Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those

Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

WARNING NOTICE
Please take notice that the Department of Community Development has determined that the property described
below; Parcel ID 39-222-07-007, Block 17, Key OOK, Section 22, Township 3, Range 69, Quarter Section NW.

Specifically, violations based on the adopted 2003 International Property Maintenance Code (IPMC) existing on
such property because of the following conditions.
Wheat Ridge had a very heavy rain the 2nd week of July which caused the basement of this duplex to flood.
Upon an inspection of the problem the following items were found to be in violation of the above adopted codes.
Clothes dryer exhaust 2003 IPMC Section 403.5 Clothes dryer exhaust systems shall be independent of all
other systems and shall be exhausted in accordance with the manufacturer's instructions
(The existing dryer duct receives an additional dryer duct and vents to the outside, below grade. The two dryers
shall duct independent of each other and vent outside and discharge a minimum of 24 inches above grade.)
Keep in mind when correcting this, that for every elbow used, S feet of the allowable length is taken. The
maximum length is 35 feet.
Exterior Structure 2003 IPMC Section 304 The exterior of the structure shall be maintained in good
repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare.
The building must be capable of preventing the elements (rain, snow and wind) and rodents from entering the
interior areas. Need to install window well grates/covers on window wells in the walking areas and well covers
on wells not in the walking areas. Well should be "dug down "a reasonable depth and filled with crushed walk
to allow what water may enter to dissipate and not build up in the well and then into a window area that allows
water into the basement,
FIRE PROTECTION SYSTEMS 2003 IPMC Section 704.2 Single or multiple -station smoke alarms
shall be installed and maintained at all of the following locations: 1. on the ceiling or wall outside of each
separate sleeping area in the immediate vicinity of bedrooms. 2. in each room used for sleeping purposes. In
addition, state law requires a carbon monoxide detector located within 15 feet of all sleeping areas.
INTENT 2003 IPMC Section 101.3 This code shall be construed to secure its express intent, which is to
ensure public health, safety and welfare in so far as they are affected by the continued occupancy and
maintenance of structures and premises. Existing structures and premises that do not comply with these
provisions shall be altered or repaired to provide a minimum level of health and safety as required.

WORKMANSHIP 2003 IPMC Section 102.5 repairs, maintenance work, alterations or installations
which are caused directly or indirectly by the enforcement of this code shall be executed and installed in a
workmanlike manner and installed in accordance with the manufacturer's installation instructions. All the
described corrections stated in this notice shall be performed by a licensed and insured General Contractor
who shall obtain a permit for all the work and shall have all portions inspected by the building division as they
are required until completed. Compliance shall commence within 10 days of receipt of this letter.
UNLAWFUL ACTS
2003 IPMC Section 106.1 It shall be unlawful for a person, firm or corporation to be in conflict
with or in violation of any of the provisions of this code.
2003 IPMC Section 107.5 It shall be unlawful for the owner of any dwelling unit or structure
who has received a compliance order or upon whom a notice of violation has been served to sell, transfer,
mortgage, lease or otherwise dispose of such dwelling unit until the provisions of the compliance order or notice
of violation have been complied with, or until such owner shall first furnish the grantee, transferee, mortgagee or
lessee a true copy of any compliance order or notice of violation issued by the code official and shall furnish to
the code official a signed and notarized statement from the grantee, transferee, mortgagee or lessee,
acknowledging the receipt of such compliance order or notice of violation and fully accepting the responsibility
without condition for making the corrections or repairs required by such compliance order or notice of violation.

Specifically, violations based on the adopted 2003 International Property Maintenance Code (IPMC) existing on
such property because of the following conditions.
Wheat Ridge had a very heavy rain the 2" d week of July which caused the basement of this duplex to flood.
Upon an inspection of the problem the following items were found to be in violation of the above adopted codes.
Clothes dryer exhaust 2003 IPMC Section 403.5 Clothes dryer exhaust systems shall be independent of
all other systems and shall be exhausted in accordance with the manufacturer's instructions
(The existing dryer duct receives an additional dryer duct and vents to the outside, below grade. The two dryers
shall duct independent of each other and vent outside and discharge a minimum of 24 inches above grade.)
Keep in mind when correcting this, that for every elbow used, S feet of the allowable length is taken. The
maximum length is 35 feet.
Exterior Structure 2003 IPMC Section 304 The exterior of the structure shall be maintained in good
repair, structurally sound and sanitary so as not to pose a threat to the public health, safety or welfare.
The building must be capable of preventing the elements (rain, snow and wind) and rodents from entering the
interior areas. Need to install window well grates/covers on window wells in the walking areas and well covers
on wells not in the walking areas. Well should be "dug down "a reasonable depth and filled with crushed walk
to allow what water may enter to dissipate and not build up in the well and then into a window area that allows
water into the basement,
FIRE PROTECTION SYSTEMS 2003 IPMC Section 704.2 Single or multiple -station smoke alarms
shall be installed and maintained at all of the following locations: 1. on the ceiling or wall outside of each
separate sleeping area in the immediate vicinity of bedrooms. 2. in each room used for sleeping purposes. In
addition, state law requires a carbon monoxide detector located within 15 feet of all sleeping areas.
INTENT 2003 IPMC Section 101.3 This code shall be construed to secure its express intent, which is to
ensure public health, safety and welfare in so far as they are affected by the continued occupancy and
maintenance of structures and premises. Existing structures and premises that do not comply with these
provisions shall be altered or repaired to provide a minimum level of health and safety as required.

WORKMANSHIP 2003 IPMC Section 102.5 repairs, maintenance work, alterations or installations
which are caused directly or indirectly by the enforcement of this code shall be executed and installed in a
workmanlike manner and installed in accordance with the manufacturer's installation instructions. All the
described corrections stated in this notice shall be performed by a licensed and insured General Contractor
who shall obtain a permit for all the work and shall have all portions inspected by the building division as they
are required until completed Compliance shall commence within 10 days of receipt of this letter.
UNLAWFUL ACTS
2003 IPMC Section 106.1 It shall be unlawful for a person, firm or corporation to be in conflict
with or in violation of any of the provisions of this code.
2003 IPMC Section 107.5 It shall be unlawful for the owner of any dwelling unit or structure
who has received a compliance order or upon whom a notice of violation has been served to sell, transfer,
mortgage, lease or otherwise dispose of such dwelling unit until the provisions of the compliance order or notice
of violation have been complied with, or until such owner shall first furnish the grantee, transferee, mortgagee or
lessee a true copy of any compliance order or notice of violation issued by the code official and shall furnish to
the code official a signed and notarized statement from the grantee, transferee, mortgagee or lessee,
acknowledging the receipt of such compliance order or notice of violation and fully accepting the responsibility
without condition for making the corrections or repairs required by such compliance order or notice of violation.
