Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Before a certificate of occupancy can be issued for a new single-family or two-family structure, the following items must be complied with. 1. If a driveway is proposed, the first 25 feet of drive surface area must be paved. The driveway may be surfaced with asphalt, concrete, brick pavers or similar materials. The driveway must abut the existing edge of asphalt on the street, which may require paving within the right-of-way. If paving occurs within the right-of-way, a right-of-way pemut is required from the Public Works Department. 2. One street tree must be installed for every 70 feet of street frontage. If the structure is a corner lot with frontage on two streets, each frontage is subject to this provision. These street trees must be at least 2 inch caliper specimens. 3. One hundred percent of the front yard must be landscaped, excluding driveways and sidewalks. The front yard is defined as the first 30 feet from the front property line adjacent to the street. 4. This investigation was inade fo provide design criteria for the foundation system of the structure to Ue located on this site. Two (2) borings were completed during the course of this investigation in, or adjacent to C112 iUTOlJOSeCl b7itldinaa enpal^ro. Tho ln`wt1C1:S Ci ~i:c vvili1SS dTc uiCilClieu Gii ['f1C Boring Location Map (Figure 1). Factual data gathered during the field and laboratory work is summarized in Figure 2 and Table 1 attached. The results of this investigation and our oputions, which are based on this im>estigation and our experience in the general area, are summarized in this report. INVESTIGATION DETAILS The field investigation consisted of drilling two (2) borings. The borings were completed with 4-inch diameter, continuous flight power augers using a truck- mounted auger drill rig. T7Ze augers are utilized to bore and clean the hole to the desired sampling depth. , The augers are then removed and a 2-inch I.D. Caiifornia spoon sampler is inserted to the desired testing depth. The sampler is then driven with blows of a standard 140-pound hammer fallin$ a distance of 30 inches. ~ The sampler is driven a total of 12 inches or a maximum of 50 blows. The number of blows required to drive the sampier 12 inches, or a fraction thereof, constitutes the penetration test. The test is similar to the Standard Penetration Test described in ASTM D1586. This test, when properly evaluated, is a measure of the soil strength and density. The results of these tests are shown on the Graphic Boring Logs (Figure 2). All soil samples recovered were inspected and some samples were selected for testing by the project engineer. The testing program consisted of performing the following tests where appropriate: Consolidation/Swell • Consolidation/Swell tests were performed to determine the relaEive stability of the different subsurface soil types. Natural Dry Density • T`he dry density of the soils provides us with an indication of the relative compaction of the surficial soils. Natural Moisture Content • Tne moisture content test provides us with information, which may indicate the probability of instaUility due to consolidation ar swell that may Ue caused Uy excessive wetting or dryulg. TTYICOTI{1TledCmm-racci1To C+rc+na+11 .b,. . • The approximate unconfined compressive strength was determined by use of a calibrated hand penetrometer. The unconfined compressive strength can be useful in determining the bearing capacity of a soil. PROPOSED DEVELOPIYfEN'I' As currently planned, the new residence will be a one to two-story structure utilizing conventional wood framing and wili be supported by poured-in-place reinforced concrete foundation wa11s. The residence will be placed over a basement or crawlspace. The loadings are anticipated to be light to moderate with no unusualloading conditioiis. If actual building plans differ from the above description, we should be notified so that our recommendations can be reviewed and revised, if necessary. SITE CONDITIONS At the time cf our investigation, the buiiding site was a vacant iot within an oider developed subdivision. An existing residence had been previously.removed from this site. The site was bordered on the south by West 381h Place and to the north, east and west by existing residences. T`he site was relatively flat with no obvious slope. Vegetation on the site consisted of a moderate growth of grasses and weeds with some small to larger trees. SUBSOILS The subsoils on the site generally consisted of approximately 11/z foot of dark- brown, silty, sandy clay topsoil containing organics or 5 feet of mottled brown, silty, sand and clay fill material. Underlying the layer of topsoil or fill in both of the borings was dark brown to brown, silty, sandy to very sandy clay that Page 2 extended to depths of approximately 9 to 10~/z feet. A brown, silty, sandy clay to silty, slightly clayey to clayey sand with gravel was encountered at depths of approximately 9 to 10'/z feet and extended to depths of approximately 27 feet or greater flzat that explored. Bedrock was encountered beneath the surficial soils in one of the borings at a depth of approximately 27 feet. T`he bedrock consisted of a gray, silty, slightly sandy claystone that continued to the maximum depth explored of approximately 30 feet below the existing ground surface. A detailed description of the soils encountered in this investigation is presented in u1e Grapilic Boring Lo~s (Fiaure 2). Upon returning to the site several days afterwards, groundwater was noted in both of the borings at depths of approxunately 10 feet below the existing ground surface. We are past the time of the seasonal high groundwater table, and some rise of the groundwater table is anticipated. It is not possible to forecast the seasonal