REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Test hole locations are shown in figure 1. Tests were conducted in compliance with Jefferson County Health Department specifications. Test results are shown in table 1. Percolation rates varied within the three test holes between 0.4, 1.5 and 19 minutes per inch. The average percolation rate measured was 7.0 minutes per inch. Test hole No. 1 drained very quickly due to large alluvial cobbles, that made trie ground very permeable. City approval for the remaining Lots 2 thru 5 will be granted upon approval of the proposed amended plat, the proposed storm sewer easement to West 44th Avenue and the street width designation for Simms Court. A Temporary Certificate of Occupancy, or a Certificate of Occupancy can not be approved by the Public Works Department for any units constructed in Lot 1 or Lot 6 until these requirements have been met. Finally, please be aware of the following items regarding the construction of the project: 1. The proposed drainage facilities shall be eonstructed and approved by the City of Wheat Ridge prior to issuance of the Temporary Certificate of Occupancy. 2. Erosion control for the project shall be placed in conformance with the approved drainage/erosion control plan and shall be maintained as needed during the course of construction. 3. All drainage improvements shall be constructed in conformance with the approved drainage report and plan. 4. It will be the responsibility of the contractor for the project to repair any damage to the existing public improvements on West 46th Avenue as a result of related construction traffic in the area. Also, the contractor will be responsible for maintaining West 46th Avenue on a regular basis such that it is free of construction debris and tracking from construction traffic accessing the site.
