Dear Mr. Moore,
This letter is to inform you that the final drainage report,
street construction plans, and the erosion control plan for the
above referenced project have been reviewed and approved for
construction. Please be aware of the following items regarding
the construction of the project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
Temporary Certificate of Occupancy.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. It will be the responsibility of the contractor for the.
project to repair any damage to the existing public
improvements on West 48`h Avenue as a result of related
construction traffic in the area. Also, the contractor will
be responsible for maintaining West 48`h Avenue on a regular
basis such they are free of construction debris and tracking
from construction traffic accessing the site.
5. Upon completion of the drainage improvements the engineer,
Mr. David Moore, P.E. shall provide to the City of Wheat
Ridge a letter of certification stating that the various
improvements, as defined in the drainage report and plan, have
been accurately surveyed to confirm that their construction is
in accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the
drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Certificate of
Occupancy.

TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and
conditions set forth below for the issuance of a Certificate of Occupancy in connection with this
building pertnit. The issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of
electrical, plumbing, mechanical and framing systems. Inspections are performed by the
Building Division.
2. The completion of site drainage/grading requirements per the approved site grading
plan and/or final drainage report and plan, if such report and plan is applicable. For all
residential and nonresidential projects with an approved final drainage report and plan, a
letter of certification is required from the project's civil engineer of record. Inspections
aze performed by the Public Works Department.
3. The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of constructing said
improvements. The Public Works Department performs these inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements.
Inspections are performed by the Planning and Zoning Division.
All thc abovc items must bc completcd and signcd off by Planning and Zoning, Building
-ind Public Worl:s before a Certificate of Occupancy is issucd. Final inspection by the
Building Division does not constitute authorization of a Certificate of Occupancy nor permission
for occupancy. Occupancy of the structurc is not pcrmitted until thc Ccrtificatc of
Occupancy is issucd.
The City is not responsible for any real estate closings or other agreements concerning the
property which may be affected by failure to complete the above items and obtain a Certificate of
Occupancy.

Dear Mr. Moore,
This letter is to inform you that the final drainage report,
street construction plans, and the erosion control plan for the
above referenced project have been reviewed and approved for
construction. Please be aware of the following items regarding
the construction of the project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
Temporary Certificate of Occupancy.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. It will be the responsibility of the contractor for the
project to repair any damage to the existing public
improvements on West 48th Avenue as a result of related
construction traffic in the area. Also, the contractor will
be responsible for maintaining West 48t' Avenue on a regular
basis such they are free of construction debris and tracking
from construction traffic accessing the site.
Upon completion of the drainage improvements the engineer,
Mr. David Moore, P.E. shall provide to the City of Wheat
Ridge a letter of certification stating that the various
improvements, as defined in the drainage report and plan, have
been accurately surveyed to confirm that their construction is
in accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the
drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Certificate of
Occupancy.

Per our phone conversation, attached is the preliminary engineer's
estimate for the addition of the fire hydrant for your project
located on W. 48th Avenue east of Ward Road.
I have discussed the project with Steve Steigleder of the Arvada
Fire Protection District and he said he would work with you on the
fire hydrant so it can be included into our water line replacement
project. The District plans to have water line replacements
completed in W. 48th Avenue by August, 1998.
Please sign the necessary forms attached and return with the
deposit of $1,289.00 to commence with the design of the project.
Also, for your information, water taps will be increasinq on June
1, 1998 per our discussion, and the new price for a 3/4" will be
$8,110.00. You may wish to consider purchasing the tap in advance
as the price currently is $7,110.00.

We have reviewed the plans for this building for conformance with
the 1991 Uniform Fire Code and have the following comments.
1. Site:
1. The address numbers shall be posted on a temporary
basis and permanently affixed to the building in a
minimum of 4 inch numbers on a contrasting background.

2. All-weather fire department access roadways, minimum
of 20 feet of unobstructed width, capable of supporting
the imposed loads of a piece of 46,000 lb fire apparatus
need to be provided to within 150 feet of all portions
of the building prior to above grade construction.

3. Fire lanes will need to be posted on both sides of the
lanes, "No Parking Fire Lane" with signs that City of
