RE: Plan Review No. 07-0195/Sign Permit Application
I have completed my second review of the building permit application for the additional signage on
the property located at 11435 W. 170 Frontage Road North, and I have the following comments:
The pettnit application was reviewed in accordance with the applicable section of the Code of
Laws. Upon first review, staff indicated that the wall signage was acceptable and could be approved
with the building permit. Staff further indicated that the freestanding sign could not be approved, as
it amounted to an off-premises sign; Chat is, the sign is not located on the property for which it is
advertising.
After Yhis review, staff was contacted by several interested parties to reevaluate the assertion that
the sign did in fact constitute off-premises signage. The Community Development Director
indicated that a sign could be allowed in this location, but it must contain adequate advertising
space for each tenant in the business park, thereby constituting a consolidated business park sign.
The sign contractor resubmitted the permit showing substantially the same design, with added text
at the top which advertises the name of the industrial business park. There is no other formalized
space provided for the other tenants in the business park, although a note is included below the
signage which provides `space for other companies'. The premise of a multi-tenant business spark
sign is that each tenant has a pre-defined advertising space on the sign. Each space is defined within
the sign cabinet and sign faces are included for each business. The sign detail submitted does not
constitute a business park sign; rather it still functions as an off-premises sign. I have included a
detail of an acceptable design far a multi-tenant business park sign.
It should be noted that there is no process in the Code of Laws which would allow an off-premises
sign. These signs are prohibited in the Code of Laws, and are not eligible for a variance or waiver.
The freestanding sign cannot be approved at this time. Please modify the permit to include a multi-
tenant business park sign as illustrated in the attachement, or remove the freestanding sign from the
permit.

The building permit application for the additional signage on the property located at 11435 W. 170
Frontage Road North has been reviewed, and I have the following comments:
1. The wall signage does not exceed the allowed square footage for this building and is
therefore, approved with this building permit application.
2. The free standing sign is shown to the south of the subject parcel, located 10 feet from
the Frontage Road. The sign would be located on another parcel. This is considered an
`off-premises sign'. Off-premises signs are not allowed in the City of Wheat Ridge,
pursuant to Chapter 26 Article VII, of the Wheat Ridge Code of Laws. The free standing
sign is not approved with this building permit application and may not be constructed.
The building permit application (plan No. 07-0195) has been approved with the above-stated
conditions.
