Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Roofing Outfitters permits all jobs as required per the local jurisdiction and is responsible for contacting
the local jurisdiction for necessary inspections. Local jurisdictions may not be able to respond for
inspections same day which can push project completion dates. Permits must remain posted until the
final inspection has been completed. All material will be supplied in good faith by Roofing Outfitters.
Any excess material belongs to Roofing Outfitters. All debris/material will be removed from the property
upon job completion.
All workmanship is warrantied by Roofing Outfitters for 5 years. Any changes made to the roof after
completion such as but not limited to satellite dishes, holiday lights, other trades working atop the roof
may at Roofing Outfitters discretion, void the warranty in part or in whole. Check with Roofing Outfitters

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those

For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

This case was presented by Mike Pesicka. He entered all pertinent documents into the
record which were accepted by Vice Chair HOVLAND. He advised the Board there was
jurisdiction to heaz the case and reviewed the staff report and digital presentation. Staff
recommended approval of the case for reasons outlined in the staff report.
Boazd Member ECHELMEYER stated that he recalled this case was presented to the
Board five or six yeazs ago. Mr. Pesicka stated that a thorough check of records indicated
that this is the first such request for this property.
Vice Chair HOVLAND stated that he recalled a similaz case in this neighborhood.
Vice Chair HOVLAND asked to hear from the applicant.

Mr. Orcholski appeared on behalf of his mother, Janina Orcholski (the applicant) because
she does not speak English. He was sworn in by Vice Chair HOVLAND.

Mr. Weis, representing the contractor, was sworn in by Vice Chair HOVLAND. He
stated that he had nothing to add to Mr. Pesicka's presentation. He submitted photos of
sunrooms similaz to the one planned to be built for Ms. Orcholski.
In response to a question from Boazd Member ECHELMEYER, Mr. Orcholski stated that
his mother has lived in the present location for the past ten yeazs. He further stated that
this is the only application for a variance that his mother has submitted to the city.
In response to a question from Boazd Member BLAIR, Mr. Weis stated that the proposed
addition would absorb the present entryway.

Boazd Member ABBOTT asked the reason for requesting a sunroom rather than a regular
room. Mr. Weis explained that the proposed addition would be a prefabricated sunroom.
Boazd Member SCHIJLZ asked if the room would be used primarily during the smnmer.
Mr. Weis replied that the applicant could use the room year-azound because full-code
elecuic is planned to be installed which would allow the applicant to install electric
baseboard heating.
In response to a question from Board Member ABBOTT, Mr. Pesicka siated that there is
nothing unique to Wheat Ridge in the requirements for a sunroom addition other than that
the structure would have to pass city building code inspections. Further, there will be no
gable on the roof of the addition.
In response fo a question from Boazd Member HOVLAND, Mr. Weis stated the roof
would be fabricated from 4-inch foam sandwiched between heavy gauge aluminum.
Panels would be three feet wide with heavy duty aluminum I-beams installed every three
feet.
Board Member HOVLAND commented that he found it difficult to find a hardship in this
case even in light of the house being located on a corner lot.
Boazd Member BLAIR commented that there did not seem to be an alternative location
for this addition and it would not be inappropriate to the neighborhood.
Boazd Member ECHELMEYER commented that he didn't believe the addition would
present a conflict for the neighborhood. There are six houses in the neighborhood with
similaz additions.
Upon a motion by Board Member SCHULZ and second by Board Member BLAIR,
the following resolution was stated:
Whereas, the applicant was denied permission by an administrative officer; and
Whereas, Board of Adjustment Application Case No. WA-03-17 is an appeal to this
Board from the decision of an administrative officer; and

Dear Mr. Richards:
Please let this letter serve as a follow-up to our conversation today regarding a building permit
application for property at 10595 W. 38" Place.
As you know, your client received a variance for the construction of the sunroom at the August 28,
2003, Board of Adjustment meeting. The following were conditions of approval attached to the
variance for Ms. Orcholoski:
1. The proposed sunroom shall be constructed out of materials that remain in character with
surrounding properties.
2. The addition shall be limited to the dimensions shown (10'x 15').
3. There be a foundation addition or trim to make every effort to make the addition consistent
with the style of the house.
Although not specifically addressed in the minutes, the design shown by the representative from your
company was substantially different than what was submitted for the building permit application. I
believe that the Boazd of Adjustment was more inclined to grant the variance based on the photographs
shown by your company's representative. All of the example photographs shown included a two-
three foot high stem or cripple wall on which the windows were placed integrating the sunporches into
the design of the existing structure. We still believe this design allows some architectural consistency
as it matches the footer treatment on the existing house. These photographs, which were entered into
the record at the public hearing, are available for your inspection in our office.
Please discuss this issue with your client. To deviate from the conditions of approval would require a
revised application to the Board of Adjustment. If you have any additional questions, do not hesitate to

i. • There is not a viable altemative location for the sunroom.

3_ The adequate supply of light and air will not be compromised.
4. Approximately 62% of ihe property is used for setbacks from public right-of-way.
With the following conditions:
1. The proposed sunroom shall be constructed out of materials that remain in character

24, 2004, unless a building permit has been obtained.

5.0 Design Loads
Structural ioads fhat aci on the enclosure are caused by;
'I. Dead Loads (D.L): The weight of the panels and extrusions_
2. Live Loads (L_L): These can subdivided into two disiinct
groups, - -
(i) Snow load
(ii) wnd load
Design loads are determined based on the foilowing assumptions:
- The length to breath ratio of the enclosure does not exceed 2.0
• The mean roof height of the structure above grade does not exceed 15
feet. - -
• The height to breath ratio of the enclosure does not exceed 2.5
• Lata,al- stability is.provided by connection to the existing structure.
• The minimum roof live load (L.L) shall not be less than 20 PSF
- (pounds per square foot)
(1) Snow loads: are determined based on the pubfished ground snow load for
the geographic location of the structure, its exposure and geometry of the
adjoining structure.
1. Geographic location: Refer to figures 5,6 or 7 for ground snow load at tfie
Projed location.
2. For enclosures in areas other than highly sheltered or wooded areas or in
open terrain,

geograQhic loca:ion of the structure and its exposure_
1. Chase the follewing exposure condition which besi describes.the projecE site.
Exposure A: Large city centers with at least 50% of the buildings having a
height in excess of 70 feet. This condition must prevail in the upwind diredion
for a distance of one-half mile or ten times the height of the sVucture whichever
' is greatec
Exposure B: Urban or suburban areas, wooded areas or other terrain. with
numerous closely spaced obsiructions having the size of single family dwellings
or larger. This condition must exisY in the upwind direction for a distance of at
least 1,500 feet orten times the height of the strudure whichever is greater.
Exposare.C:- Open terrain with scattered obstruciions having heights generally
less than 30 feet. This condition includes flat, open country or grasslands. "
Exposure D: Flat unabstructed areas exposetl to wind flowing over large bodies