hiah groundwater table based on short duration monitoring. The only sure method of such determination is monitoring of the water table through the spring and early summer (typical seasonal high groundwater levels occur about Juiy 1). Groundwater may be a concern on the site. We recommend that the bottom of any basement excavation be maintained at least 4 feet above the seasonal high groundwater levels. Also, improper site grading and drainage could result in a"perched" groundwater table. This is discussed further in the "Site Drainage Considerations" section that is included later in this report. Ditches, streams or any water features can also influence the deptl: to groundwater at the site. FOUNDATION RECOMMENDATIONS The existing topsoi: and fill are not ccnsidered suitaUle to suppart any foundation loadings. Our laboratory testing indicates that the silty, sandy to very sandy clays are of low to very high expansive potential. These materials also drastically lose their strength where in close proximity to the water table, the sandy soils are considered to Ue of low expansive potential. The claystone bedrock is of moderate to high expansive potential, however is deep below any proposed shallow foundations. The foundation designs possible are directly related to the proximity of the foundation system to the potentially expansive clays. It is possible that spread footings may be used with the potential for remedial soils work. Page 3 A footing foundation system may be considered for use at this site provided suitable measures are taken to mitigate the weak and potentially highly expansive soils encountered at this site. This wi11 require placement of a rock blanket to transmit loads down to the weaker soils and deeper excavations to penetrate the expansive soils. It is our opinion that the structure can be supported on spread footings, either continuous spread footings or isolated pad fooEings, founded on the low expansive clays and rock blanket consisting of 6-inch minus crushed rock (rock with a minimum of fines and with a aradation ranging from a maximum size of 6 inches and a minimum size of approximately 3/ ulch). The rock should extend out from the edge of the footing or pad a minimum distance equal to the total depth of the rock placement (i.e. 2 feet out for 2 feet of rock placement). The footing should Ue designed for a maximum allowable Uearing pressure of 1,200 PSF, based on dead load plus full lice load. We recommend that the excavation be done with a large, track-mounted backhoe due to the soft soils conditions that are anticipated to be encountered during excavation. The footing lines should be carefully inspected by an engineer from our office and prior to placement of any rock or footing elements. All footing should be placed below any topsoil or existing fill soils. Differential settlement must be considered in the design of the foundation system. Differential settlement should be kept to a minimum, which can be achieved by keeping loads as uniform as possible throughout the foundation elements. Foundation wa11s supported by footings should be designed as grade beams capable of spanning a minimum distance of 12 feet. The amount of reinforcing steel used should not be less than No. 5 bars, both top and bottom of the foundation wall. Reinforcement should be continuous around corners. Differential settlement will be minimized by proper reinforcement of foundation walls. Drilled piers can be conside:ed as a ioundation option at the site, however will be deep below wet caving soils and require casing. We are available to provide appropriate recommendations if you would like to pursue this option. SLABS-ON- GRADE Most of the soils anticipated to be beneath the siabs-on-grade will have some expansive potential. Therefore, slab movement is anticipated if the soils beneath the slab become wetted. T'he possibility for wetting can be mitigated by following the site drainage recommendations presented in this report. However, it is probable that some slab damage (such as cracking and heaving) will take place if slab-on-grade construction is utilized. Page 4 Slabs-on-grade should be utilized on potentially expansive soils only if the owner realizes EhaE sorne slab damage is likely to occur. The use of a structural floor supported by the foundation walls, with air space beneath, would eliminate the possibility of floor movement. The actual amount of possible slab heave is very subjective due to variability in the soils resulting in variability in expansion and also the degree and depth of wetting beneath the slabs. Outlined below is a prediction of the possible slab movements for the jeneral soils at this site based upon a typical maximum wetting deptns of five feet, which is an average worse case scenario. There were typically three different soils types at the site, which could 'ulfluence the slabs-on- grada The first type being a silty, sand and clay fill material which caruiot be predicted due to its highly variaUle characEeristics. Clay, (Low to Very High expansion potential) - approximately 2~/z to 9 inches Sand, (Low expansion potential) - approximately i/z to 1 inches It should be noted that these potential movements are only a prediction based upon the soils tested and typical s1aU movements seen from similar soils and wetting conditions. If a s1aU-on-grade were utilized, we would recommend that the following construction tecYuliques be utilized to help prevent secondary damage that could be caused by slab movement. 1. Separate slabs from the foundation elements with a slip joint. One method of doing this is to use two layers of tempered hardboard with a silicone lubricant befween the boards. A slip joint should be used around the perimeter of the slab and adjacent to any other structural elements. 