(StrucSure) conducted a limited visual interior and exterior observation of the requested area at the above referenced property October 4, 2017. The focus of our observation was at the garage, including the addition above the garage. The following are conclusions and recommendations by StrucSure. References in this report assume the front of the residence faces northwest. General Information • The residence is a single -story "ranch" style residence that has a 2nd story addition above the attached garage. According to property records, the original structure was constructed in 1957 with the addition/remodel at an unknown date. • The residence exterior is a full -height brick and a wood -framed superstructure constructed over a full basement that is supported by a concrete foundation wall with assumed spread concrete footing. • A preliminary scope of repairs estimate was provided by Mr. Mike Schmidt of Pinnacle Structural Services. • No geotechnical soils report, engineering, or previous reports regarding the structure were provided to StrucSure. General Observations: The following items were noted at the time of our observations: Interior- 2nd Floor Garage Addition: • The second floor at the garage addition appeared to be sloping towards the exterior of the garage to the south. • The floor joists appeared to be 2x6 with an unknown spacing spanning roughly 11 feet. • The stair framing was being supported by a 2x6 that bear on the garage slab with no connection. • No destructive measures were taken to verify structural components. Interior- 1" Floor and Basement: • The main floor appeared to have potential settlement along the front wall where a 1/8 to 1/4 - inch -wide crack was noted at the bottom and opposite top corner of the window. IVre?Lt A 1/8" crack was noted in the ceiling at the main floor hallway. Exterior of Residence: • The grading around the perimeter of the residence appeared to be relatively positive and sloping away from the residence. • The brick veneer at the northwest corner of the garage (common to interior) appeared to have been tuck pointed at one time with grout widths larger than usual. Additionally, the overhang had separation at the corner above the garage return. • Brick mortar had cracked and separated roughly 1/8" at the rear door at the kitchen/stair garage entry door. • Downspouts did not have extensions. Garage: The garage foundation appeared to be a foundation support of either a thickened edge or a concrete foundation wall. No cracks were noted in the foundation wall but a concrete apron had been placed above the first brick coarse in a large number of areas. Conclusions and Opinions: It is StrucSure's opinion that the residence has seen differential settlement at the garage's south foundation wall. The cause of the distress is unknown at this time; however, it is likely that this area was either not constructed to support two floors on shallow foundation, or previous water issues at the garage may have caused settling in this area. Additionally, without knowing the floor joist true depth and spacing, it appears the floor system is not structurally stable and additional support is recommended. Recommendations: The following recommendations are made to help stabilize areas of the existing foundation system that appear to have experienced more excessive settlement and likely contributed to the more significant distress and out -of -levelness noted at the structure. The current recommendations are only provided to stabilize the foundation system and reduce the likelihood of additional settlement; out -of -levelness in the structure will not be repaired with the installation of the recommended helical piers unless it is determined a re -leveling is desired and additional measures and issues are discussed with the contractor. South Garage Wall: Install a total of six (6) new helical piers located along the south garage wall and corners, and install a total of two (2) new helical piers along the northwest foundation wall. Refer to the attached Sheet R1 and the Repair Notes for the location of the new helical piers and additional information to secure the piers to the existing foundation wall. Backfill of foundation walls at the location of the helical pier excavations should be properly compacted in maximum 8 -inch lifts to reduce the likelihood of future settlement of the soil. Refer to general notes regarding grading recommendations. The homeowner should monitor the backfill areas and ensure that future settlement of the backfilled areas does not alter positive grading away from the residence at these locations. All downspout should have extensions that daylight a minimum of five feet from the residence. Page 2 of 4 The floor joists should be modified to 2x8 @ 12" o.c. or to match current floor depth 3 1/2" x 5 1/2" LVLs should be placed at 16" o.c. All Floor joists should have full bearing onto the top plate of the wall with attachment and blocking per IRC framing specifications. If additional issues are present when reconstruction is visible, we recommend calling us or a professional engineer to evaluate the structural conditions. Please refer to the attached drawings for additional notes and specifications regarding the installation of the six (6) new helical piers and other repair recommendations. The repair recommendations to stabilize portions of the foundation provided in this report were provided based on limited visual observations; no intrusive testing or excavations were performed. The type and depth of the existing foundation system at the repair areas are based on our limited observation and our knowledge with similar construction. StrucSure should be contacted by the contractor when the excavations to the bottom of the foundation are completed to verify that the existing construction is suitable for the foundation repairs recommended. Revisions to the recommendations may be necessary based on the existing conditions encountered. For example, if a brick foundation is present at the addition/garage, in lieu of a concrete foundation a L8x8x1 /2" steel angle will be required to span from pier bracket to pier bracket. In addition, if the garage foundation is a turned down thickened edge slab, we recommend using a steel angle between helical piers the support the foundation. Note: It is our understanding that the homeowners have been made aware that partially underpinning a foundation system at locations where more significant settlement has occurred may help stabilize that area, but other areas that are not underpinned may experience future settlement and cause additional distress. If additional movement of the structure is noted in the future, our office should be contacted. Limitations: 1. The recommendations in this report are based on the available data and the limited accessibility of the elements and components of the structure. 2. The opinions, conclusions and recommendations submitted in this report are based on accepted general practice and are limited to the data available to our office. We make no warranty, either expressed, implied, written or otherwise, on the continued structural integrity of the property, including the repaired areas. 