The City of Wheat Ridge also has adopted and enforces the Uniform Code for Abatement of Dangerous Buildings. These codes set forth maximum allowable spans for roof rafters and conditions under which exceeding the allowable span constitutes a dangerous condition. Table R802.5.1(3) of the 2003 IRC allows for a maximum span of 15 feet 9 inches for 2" x 6" rafters spaced 12 inches on center. Increased on-center spacing of the rafters decreases the allowable span distance permitted by the table. It is my understanding that your roof rafters currently span approximately 25+/- feet, which is approximately 36 percent in excess of the allowable span, if on 12 inch centers, and more if the spacing exceeds 12 inches on center. The rafters are over-spanned by IRC requirements and the Uniform Code for Abatement of Dangerous Buildings, and require evaluation by a structural engineer to determine the alterations necessary to bring the roof structure into compliance.
