Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND

REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof

CONSTRUCTION AGREEMENT
CON TRUCTIO AGREEMENT (the "Agreement") is mad I entere to on

company ("Contractor").
1. Scope of Work.
Contractor shall be responsible for� � C-1 (the "Work") in
conformity with the requirements set forth in this Agreement. Contractor shall fumish,
undertake, provide or cause to be provided, in a good and workmanlike manner, services.
supervision, permits, testing, labor, personnel, materials, supplies, equipment and machinery
necessary to complete the Work. Where this Agreement describes the Work in general terms, but
not in complete detail, it is understood and agreed that the Work includes any incidental work
which can be reasonably inferred as required and necessary to complete the Work in accordance
with this Agreement. Work shall also conform to certain requirements that are specified in
permit and certificates from regulatory agencies.
2. Date of Commencement and Completion.

3. Contract Sum.

of this Agreement.
b. Contractor shall provide an invoice to Owner not later than the Thirtieth (30) day
of each month. The invoice shall indicate the percentage of completion of the Work as
of the end of the period covered by the invoice. Owner shall have fifteen (15) business
days to pay the percentage of the Contract Sum equal to the percentage of completion of
the Work since the previous invoice.
c. The entire Contract Sum shall be paid in full no later than (_) days after
the Completion of Construction. Contractor may assess a service charge of five percent
(5%) per month on overdue amounts invoiced to you.
d. The Owner may adjust or reject an invoice or nullify a previously approved
invoice, in whole or in part, as may reasonably be necessary to protect the Owner from
loss or damage based upon the following:
Contractor's failure to complete the Work as required by this Agreement;
ii. loss or damage arising out of or relating to this Agreement and caused by the
Contractor to the Owner. or others to whom the Owner may be liable;
iii. the Contractor's failure to pay any subcontractors for labor, materials,
equipment or supplies properly furnished in connection with the Work, provided that
the Owner is making payments to the Contractor in accordance with the terms of this
Agreement;
iv. defective work not corrected in a timely fashion; and
v. reasonable evidence demonstrating that the unpaid balance of the Contract Sum
is insufficient to fund the cost to complete the Work.
When the above reasons for disapproving or nullifying an invoice are removed, payment
will be made for the amounts previously withheld.
5. Construction.
Contractor agrees to provide and pay for all necessary construction supervision,
inspection, construction equipment, construction labor, materials, tools and subcontracted items
for the Work.
6. Liens and Waivers.
Contractor will ensure that all subcontractors, tradesmen, and material suppliers
working under the direction of Contractor are paid whey, due to avoid the exercise of lien rights
provided by law. Nothing in this Section 6 shall be construed as a limitation on or waiver by
Contractor of any of its rights to encumber the property upon with the Work is being performed
as security for any payments owed to it by Owner hereunder.
7. Access by Owner and Public Authorities.
Owner, Owner's representatives and public authorities shall at all times have access to
the site where the Work is being constructed.
8. Warranty.
Contractor shall provide all required notices and shall at all times comply with the
requirements of all applicable laws, rules or regulations. Contractor warrants the Work and
agrees to promptly remedy any defects resulting from faulty materials or workmanship which
shall become evident during a period of three (3) years after the completion of the construction
of the Work without any additional charge to Owner. This Section 8 regarding warranties of the
Contractor shall survive the termination of this Agreement. The duties, liabilities, and obligations
of Contractor to not extend to any repairs, adjustments, alterations, replacements, or maintenance
which may be required as a result of normal wear and tear, Owner's negligence, acts of God, or
third parties beyond the control of Contractor.
THE EXPRESS WARRANTIES SET FORTH IN THIS SECTION 8 ARE
EXCLUSIVE ANY NO OTHER WARRANTEIS OF ANY KIND, WHETHER STATUTORY,
WRITTEN, ORAL, EXPRESS, OR IMPLIED (INCLUDING WARRANTIES OF FiTNF,SS
FOR A PARTICULAR PURPOSE OR MERCHANTABILITY AND ALL WARRANTIES

SHALL NOT CONSTITUTE A WARRANTY OF THE EQUIPMENT OR WORK OR ANY
PART THEREOF.
9. Delays in Work Bevond Contractor's Control.
In the event Contractor is delayed in the Work by acts of God, fire, flood or any other
unavoidable casualties; or by labor strikes, late delivery of materials; or by neglect of Owner; the
time for completion of the Work shall be extended for the same period as the delay occasioned
by any of the aforementioned causes.
10. Clean -Up.
The Contractor shall keep the premises and area surrounding the Work free from
accumulation of waste materials or rubbish caused by operations under this Agreement. Upon
completion of the Work, the Contractor shall remove all waste materials, rubbish, the
Contractor's tools, construction equipment machinery and surplus materials.
11. Safety.
The Contractor shall be responsible for initiating, maintaining, and supervising all
safety precautions and programs in connection with the performance of this Agreement and the
Work as provided for herein.
12. Changes in the Work.
No change in this Agreement shall be made without the written mutual agreement,
signed by Owner and Contractor ("Change Order") identifying the change, the cost of the
change, and the effect on the completion date of the Work, if any.
13. Insurance.
Contractor agrees to obtain and maintain insurance coverage to protect itself against
claims for workers' compensation, unemployment, property damage, bodily injury or death due
to its performance of this Agreement. Contractor shall purchase and maintain commercial
general liability insurance with commercially reasonable limits.
14. Contractor Claims.
Contractor and Otivner agree to make a good faith effort to resolve all claims that may
arise under this agreement and shall seek the opinion of expert disinterested parties on the
validity of any claims, when appropriate. Any controversy, claim, or dispute between the parties
that cannot be resolved shall be settled by the American Arbitration Association. The arbitration
proceedings shall be conducted in a mutually agreed upon location in Colorado.
15. Attorney's Fees.
In any action or proceeding brought to enforce or otherwise arising out of or relating to
this Agreement, the prevailing party will be entitled to have its attorney's fees paid by the non -
prevailing party.
16. Time of the Essence.
Time is of the essence in completion of this Agreement and the Work as provided for
herein.
17. Miscellaneous.
This Agreement, together with any exhibits and attachments hereto and any documents
incorporated herein, constitutes the entire understanding between the parties concerning the
subject matter hereof. No prior or contemporaneous representations, inducements, promises or
agreements not contained herein are of any force or effect. This Agreement shall be governed by
and construed in accordance with Colorado law, and shall not be modified except in a writing
signed by all parties. This Agreement is binding upon the parties and their heirs, representatives,
agents, successors and permitted assigns. Neither this Agreement nor any parties' rights, duties,
responsibilities or obligations shall be assigned by either party, in whole or in part, without the
prior written consent of the other party hereto. If any provision herein is held to be invalid,
unenforceable. or contrary to public policy, in whole or in part, the remaining provisions shall
not be affected. No omission or delay by either party in enforcing any right or remedy or in
requiring any performance hereunder shall constitute a waiver of any such right, remedy or
required performance, nor shall it affect the right of either party to enforce such provision
thereafter. The remedies set forth herein are cumulative and in addition to all other remedies
available hereunder, at law and in equity. The headings contained herein are for convenience
only and shall not be considered in interpreting or construing this Agreement. All covenants,
warranties. representations and indemnification obligations set forth in this Agreement shall
survive the termination or expiration hereof This Agreement may be executed in counterparts,
and facsimile signatures shall be binding upon the parties.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if

Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.