3. The stability of soils, especially in Colorado, are unpredictable and unknown what conditions may exist around the foundation. 4. This report is based on conditions of the structural elements that were readily observable at the time of the observation. No invasive testing or observations were performed. Pier Bracket shall be secured to the existing concrete foundation wall with (2) 5/8 -inch, carbon steel expansion bolts with minimum 4 -inch embedment into the existing concrete foundation wall. Alternate equivalent helical pier system may be used upon review and approval by engineer. • Helical piers shall have a minimum 8" helix, and shall be installed at locations indicated on site repair plan. Helical piers shall be installed to minimum depth of 25 feet. • Helical pier must be installed to a minimum working capacity of 20 kips, with a safety factor of 2 (minimum ultimate capacity of 40 kips). Contractor shall monitor the installation torque throughout the helical pier installation. Contractor must have torque conversion information for the equipment used available on-site during installation. • Installation torque serves as empirical verification of pier capacity, yielding an on-site load test for each pier. Therefore, no soils testing is required to generate theoretical capacity. • Helical piers must achieve penetration into component bearing soils or bedrock, and must be installed in strict compliance with manufacturer specifications and recommendations. Structural Repair Notes for Homeowner: -Foundation Stabilization: The owner should be aware that underpinning/ stabilization of part of the foundation system will minimize the likelihood of future movement in the area stabilized, but will not necessarily prevent differential movement at other areas that are not underpinned/ stabilized. Movement at locations that are not underpinned/ stabilized (if it occurs) may in fact become more apparent once part of the foundation is stabilized. Distress (such as cracks, separations, racked doors, etc.) may develop near the transition points between the stabilized area and the non -stabilized area. -Foundation Adjustments: Some incremental adjustments (lifting/lowering/realignment) of the affected area may be attempted with the contractor and owner's approval. Additional recommendations would be provided by StrucSure if re -leveling is performed. It must be understood that re -leveling could cause additional damage to finished surfaces and foundation walls. The owner must be present at the time of re -leveling to authorize the amount of adjustment to be attempted. StrucSure Engineering, Inc. shall not be responsible for adjustment authorization or for any damages caused by attempted adjustments. DRAINAGE REPAIR RECOMMENDATIONS AND MAINTENANCE (FOR THE HOMEOWNER): • The following drainage recommendations are provided to reduce the likelihood of exposing excessive moisture to the foundation bearing soils that may contribute to future distress and movement of the structure. The homeowner is advised to read Special Publication 43 (SP 43) "A Guide to Swelling Soil for Colorado Homebuyers and Homeowners" by the Colorado Geological Survey for more detailed information regarding drainage and maintenance. Due to a lack of geotechnical information at this site, the swelling potential of the soils are unknown; however, SP 43 provides maintenance and drainage recommendations that all homeowners in Colorado should be aware of regardless of the swelling potential of the site soils. • Providing and/or maintaining good drainage around a structure is recommended in Colorado to prevent changes in moisture content of the foundation bearing soil. Stability of moisture conditions at foundation depth is considered essential toward promoting long term structural integrity of all homes. • These drainage remarks are general in nature to all homes in the area, and not necessarily site specific, as each site has unique constraints. In some cases, consultation with a land surveyor/civil engineer may be necessary to determine a detailed scope of drainage improvements, based on site constraints. Provide and maintain positive drainage away from the foundation with a positive outfall off the site. Ideally, 6" of fall in the first 5 -feet is recommended by most soils engineers in the Colorado Front Range area with expansive soil conditions, for landscape areas, and then 2% with a positive outfall off the site thereafter (1/4" per foot). • A minimum of 6" must be maintained from top of foundation wall to top of finished grade to prevent moisture penetration into the structure. If clearance cannot be maintained, then cutting the soil down and away from the foundation may be necessary in lieu of adding soil. In this case landscape drainage swales and/or French drains may be necessary in order to discharge surface drainage off the site. • Hardscape areas such as driveways, patios, sidewalks, etc. should slope away from the foundation, at a minimum of 2% slope (1/4" per foot) and should be installed at an elevation that does not act as a barrier to drainage. Where abutting the foundation, the hardscape should be isolated from the structure with expansion material that is covered with caulk to prevent moisture penetration. Exterior concrete slabs -on -grade must not be structurally secured to the foundation. • Construct or improve landscape swales, as needed, to route the drainage around the foundation. The flowlines of the swales should have a slope of at least 2% (1/4" per foot). In areas where 2% cannot be attained, a minimum slope of 1% is acceptable if a French drain is incorporated in the flowline. • Swale flowlines should be located as far away from the foundation of the structure as practical, but no closer than 5 feet from the foundation walls. The swales should continue to discharge off the property. • Maintain/repair/replace roof gutters and downspouts, as necessary, to prevent leakage and/or over spilling around the foundation. Install and/or repair/maintain downspout extenders, as needed, to discharge a minimum distance of 5 feet from the foundation with a positive discharge off the site. Determine the discharge locations of any buried downspout pipes and test with a hose to ensure unimpeded flow and visible (daylight) discharge locations. If the discharge locations are not evident, and/or if blockage exists, the pipes may need to be extended or replaced. • Determine the locations of all active sprinkler heads, and relocate as needed to a distance of 5 feet from the foundation as a minimum, and orient so that spray does not fall within 5 feet of the foundation. Drip irrigation and/or "misting" heads are generally considered to be acceptable as long as they are used sparingly. Maintain or create a 5 -foot -wide non- irrigated landscape buffer around the foundation. Landscape edging should have perforations to allow surface drainage to pass thru the edging. Remove any plastic weed barriers adjacent to the foundation (within 5 feet). If a weed barrier is desired, use a geotextile mesh landscape fabric that allows the soil to evaporate its excess moisture. Note: All of the above recommendations or practices are to help prevent further issues to your structure.
