2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting qf a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
off to the Permit Desk at the City of Wheat Ridge. The report MUST'BE SIGNED by the

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be

the order they are received and due to the volume of requests, time to process

This email is a follow -up to our conversation last week regarding 10700 W. 45th Avenue. As we
discussed on the phone, we learned that there is drainage and utility easement on the subject property
that overlaps with the proposed patio cover. To determine if the easement is still in use, I sent the
building permit application on referral to several utility agencies and to the City's Public Works
Department.
Although I have not yet heard back from everyone, I did get a response from Public Works that will have
an impact on the project. Attached to this email is the subdivision plat that shows the recorded easement,
and below I have pasted the comments from Public Works.
In short, there is an existing storm sewer in the easement, so no permanent structures (including the
concrete piers) may be built within the easement. Based on your plans, I believe the piers are located
about 4' 4" within the easement. The cover may extend into the airspace over the easement, but would
be at the owner's risk —if maintenance of the storm sewer required removal of the cover, the City or HOA
are permitted to remove it without replacing it.
Please feel free to be in touch with any further questions or to submit revised plans. I will notify the
Building Division of the status of the referral period.

Public Works Comments:
I have completed my review of the request for the construction of a patio cover at 10700 W. 45th
Avenue received on June 15, 2011 and I have the following comments:
1. There is an existing 18" storm sewer lying within the easement in question.
2. Since there is an existing storm facility within the easement, the City cannot grant the
property owner approval to construct any permanent structure within the drainage
easement area.
3. If the property owner wishes to still construct a patio cover he /she must be made aware
of the following:
a. Any piers proposed for the patio cover shall be constructed OUTSIDE of the
drainage easement limits. No Building Permit Application containing a design
where the construction of permanent structures is shown within the easement will
be approved by the City.
b. The Fruitdale Patio Homes HOA and the City of Wheat Ridge both maintain a
perpetual right to enter the drainage easement area to perform maintenance
work on the existing storm sewer. Any features including, but not limited to,
landscaping and /or site improvements (including patios) that obstructs or inhibits
in any way the maintenance of the existing storm facility, said feature will be
removed either by the HOA or by the City and will not replaced
4. By the issuance of a Building Permit Application which shows a patio encroaching into
the drainage easement area (with no permanent structural supports lying within said
easement), the Applicant is acknowledging that they are doing so at full knowledge of the
situation and with the understanding they are doing so at their own risk.

I have completed my review of the request for the construction of a patio cover at 10700
W. 45 Avenue received on June 15, 2011 and I have the following comments:
1. There is an existing 18" storm sewer lying within the easement in question.
2. Since there is an existing storm facility within the easement, the City cannot
grant the property owner approval to construct any permanent structure
within the drainage easement area.
3. If the property owner wishes to still construct a patio cover he /she must be
made aware of the following:
a. Any piers proposed for the patio cover shall be constructed
OUTSIDE of the drainage easement limits. No Building Permit
Application containing a design where the construction of
permanent structures is shown within the easement will be approved
by the City.
b. The Fruitdale Patio Homes HOA and the City of Wheat Ridge both
maintain a perpetual right to enter the drainage easement area to
perform maintenance work on the existing storm sewer. Any
features including, but not limited to, landscaping and/or site
improvements (including patios) that obstructs or inhibits in any
way the maintenance of the existing storm facility, said feature will
be removed either by the HOA or by the City and will not replaced
4. By the issuance of a Building Permit Application which shows a patio
encroaching into the drainage easement area (without no permanent
structural supports lying within said easement), the Applicant is
acknowledging that they are doing so at full knowledge of the situation and
with the understanding they are doing so at their own risk.

Public Service Company of Colorado (PSCo) has determined there is a conflict with
the above captioned project and must deny this case. PSCo owns and operates
existing underground electric distribution facilities within the twenty -foot (20') drainage
and utility, easement. Encroachments must first be reviewed for safety standards,
operational and maintenance clearances, and liability issues. PSCo requests a locate
sketch depicting the location of the proposed concrete piers in relation to the existing
electric line.
As the project progresses, the developer must contact the Builder's Call Line at 1 -800-
628 -2121 and complete the application process for any new gas or electric service, or
modification to existing facilities. It is then the responsibility of the developer to contact
the Designer assigned to the project for approval of design details. Additional
easements may need to be acquired by separate document for new facilities.
As a safety precaution, PSCo would like to remind the developer to call the Utility
Notification Center, at 1- 800 - 922 -1987 to have all utilities located prior to any
construction.

Dear Richard and Jody,
A couple of items have come to our attenrion since our letter of Apri125th. In turning on the
sprinkler system we found many sprinkler heads in the back are missing With the remaining
ones adjusted to the best of our ability we are getting spotty coverage and some of the grass is
looking brown and may need to be replaced if it doesn't come back. These heads need to be
replaced and adjusted. Also, there is a sprinkler head in the comer of the front yazd that will
need to be relocated. Due to the placement of the neighbor's fence, it is now in their back yard.
We are also concerned about the placement of the furnace filter. As it sits now, it is not ittering
anything. We were told that a modification was planned to make it work. This has not been
done.
