potential is low on this lot. We understand the owner intends to construct a crawl space beneath the house and that there will not be a basement. Structurally supported floors are normally not used in garage areas. Driveways, sidewalks and exterior patio slabs are also constructed as slabs-on-grade. Performance of this type of construction is unpredictable. Slight increases in soil moisture content can cause heaving or settlement and cracking of slabs-on-grade. If the owner elects to accept the risk involved, we recommend the following precautions for construction of slabs-on-grade at this site. These precautions will not prevent movement in the event the underlying soils become wetted, however, they tend to reduce damage if movement occurs. Additional requirements of the structural warrantor (if any) should also be reviewed. 1. Slab-on-grade construction should be limited to unfinished areas such as garage and exterior flatwork where slab movement and cracking are acceptable. 2. Slabs shouid be separated from exterior walls and interior bearing members with a slip joint which allows for free vertical movement of slabs. 5 3. The use of slab-bearing partitions should be minimized. Where such partitions are necessary, a slip joint allowing at least 2 inches of free vertical slab movement should be used. The home owner should be aware of potential heave and re-establish this void if it closes. Doorways and stairs should also be designed for this movement. Sheetrock should not extend to slab-on-grade floors. 4. Underslab plumbing should be eliminated where feasible. Where such plumbing is unavoidable, it should be thoroughly pressure tested during construction for leaks and should be provided with flexible couplings. Gas and water lines leading to slab-supported appliances should be constructed with flexibility. 5. Plumbing and utilities which pass through slabs should be isolated from the slabs. Heating and air conditioning systems supported by slabs should be provided with flexible connections capable of at least 2 inches of vertical movement so that slab movement is not transmitted to the duct work. 6. Frequent controi joints should be provided to reduce problems associated with shrinkage and curling. The American Concrete Institute (ACI) recommends a maximum panel size of 15 feet in both directions. We advocate control joints 3 feet off and parallel to grade beams and foundation walls. 7. Exterior patio and porch slabs should be designed to function as independent units. Movement of slabs-on-grade should not be transmitted directly to the residence foundations. BELOW-GRADE CONSTRUCTION No below-grade construction for a basement is anticipated. We recommend a drain be considered in the crawl space area. Experience indicates over a period of time, moist conditions can develop in crawl space areas resulting in damp, musty smells and standing water. The drain and sump pit could be installed during original construction and a pump added, if necessary at a later date. A typical foundation drain detail is presented on Fig. S. All crawl space areas should be well ventilated. 6 CONCRETE A water soluble sulfate concentration of 0.002 percent was measured on one soil sample from this investigation. Sulfate concentrations at this level normally have negligible effect on concrete members. We believe Type I cement forfoundation concrete in contact with soils can be used for this site. SURPACE DRAWAGE Performance of foundations and concrete flatwork is influenced by subsoil moisture conditions. Risk of wetting foundation soils can be reduced by carefully planned and maintained surface drainage. Surface drainage should be designed to provide rapid runoff of surface water away from the proposed residence. We recommend the following precautions be observed during construction and maintained at all times after the construction is completed. Wetting or drying of open foundation excavation should be avoided. 2. The ground surface surrounding the exterior of this residence should be sioped to drain away from the residence in all directions. We recommend a slope of at least 12 inches in the first 10 feet around the residence where possible. In no case should the slope be less than 6 inches in the first 5 feet. The ground surface should be sloped so that water will not pond on the lot or between residences. 3. Backfill around foundation walls should be moistened and compacted. 4. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks and downspout extenders should be provided at all discharge points. 5. Landscaping should be carefully designed to minimize irrigation. Plants used close to foundation walis should be limited to those with low moisture requirements; irrigated grass should not be located within 5 feet of the foundation. Sprinklers should not discharge within 5 feet of foundations. Irrigation should be limited to the minimum amount sufficient to maintain vegetation; application of more water will increase likelihood of slab and foundation movements. 7 6. Impervious plastic membranes should not be used to cover the ground surface immediately surrounding the residence. These membranes tend to trap moisture and prevent normal evaporation from occurring. Geotextile fabrics can be used to limit weed growih and allow for evaporation. LIMITATIONS Two borings were drilled on this lot. The borings are representative of conditions encountered only at the exact boring locations. Variations in the subsoil conditions not indicated by our borings are always possible. Our representative should inspect the footing excavation to confirm soils are as anticipated from our borings. We believe this investigation was conducted in a manner consistent with that level of care and skill ordinarily used by geotechnical engineers practicing in this area at this time.
