Upon completing inspection, the EPDM membrane is not properly fastened around the perimeter of the roof, t junctures are not properly performed, gravel stop drip edge should not be used without proper internal draining or without a tapered cricket system to direct moisture flow to scuppers/conductor heads. EPDM trim was not properly cleaned with membrane cleaner as manufacturer's dust appears in numerous places around perimeter, improper use of mounting and sealing porcelain wire hanger. The inside corner miter is poorly performed as the metal is not sealed or overlaid properly allowing a gap to form where moisture could enter. Using asphalt -based rubber sealcoat in a built-up fashion to prevent ponding should not be done. Roof Pro, Inc. recommends replacing the single ply membrane and perimeter metal to allow for new replacement of roofing system per manufacturer's and local municipal requirements. Please refer to attached pictures for visual reference. Roof inspections are accomplished by observing visible elements while walking over roof surface. The inspector is concerned only with what he can see at that time.
