WARNING NOTICE
Notice is hereby served that the City of Wheat Ridge Building and Inspection Services Division has determined
that the property legally described as043317, Key 175, Section 22, Township 3, Range 69, Quarter Section NE,
and commonly known as
8776 West 46 Avenue
Wheat Ridge, CO 80033
is in violation of 2003 International Property Maintenance Code (IPMC) as adopted, specifically the following
sections:
ELECTRICAL
2003 IPMC Section 604.3 Electrical system hazards. Where it is found that the electrical system in a
structure constitutes a hazard to the occupants or the structure by reason of inadequate service, improper
fusing, insufficient receptacle and lighting outlets, improper wiring or installation, deterioration or
damage, or for similar reasons, the code official shall require the defects to be corrected to eliminate the
hazard. Specifically 12/2 and 14/2 wiring installed in breezeways on ceilings and walls exposed to the
elements.
• FIRE PROTECTION SYSTEMS
2003 IPMC Section 704.2 Single or multiple - station smoke alarms shall be installed and maintained at all of the
following locations: 1. on the ceiling or wall outside of each separate sleeping area in the immediate vicinity of
bedrooms. 2. in each room used for sleeping purposes. In addition, state law requires a carbon monoxide
detector located within 15 feet of all sleeping areas, this detector may be a combination smoke /carbon
monoxide detector.
INTENT
2003 IPMC Section 101.3 This code shall be construed to secure its express intent, which is to ensure public
health, safety and welfare in so far as they are affected by the continued occupancy and maintenance of
structures and premises. Existing structures and premises that do not comply with these provisions shall be
altered or repaired to provide a minimum level of health and safety as required.

WORKMANSHIP
2003 IPMC Section 102.5 repairs, maintenance work, alterations or installations which are caused directly or
indirectly by the enforcement of this code shall be executed and installed in a workmanlike manner and
installed in accordance with the manufacturer's installation instructions.
UNLAWFUL ACTS
2003 IPMC Section 106.1 It shall be unlawful for a person, firm or corporation to be in conflict with or
in violation of any of the provisions of this code.
2003 IPMC Section 107.5 It shall be unlawful for the owner of any dwelling unit or structure who has
received a compliance order or upon whom a notice of violation has been served to sell, transfer,
mortgage, lease or otherwise dispose of such dwelling unit until the provisions of the compliance order
or notice of violation have been complied with, or until such owner shall first furnish the grantee,
transferee, mortgagee or lessee a true copy of any compliance order or notice of violation issued by the
code official and shall furnish to the code official a signed and notarized statement from the grantee,
transferee, mortgagee or lessee, acknowledging the receipt of such compliance order or notice of
violation and fully accepting the responsibility without condition for making the corrections or repairs
required by such compliance order or notice of violation.
Corrections shall commence within 10 business days from receipt of this notice.
