As structural Engineer of Record for the exterior deck and stairwell replacements at 9240, 9340 &
9380 W. 49th Ave. in Wheat Ridge (the Le Marquis Condominiums), the following responses are
submitted to address the March 4, 2016 Building Code Analysis received from Code Consultants
International regarding the project.
Items listed in the plan review are provided below for reference, with written responses given below
in bold font.
S-1 A wind load of 105 mph, Exposure C is required. Correct this note in the plans or provide a stamped engineer's letter.
Structural design for the deck and stairwell was re -visited, and due to the all projected
areas of each of these structures the increase to Exposure C does not significantly increase
size of members or their connections.
B-1 Balusters are not to allow, the passage of a 4" rhauncters-phere.
Typical handrail detail on Sheet ALO shows 13/81' square balusters at 5 1/4". As discussed on
during our phone conversation, field adjustment to assure no passage of a 411 diameter
sphere will be addressed by the Contractor.

It has come to my attention that
the roof o£ the building located
investigation of this complaint,

there is an ongoing problem with

the following concerns came to

2. Water damage to the electrical
3. Dry rot of structural elements
4. Mold and mildew
Considering these items, i must inform you that this building may
be considered a dangerous building under the Uniform Code for the
Abatement of Dangerous Buildings, Articles 302-5, 302-9, 302-15
and 302-16.
If the damage is not corrected, the City of Wheat Ridge Building
Department may condemn this structure and order it razed as
authorized by the Uniform Code for the Abatement of Dangerous
Buildings.
