or do other such work to accomplish that purpose as may be necessary, provided that the

If the City of Wheat Ridge exercises its right to perform work of any nature, including
labor, materials and use of equipment either by force account or contract, the City shall
have the absolute right to withdraw the escrow funds to complete said landscape
improvements. The only precondition to the City's right to withdraw the escrow funds
for this purpose shall be a letter from the Community Development Director, stating that
the landscape improvements have not been completed or provided and that the

AGREEMENT OF PURPOSE AND DISCLAIMER:
The parties specifically agree and contract that the purpose of this soil investigation is to
test, analyze, and report on the condition of the soils encountered only as these tests pertain to
the suitable design and construction of an appropriate foundation for the proposed building
and/or residences to determine the (oad bearing capacities of the soil.
THE PARTIES SPECIFICALLY AGREE THAT COLORADO ENGINEERING AND
GEOTECHNICAL GROUP INC. HAS NOT BEEN RETAINED NOR WILL THEY RENDER
:~N OPINION CONCERNING ANY ENVIRONMENTAL ISSUES HAZARDOUS WASTE
HYDROGEOLOGIC OR ANY OTHER KNOWN OR UNKNOWN CONDITIONS THAT
MAY BE PRESENT ON THIS SITE.
GENERAL:
This report presents the results of data obtained during the subsoil investigation of
WHEAT RIDGE INDUSTRIAL PARK POLE SIGN, WEST 48T'` AVENUE, JEFFERSON
COUNTY,COLORADO.
CONCLUSION AND FOUNDATION RECOMMENDATIONS:
In general, this test hole consists of silty clay to the three foot depth, clayey silt from the
three foot to the eight foot depth, gravelly sandy alluvium from the eight foot to the nine foot
depth, clayey silt from the nine foot to the sixteen foot depth and siltstone below the sixteen foot
depth. One test hole was drilled to depth of twenty feet. Free water was encountered at the
sixteen foot depth during the drilling operation.
This structure shall be supported on straight shaft piers (caissons) drilled a minimum
length of twenty-eight feet and a minimum penetration into the siltstone of twelve feet, or to
refusaL These drilled piers should be designed for a maximum end bearing pressure of 12,000
psf, a side shear of 1,200 psf for the portion of the pier in siltstone, and a minimum dead load
of 6,000 psf or as high as possiUle Uased on pier end area. The bottom six feet of the holes shall
be artificially roughened with a minimum 1 I/2" auger tooth in order to anchor the pier into the
siltstone. Minimum pier diameter shall be determined by the foundation engineer but shall
be no less than twenty-foui inches. If water is encountered during the drilling of the piers, casing
will be required and Type II cernent shall be used. The drilled pier holes should be thoroughly
i
cleaned of a11 loose soi] and filled with a low slump concrete immediately after drilling to
prevent infilh-ation of water or loose soil. -['he active case equivalent fluid pressure for this soi]
is 45 pcf.
SITE CONDITIONS•
At the present time there are existing structures at this site. It Is our understanding that
a fifty foot high shopping center sign is planned for constniction.
FIELD AND LABORATORY INVESTIGATION:
One exploratory test hole was drilled on November 3, 2002 at the site location as shown
in Figure 1. This test hole was drilled with a four inch diameter power auger.
At specific intervals, the drilling tools were removed from the test hole and soil samples
were obtained with a two inch inside diameter spoon sampling tube. The depths at which soil
samples were taken are shown on xhe Test Hole Log, Figure 2.
All soil samples were carefully inspected and classified in the field and laboratory. The
samples were subjected to visual inspecrion and laboratory testing in order to evaluate the
physical and mechanical properties of the materials encountered. The natural moisture content
and the natural dry density was obtained from relatively undisturbed drive samples of typical
materials encountered. Swell-Cunsolidation tests were also performed on typical samples of soil,
see Figure 3. These tests indicate the behavior of the soil under various loading and wetted
condirions.
SURFACE DRAINAGE:
The backflll soil around the structure should be moistened and well compacted to prevent
future settling. The backfill material should be free of trash, frozen soil and large rocks. The
future owner must be advised to fill in any settled area to eliminate ponding of water near the
structure and to provide adequate slope for proper drainage away from the shucture and off the
site at all times.
The fmished grade or ground surface near the foundation should have adequate slope to
provide proper drainage away from the struchue and off of the site. A minimum slope of ten
percent for at least the first five feet out from the structure is recommended.
The fuhue owners should be cautioned and advised against the installation of a lawn

sprinkler system witliin five feet of the sh-ucture. If a sprinkler system is installed, the sprinkler
heads should be placed so that water spray from the heads under full pressure does not fall
within five feet of the structure. Lawn irrigation should be controlled to prevent excess wetting
of the subsurface soils. Lawn, flowers, shrubs, and other plantings within five feet of the
shucture should be hand watered and this watering should be minimized. If a drip irrigation
system is used, one should limit the amount of water to sustain the plantings. One is also advised
that any imgation lines can leak and/or break and release excessive amounts of water near
foundations and can cause damage.
SUBSURFACE DRAINAGE:
Free water was encountered during the drilling of the test hole. The requirement for
subsurface drains will be detennined at the time of the open hole observarion.
TOPOGRAPHY:
The topography of the site at which the test hole was drilled slopes down towards the east
atl-2%.
WEATHER:
The weather at the time of the soil examination consisted of cleaz skies with cold
temperatures.
CONSTRUCTION DETAILS:
In any soil investigation, it is necessary to assume that the subsurface soil conditions do
not vary greatly from the conditions encountered in our field and laboratory testing. Our
experience has been that at times soil conditions do change and variations do occur and may
become apparent to the time of excavation for the foundation system. If soil conditions are

OPEN HOLE OBSERVATION:
The owner, or a representarive of the construction firm, shall contact Colorado
Engineering and Geotechnical Group, Inc. a minimum of twenty-four hours prior to the
complerion of the foundation excavation to schedule an open hole observation. This observation
must be performed before the placement of concrete, and preferably prior to the setting of the
forms. This observation will insure soft spots, anomalies, etc., are not present in locarions which
will affect the foundation.
At the time of the observation, the requirement for subsurface drainage will be
established. Additionally, the maximum allowable bearing pressure of the soil may be revised
according to the soil conditions exposed.
