we just got beer li cense for The gas station and that s how this whole thing came about that
Travis said to pull another license so to separate gas station/convenience from automotive
operation ( so the new license could even be for the convenience/ gas station part)
What documentation do you need? state sales tax?federal identification number?tax returns?
Articles of incorporation?( Travis is in possession of that)

Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat

REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75% of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75% of the mid -roof may be complete. Asphalt shingles are required to be
fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Please accept this application, and supporting documentation, for a new billboard pen -nit. The
address of the parcel where the new billboard will be located is 6065 West 48th Avenue, and
located on the north -side of 48th avenue (and 1-70) between Harlan and Ingalls streets. It is also
known by parcel number 39-133-10-017 and is owned by Spectrum Inc. There currently is a gas
station operating on the parcel.
Wheat Ridge's 2001 ordinance (No. 2001-1215, dated 2-26-01) the definition of a Billboard and
an Off -Premises sign were almost identical, but that ordinance was rewritten and passed in 2010
which changed the definitions. From the passage of Ordinance 1463, on June 28, 2010, a
"Billboard" is defined as "Any sign in excess of fifty (50) square feet in size oriented to the
Interstate highway utilized to advertise a product or service that is not produced or conducted on
the same property as the sign" (emphasis added) and an "Off -premises sign" is defined as "Any
sign which advertises or directs attention to a business, commodity, service or activity
conducted, sold or offered elsewhere other than on the property which the sign is located".
Clearly, a billboard is a special type of off -premise sign (subset) as defined by section 26-702 of
the Wheat Ridge sign code. This is also confirmed by Chart 2 in section 2-710. The main
difference, Billboards are allowable only oriented to the Interstate.
The location we are applying for meets all aspects of the Wheat Ridge sign code, Section46-70I
(et. seq.) One aspect of the sign code is that there may only be 16 billboards located in the B2
area as designated by the City. A comprehensive analysis was conducted and only 14 billboards
(as defined in section 26-702 of the sign code) were located in the B2 area. In Section 26-711,
titled Billboards; specifications and regulations it explains in letter C. that the maxinium number
allowed are 16. There are 2 off -premises signs, as described in the definition below, located on
Ward Rd that are not oriented to the Interstate highway systern. It is our belief that these 2 signs
are not billboards, based on the City's definitions, but off -premises signs and should not be
counted toward the 16 allowed.
The billboard we are applying for will meet all aspects of the Wheat Ridge zoning and
development code; including height 32 feet, size 672 sq. ft. per each face (double -sided sign),
monopole style construction, and setbacks for a C-2 zone district.

If the convenience store were to put up a new sign the new sign would have to comply with all
size, height, and setback restrictions. Based on the information that you have provided, the
gas station would be allowed a 47.8 square foot sign. Since it is within 1/4 mile of the
interstate it may have a height of up to 50 feet. Signs 15 feet of higher have a setback
from any street of 30 feet.
Signs for properties that are between 1,501 sq ft and 5,000 sq ft are allowed a 35 sq ft sign
to begin with. Then for every 50 sq ft the building is over 1,501 sq ft, they are allowed to
have 1 additional scuare_ foot__. —

I have completed my initial review of the sign permit application for the property located at 6065 W. 48`h
Avenue, and I have the following comments:
1. The proposed face change for the freestanding sign on the east side of the building is allowed.
2. The additional ten square foot sign attached to the freestanding sign is not allowed. The cunent
freestanding signage appeazs to exceed the allowable maximum for freestanding signage. The
submitted documentation does not provide a measure of size for the freestanding `diesel' sign;
however, information gathered from aerial photographs and digital photographs reveals that the sign
far exceeds the 43 squaze foot maximum allowed. As a result, the face change may occur, but no new
signage can be installed without being in compliance with the Code of Laws.
You have the option for applying for a variance to allow the increased square footage for the sign. The
variance application will entail the submittal of a site plan, existing and proposed sign details, a survey
of the property, a letter of request and a fee of $390.00. The process will culminate in a public hearing
before the Board of Adjustment, who will make a determination based upon a set of criteria listed in
the Code of Laws.

location. The foilowing is an explqnation of what I intend fo do.
As per drawing, you will note on the original sign, there is a Texaco ID sign. Next,
there is an 18" itluminated cabinet that has had the faces removed from sign,
and then another 18" illuminated cabinet w/faces, and finally a 27 Sq Ft price
sign located about a foot #rom #he three signs up top. I propose #o install #aces
with custom retainer systems to fit within the space provided by the top three
sign cabinets. 1 do not need to remove the top three cabinets to achieve the
installation of the new faces.
The bottom cabinet wili be removed from the system completely, and disposed
of further reducing the overall square footage by 27 sq ft & cleaning this site up,
as well as brining the system cfoser to compliance. The sign poles to be painted
to Conoco Spec.

SCOPE OF WORK

FURNISH ALL LABpR AND MATERIAL TO DO THE FOLLOWING WORK.:
1) Remove the ezisting six (6) Tokheim 162 dispensers and power centers. This equipment will
become the property of the successful bidder upon completion of the job.
2) Remove ezisting islands and install four(4) new IU' long dogbone style islands. 1 t^ per the
attached sketch. New islands to have dispenser conteinment boxes (Bravo Boxes) furniehed
by Texaco. Islands to be furnished by contractor.
3) Repipe to the new dispenser configuration. All concrete to be completely sawcut through.
All lines must be drained down into a container prior to doing any work to insure that
there is no ground contamination. All lines to be air tested to 50 p.s.i. and soaped (where
exposed) to ensure tightness. RACKFILL WITH CLEAN PEA GRAVEL ALL BROKEN
CONCRETE TO BE 1110% REMOVED FROM ALL PIPINC AND DITCH AREAS
4) Contractor to furnish end install eight (S) 6" diameter guard posts a[ the ends of the
islands per the attached sketch. Guard posts to be 6 foot long with 3' burial with a two (2)
foot diameter concrete pour around the guard posts. Paint two coats of Texaco #7 light gray
enamel on the bottom 1 1/2' , Texaco #31 Red on the top 1 I/2' and install Texaco furniahed
retlectorized decals.
5) Repour line trenches, islands as well as area between new islands. Install 6" reinforced
concrete. Concrete finish to be a very light broom linish. Rough concrete will not be
allowed or accepted.
6) lnstall the four (4) used Texaco furnished Gilbarco dispensers with card readers. This will
be three (3) 88500's and one (1) 68700. Include all required electrical wnduits and
conductors. Dispensers are to be anchoreJ to the wntainment boxes in the islands.
7) Install Texaco furnish Allied SSC per the manufactures specifications.
8) Contractor's electrician to install Gilbarco distribution boxes per the manufacturcn
specifications. Tie this equipment into the controlledcard readedmicromax 3000.
9) Install Gilbarco Sewrity Module per the manufactures specitications.
lb) ' After concrete is poured contrector is to have Petro-Tite tesls run on all product lines. Thlt
cost to be included in contrectors bid price to Texaco.