2. Moderately reinforce slabs with reinforcement continuous through interior slab joints. Slab joints must be provided to control the cracking. The floor joint grid should be designed to allow no more than 200 square feet of continuous slab. 3. Any load bearing partitions must be provided with their own foundation system and the slab separated as outlined above. 4. Provide a 3-inch minimum air space below any interior non-load bearing partition to provide for slab movement without immediate damage to the structure. If unsure of the proper construction methods to achieve the Page 5 recommended air space, we should be contacted for further recommendations. 5. Any pipes rising through the slab should be provided with flexible couplings or other means to allow substantial movement without damage to the piping. Any ducts connecting to equipment founded on the slab should be equipped with flexible or crushable connections to allow for some slab movement. 6. Equipment and other building appurtenances constructed on the slab should be constructed so that slab movement will not cause damage. However, if movement occurs, damage will have Ueen reduced for a relatively small investment. Prior to pouring any slab, it is essential that all debris, topsoil, and organic materials be removed and all loose fill either removed or compacted to 95% of maximum density as determined by the standard moisture/density relationship test ASTM D698. If any fill is required beneath the proposed slab, we recommend using a granular fill compacted in 12" maximum lifts to the standard referenced above. SITE I?RAINAGE CQNSIDERATIONS Site grading must be provided to prevent infiltration of surface water into the foundation system. The following methods of preventing this infiltration are recommended. These recommendations will also assist in preventing a"perched° groundwater table. l. Mechanically compact ali fill around 'rhe building, including tne backnll. Compaction by ponding or saturation must not be permitted. The backfill should be compacted to not less than 90% of maximum density as determined by the standard moisture/density relationship ASTM D698. Note that some moisture may need to be adcled to the soils in order to obtain the proper compaction. Improper backfill compaction can cause settlement of exterior slabs such as walks, patios and driveways. 2. Provide an adequate grade for rapid runoff of surface water away from the structure (10 percent minimum for the first 10 feet away from the structure is recommended). Page 6 3. A well constructed, leak-resistant series of gutters, or other roof drainage system, is recommended. 4. Discharge roof downspouts and all other water collection systems well beyond the limits of the backfill. 5. No irrigation within five feet of the foundation. Avoid heavy watering of any foundation plantings. 6. CUserve and comply with any other precautions, which may be indicated during design and construction. The drains should be placed a minimum of 12 inches below the surface of the adjacent concrete slab or grade beam and should drain to a positive gravity discharge (surface discharge strongly recommended) or to a sump from which water can be pumped. AttacLed ±o this :eport (Figure 3) is a drawing, which illustrates a typical perimeter drain configuration for footing foundation system. If Ehe excavations are to extend to within 4 feet of the seasonal high groundwater table, then more extensive and expensive drainage systems will be necessary (refer to Fia ire 4). We are available to provide appropriate recommendations as necessary. EARTH RETAINING STRUCTURES At this site we recommend that the wa11s be designed using a lateral earth pressure equivalent to that developed by a fluid weighing 40 pcf plus any additional surcharge loads. Use of this value assumes that the wall will be backfilled wi±h the site soils and that these soils wiii not be ailowed to become saturated at any time during the life of the wall. Saturation can be prevented by proper site grading and drainage and installation of drainage systems at the base of any walls tat are to retain soil above grade. This value is valid for walls up to 10 feet in height. LIMITATIONS The borings in this investigation are believed to present a reasonably accurate icnowledge of the existing subsoils. However, variations of subsoils not indicated by the borings are always possible. T1lerefore, we recommend Ehat all excavations be inspected by an engineer from our office to confirm that the soils actually are Page 7 as indicated by the investigation and to make recommendations if differences are noted. It should be noted that the foundation design recommendations assume that recommendations provided under the heading of "Site Drainage Considerations" are strictly adhered to. If Ehe soil supporting the foundation becomes totally inundated over a substantial period of time due to poor surface drainage, it is possible that there could be damage to the foundation system and the slabs-on- grade. It is always possible that the groundwater table could rise to unanticipated levels, due to unknown or unrecognized groundwater sources. Unanticipated groundwater levels will also impact the recommendations, contained in this reporE, for the perimeter drainage system type and extent, which may be inappropriate for groundwater table levels that rise to unanticipated levels. Due to the changing nature of geotechnical engineering practices, the information and recommendations provided in this report shall only be valid for two (2) years following the date of issue. After that time, our office should be contacted to review the information presented in this report and provide updated recommendations and design criteria appropriate for the engineering methodologies used in standard practice at that time.
