The R-2 zone district allows for single -unit and duplex dwellings. Based on historic aerials, assessor records provided by the applicant from 2017 (attached), and City records, the property previously contained a duplex constructed in 1961, and a detached single unit house, built in 1949. The duplex has one unit on the main floor and one unit in the basement, separated by a door. The detached home previously contained one living unit, which was demolished in 2022, due to the Wadsworth improvement project.
